  2. What spend would there be over covid? You are misquoting me. The last spend figures I saw were some years ago. I mentioned it in another post earlier. They were quite high, per capita, which was the cause of some debate on this forum. Can you even give weight to any spend figures from TAT? What about the restaurant owner in the other thread running. She's on the ground in business here and has told it as it is. Are you suggesting she is lying? TAT can release any figures they like, but that doesn't help the businesses that are going broke.
  3. If Pattaya is "operating at capacity" as per the thread title, how is it there is another thread running where a restaurant owner is saying she is "quiet?" Can you explain that? Could it be, Pattaya actually isn't "operating at full capacity?" Which thread to believe?
  4. No point starting a thread for a quick question that you can answer. You mentioned you did it up country the next year. Did you get a TM30 at the up country address? If not, do you have to go to your nearest immigration office, or can you go to any immigration office? Same with the driver's license as well.
  5. "financial problems" = going broke. Notice I said, "going" not "are." Well, here's her "hard statistics." Do you need it in numbers? Will words not suffice? I have never been to Orlando. I have no idea if there were hamburger shops there pre or post McDonalds coming to Orlando. Can you quote my post for this?
  6. He can't be seen to be taking money from you. This would also cause trouble with the other IO's. Better he accepts the money from one of his friends / relatives that has an agency. If you went and seen an agent, you would have had it in a matter of hours, not days.
  7. Fair play. The last figures I saw, from memory, were a few years ago. I seem to remember there was some debate on this forum as to the accuracy of what tourists spend, per capita, per day, in Thailand. The high figure may have included accommodation, possibly even air fares. So much of the hospitality industry in Thailand operates in the cash economy, thus, difficult to assess. They use Visa and MasterCard receipts for some figures as well, but those figures do not paint the whole picture. Here's an article where they are expecting 80% of pre covid revenue. Can businesses survive with 20% less revenue? With covid all but over, as far as restrictions are concerned, I gather the estimated 20% loss of revenue is about people having no money from job loss etc during covid. You remain in denial that the total number of properties for sale here reflects market forces of supply and demand, and with thousands, yes, thousands, of properties on the market here, the oversupply pushes prices down, thus, property ownership does not represent a good investment here. Sure, you will quote the occasional out of line sale that sold for a decent price to someone with more money than brains, but TOM (time on market) is long here, really long, unless at fire sale prices. As usual, you try to justify time on market because of the so called "uniqueness" of the property, but it's all real estate agent BS from you. The majority of buyers are flexible. When I post the same link in the future and the number of condo's for sale here have increased from 536, what will be your reply?

  13. No. The whole bureaucratic system in Thailand is designed to have you seek out the services of an agent. Pay the agent, simple and easy for everything. Don't pay the agent, and you get f*#ked around. How much do you value your sanity?

  17. Not changing the subject. Many businesses were not doing well here, pre covid. There has been a post covid revival, but as time passes, things will revert to 2019 numbers and spend, impending global recession aside. Pattaya's problems for businesses hasn't disappeared.
  18. There are currently two threads running with opposing views. One from a tourism association saying how the numbers are up, the other from a restaurant owner on Walking Street who is going broke. One is unaccountable, and has no skin in the game. The other is a business owner with obligations to meet, as well as providing for family. Who to believe?

  20. I started a thread in 2019 about closure of favorite bars and restaurants being imminent, such was the regularity of closures back then. What makes you think the problems Pattaya had in 2019 have disappeared?
  21. Once again, why are you solely focused on "the numbers" and not the "spend" or baht? For example, how much money do Walking Street businesses make out of pedestrian traffic who are only there to observer and take photos? It's the old case of Walking Street is busy, but the businesses on Walk Street are not, hence, it's all about "the spend" and not the numbers.
