    @Maybole I would you suggest ignore the “EV experts” who have never actually owned one, everything that claim to know is secondhand at best.

    • Response:  This is my neighbor, knows nothing about EVs but delights in ear bashing about how bad they are. Claims there's no charging stations in homes or car service centres or shopping malls in his district because local council have banned them. And claims best possible total travel distance for Chinese manufactured EVs is 40 Km, because of Chinese laws.

    Normally in such contracts/agreements contain penalty clauses exist within certain limitations.

    The deposit usually is only withheld and released after the rental agreement has been concluded.

    Depending upon the agreement and termination it is possible that the company is waiting to deduct any termination penalties before releasing the deposit.

    It all depends upon what you agreed to.

     

    And perhaps they always wait for final electricity, internet, water bills..

    I've been told they need to be very careful to never lift a finger to help, in case they are deemed working.  Answering the phone to acknowledge a room is available, picking up a dirty ashtray to give it to staff, anything that a bar staff employee could do.  But recommending a drink is deemed working?  I hope there is more to the story than that as this sounds truly lame. 

    Imagine you are sitting in a bar you invested in that your wife runs.  A regular comes in and says, "Mate, what do you recommend for something new to drink, I'm sick of beer?"  "Mate, how about a Sangsom and coke?" Thai undercover police swoop in.  Evidence of working!  No way.  

     Wow, what evidence do you have to support this scenario?

    The response is totally obvious except to folks who don't want to see the obvious; Thailand, like most countries, protects it's own citizens by totally prohibiting non-Thais from working in certain industries / professions, and by having a system whereby foreigners have to have a valid work permit to work. Same in most countries.

    That's expensive yeah ' 

    But different banks (in OZ / anywhere) have different policies on these charges. They're not standard across all banks.

    Neighbor invited him in for a beer, Thai lady he's never never seen before sitting in the living room. She speaks English and instantly starts with 'how much money do you have?'  but proceeds quickly to 'it's Thai law you have to have a Thai wife'.

     

    Neighbors Thai wife then intervenes and tells the new lady there is no such law and it's rude to keep asking how much money anybody has.

     

    A few minutes later the neighbors Thai wife tells the new lady to leave.

     

    Why because the new lady had whispered that she was going to ask to see the farangs passport them steal it. Because that would mean he has no passport so he cannot leave Thailand so the police would have to give him an approval document to stay in Thailand.

    Then you can just go ask your bank for a FET form, it doesn’t matter who sent the money, when it was sent, what was stated as purpose for sending the money, or that it was multiple transactions.

     

    At least that was my experience with Krungthai and the Chiang Mai Land Office. I just want to my bank, asked them to total up all money I have received from abroad over the last 2-3 years, which were actually sent to two different accounts I had with Krungthai, and some funds were sent by my company.

     

    They produced a letter that I then gave to the Land Office.

     

    Some people will tell you that it must be one transaction with the exact amount, it must have the stated purpose, etc. This is generally when you send the money to a third party, e.g. a lawyer doing the purchase on your behalf, or the developer. This is partly just to make things easier, and partly because of AML.

     

    As for the actual purcdiffere hase, all terms can be negotiated between you and the seller, but the deal is performed at the Land Office with you given the seller a cashier’s cheque and the seller giving you the title deed. There are transfer fee (2% of appraised value) and stamp duty (0.5% of sales value or appraised value, whatever is highest) which is normally split equally between buyer and seller. There might also be some local taxes and minor fees, but probably less than 1,000 baht.

     

    Actual payment process (cash / cashiers cheque) changes land office by land office.  Also note that if the cashiers cheque was written at a bank in a different region of Thailand there could be a 2, 3, 4, 5 days delay in clearing the cheque (even if it's a bank cashiers cheque).  This should be discussed and agreed in detail in advance with the buyer. 

     

    I'm aware of a house sale in Pattaya, buyer presented a bank cashiers cheque at the land office. Seller said "I'm not handing over the keys until my bank clears this cheque". It took 5 days to clear. Buyer went back to land office and complained. Land office senior said "until the seller gets the money (cheque is cleared) you have not paid, you have to wait".

    - Veterans - how is that relevant to the comment and what proof of this point is there?

    I suggest many veterans would praise auto transmissions, easy and not complex to use. Changing from manual transmission to auto transmission is not difficult in any way.

    - How is driving a manual transmission vehicle a 'well paying job"? 

    - Reducing manual transmission vehicles "well paying jobs about to be stripped out." How's that? 

     

    All of the above is just improvements in technology, got to be expected.
