What draws anyone to a particular country for a holiday is Value for money,  Clean beaches, ease of obtaining a visa, however Thailand offers the following, long q's when you arrive, ripped off by taxi on way to your hotel, hotel in turn rips you off with the mini bar scam, and this is only day one, so your hot and go out for a beer...more expensive than your own country and tastes downright awful, forget the beer, you go to a restaurant and buy lunch, sure it's cheap and there is an amount that a pecker bird would get his fill on, fed up you cancel your hotel booking and receive no refund, get ripped off with taxi to airport, pay an outrageous price to bring your flight forward, and swear never to return, only to once again the following year fly in to keep tats statistics reasonable ????

I don't think it is as bad as they are making out, a quick search for hotels in Pattaya I can no decline in prices, if anything they have gone up, last year i got the march hotel for 28 a night, now it is hovering around 55, most others are in an upward trend, so it's not as desperate as some make out.

Overall if the baht was not so strong then numbers would increase dramatically, it's all about the $.

Not sure if this would apply to you as an owner, but on a multi entry retirement I thought i would do the right thing this time, so within 24 hours of my re entry me and the agent (not the owner) went to Jomtien immigration to notify of my arrival and to fill out a tm-30, It was a simple process for the agent, however I was surprised that I did not need to fill out any forms, they just wanted to see my passport, they attached a slip to my passport indicating that i have registered my address in Thailand, the slip is stamped and signed, I can breath a sigh of relief knowing i wont get fined daily for not reporting my whereabouts, having said that Bangkok might be entirely different.

nothing in central at that price though.

Wait until all is revealed,  90 day reports could be shortened to weekly,  10 year visa only for the very rich, why would they want a pauper here for 10 years,  just saying don't be too optimistic. 

No chicken and beer where he's going, might lose that gut on a diet of rice.
