  1. I ended up renting it for 2 years on the condition they paid up front, of course that wasn’t all the money we were trying to get, but still meant a decent chunk of cash was transferee into our account which was nice.
  2. If I do a 60 day Covid extension day n the next few days, can I apply for a 1 year extension after that?
  3. Yes, they said it would take 2-3 weeks to get and due to my passport getting damaged and only just getting my new one, I do not have 2-3 weeks, my extension finishes on 22nd November, and I never realised the bank took so Long to get a statement
  4. For a 1 year extension based on marriage, using the 40k income from overseas method, how do I show this? Bangkok Bank can only give me a 6 month statement print out? So how do I show the last 12 months? Just using my bank book?
  5. rest easy lads, the members of AseanNow can sleep easy tonight, my passport got returned today to VFS in bangkok, it seems HMPO had been monitoring this thread and fast tracked my passport via private jet to Bkk. But thank you all for all the useful advice and suggestions, much appreciated.
  6. Passport had to go back to the UK with the application I made at the start of September, so i dont have my UK passport. I do have an Australian passport tho, duel national, but theres no visa or extension in that one of course it was in my Uk one
  7. Thats what I mean, fly to one of these countries then fly back to bangkok, like can i fly into any of these countries by air then fly back after say 5 days?
  8. I see that Cambodia, Laos, Malaysia, Myanmar have been added to the list of countries which travels can enter from with just the 1 day Sha+ quarantine. Are any of these countries actually open for people to enter into? Like is it possible to do a say a 5 day border hop using these countries, leaving thailand and then returning back to Thailand?

  12. Can I really do that? on the website https://www.gov.uk/emergency-travel-document it says "emergency travel document (sometimes called an ‘emergency passport’)" Is this really a document that immigration can reinstate my current extension into?
  13. Passport got damaged, couldn't really predict that happening, applied for new one within days of it getting damaged

I was on a Non-O visa based on marriage, I got my 1 year extension but that finishes on Nov 22nd 2021, I sent off for a replacement for a damaged Uk passport at the start of September, If my British passport doesn't come back in time (before 22nd Nov) am I required to leave the country? So I would have to get an emergency travel document form the British Embassy and fly out of Thailand, thats my only option?

I was told by a UK electrician who works here, that if your home has 3 phase electric in Thailand, to calculate the usage bill, they take the highest reading from one of the phases and then multiple it by three? Is that true? (So for billing purposes, it is important to balance the load equally over the three phases)
  16. If a Thai leases, via a registered land office leases, for say 5, 10, 15,... years etc, and the plot of land leased includes a house built on it, does the Thai need a rental property license?

  18. Im sure they would! But its not for sale for 1.25m, lol As rents for 15,000 baht a month unfurnished if they brought it for 1.25m they would get a 14.5% rental yield! Hence why Im not selling for 1.25m but for 3m which gives a potential buyer a more realistic but still attractive 6% rental yield.
  19. I just cant see someone coming along and handing us 1.25m upfront for a 7 year lease, surely theres a discount for paying such a large sum of money up front. Otherwise a 30 year lease would be 5.4m which doesn't make much sense as they could just buy the house for 3.2m. I just feel to find someone in the next 6 months to hand over 1.25m Im going to have to offer a pretty good discount on the monthly rent as they will be paying up front.
  20. Our property has been valued at 3.5m by a few agents (although I suspect the true value is more like 3-3.2m), it rents unfurnished for 15,000 baht per month. We need to raise 1.25m in the next 6-9 months so want to sell the property and I think we may have to discount it quite a bit to get a reasonable quick sale, but long term leases are very common in our area (Koh Samui) for foreigners. For a long term lease paid upfront and registered at the land office how many years do you think would equate to a lease price of 1.25m 10 years 15 years,… 30 years?
  21. Using the online TM30 to file a tenants TM30. I fill in all the details correctly, but when I go and try and save the entry it always says theres a problem, it never states the problem and gives no hint as to what the problem is. Ive done this many times before for other tenants in the past, but recently the last two tenants at different houses we rent Ive encounted this problem. Has anyone else had a problem using the TM30 online? is there some issue that everyone is having and there is some fix, like using a different browser (im using chrome) or entering some arrival date before todays date, or some other hack to get this system to accept the entry?
