  2. Touche' ... I recently got offered (by a falang visitor) a 50% capitol gain on a home I built on Phuket less than 3 years ago. Planning, designing, building, landscape design and build ... all the joys of ownership. Mowing the lawn, pruning the hedges and topiary, tending my putting green, the veggie gardens, fruit trees. Planting and harvesting as I please without a landlord to say yes or no. Walking out into the garden in the morning and picking a couple of limes for my kick-start juice, fresh off the vine passionfruit for breakfast ... bliss ????????

  5. I assume you are posing as a resident of LOS. To make a comparison to the Pines, the Pines is far more dangerous than LOS in my opinion. I've visited Pines in the past on business and tourism.

I didn't see the accident but it looked to me like the fella simply didn't take the curve/bend and drove straight under the truck. Maybe going a tad too fast, or poor rider, went wide on the bend, and bang!

  15. I get wanting to protect the nation from being bought out from under the People (and the shark developers who sink their insane grifting wealth into endless scam condo development etc.). What I don't get it ... (well, I sort of do i.e. xenophobes and elite, greedy selfish idiots) is why can't nations with strict ownership laws and attitudes towards land ownership like LOS by non-natives have simple and functional laws (yeah, yeah I know this seems an oxymoron here lol ????) to contain said ownerships and promote more foreign currency entering and being invested here. Of course that is far too simplistic and sane a notion to be actualised it seems. Examples: Single individual buyers only. All individuals submit to both internal and international ID, criminal checks etc. No company or collective entities allowed. A ceiling on numbers of properties and total rai quantity to be set ... not this ridiculous tiny amount touted in the current proposal, nor commercial amounts or properties such as whole condo buildings. Set a reasonable baseline of investment e.g. minimum house 6 million baht (an example for the purposes of discussion only). I think the idea of setting a high figure like 50 million + is, like so much of this topics handling by the authorities, ... silly to put it mildly. Limit the ownership to 99 years allowing as part of this 99 years the gifting of the property to once again an individual for the balance of the 99 years All buyers ONLY in their own, confirmed name. If gifted to a Thai then the standard Thai laws of land and dwelling ownership apply. Place caveats into contracting e.g. if the falang is convicted of serious crime e.g. serious fraud, drug trafficking, child or other sex offences, murder they can have their properties seized and returned to the state. Produce a valid passport and appropriate visa and sufficient money to be able to maintain the property and fend for oneself e.g. health coverage for rest-of-life, vehicle and property insurance, funds as surety as is the case now with the 800K for retiree's. All land sales registered and managed in a state of the art National database that can be checked by officials, land offices etc.

  21. Ask any decently trained vet or dog behaviourist will tell you once a dog bites the chances of it never doing it again are extremely slim to none. I've owned many dogs and have 2 Dal's right now - both whom are gentle, socialised, calm, but assertive, happy animals who do not overreact to other dogs even vicious ones. They take care of each other when threatened by cranky scared animals by the way. Once it reaches the point of biting an animal will be highly likely to do it again some day. Given Thai law and its administration around vicious dogs it will, more than likely with this animal see no effective intervention, and it will happen again. Any animal that, without provocation, attacks another animal or human being indicates it is severely maladapted and very dangerous. Viciously mauling a person, as this dog began to do by biting and intending to continue to do so - evidenced by the owner and the victim in concert forcibly having to brake off the attack both by running away and kicking the dog means it more than likely could have killed her. The out of control behaviour of this dog (going from 0 to 10 rapidly) indicated either euthanasia or permanent muzzling are the ONLY SAFE options left if/when it has ANY future opportunity to be around people - including its owner. Killing the woman was highly likely, if, it had managed to latch onto her throat, abdomen, or groins (these are the instinctive zones to kill by such killing breeds - severing arteries - bleeding out, choking, or disembowelling). The use of the term 'killing breed' is apt if one takes the time to search the origins of such breeds and their intentional creation i.e. to attack, hold bears other large animals and or to pull them down. Being bred in the 1800's in England. Over the centuries in some circles they have been used to fight each other. The American pit-bull terrier breed come from these same English origin breeds. They have been used and interbred for many decades across the globe to hunt, pull-down, and kill game and feral animals. To be clear any dog has the capacity to bite without warning, especially so if it is maladapted. If it has some size then it has the capacity to kill - especially if it is a powerful, purpose-bred, animal. The salient difference in this breed and other similar to them is they, if they attack, seldom just bit once or a few times and release after each bite. They bite with the specific intent to find an opening, to progress, and latch onto a vital area to pull down their prey then hold it until commanded or until it is dead. Canine maladaptions come through such things as poor socialisation skills (very common in many dogs especially those who have no other dogs in the home) or lack of proactive social and obedience training from the puppy stage, mistreatment e.g being deliberately and irresponsibly isolated and confined, through neglect; shouting at, threatened, hit, beaten, witnessing violence and dysfunctional behaviour amongst its human carers. Dogs like children mirror their elders psyche i.e. if an owner is paranoid, insecure, fearful - owns a dog or dogs with the intent to project fear outwards and instil it in others, to 'protect' themselves, latently violent - suppresses their own anger dogs will sense these and adapt. If you have pitbulls (or any other latch-key dog/s) in your area maybe you could offer to walk and socialise them with your animals to lower threat levels. Muzzled of course before you come in contact with them. I always walk and exercise my dogs in places that I/we always check before we move about in. I also always carry a solid prod/choke-stick, and I have a great gadget I bought that emits a static electricity sound (no current) which scares the <deleted> out of dogs just in case a dog were to menace or attack my animals or me ... it works a treat every time so far. If you're being menaced by dogs in your daily movements then I encourage you to make contact with a dog behaviourist and get some training.

First off if the person is a falang and they haven't got the correct visa and a paid up, registered company here they can't hire, sell diddly to anyone, earn any sort of renumeration, or even work for free or volunteer - its strictly against the law here. If you're talking about a company set-up then make sure you have a really trustworthy Thai as your partner and even then have the books audited independently, and regularly!! If you're asking a hypothetical question ... If you are talking about a tourist renting a bike, then they whoever they are best have a good underwritten travel insurance that has a specifically stipulated and charged clause for bike riding. If it doesn't then their travel insurance won't cover a bike related accident. For any vehicle hire 2, 3, or 4 wheels, and for travel insurance to hold in LOS you MUST have an International Drivers Permit (after 60 continuous days in-country you then must get a Thai license to ride otherwise the policy will more than likely be voided by the underwriter as you are deemed as driving unlicensed as far as the Law is concerned) ... The vast majority of insurance policies may/will refuse a claim under breach of no, expired, invalid licenses under Thai road law. The fallacy that a home country license is ok is wrong, ... yes its is widely accepted by loads of hire companies because they're wanting to earn from you and they don't give a dam. as they're not liable if you get nabbed by plod or have an accident and you try to claim on any insurance you might have. If you're asking about a long term visa holder e.g. retiree or work visa and they don't have a long term insurance policy here that also stipulates and covers riding a bike then the results will be the same as the above if injury to them occurs. As to a hired bike being damaged - user pays the cost to repair or replace.

I look at these steep unsupported excavations and cuttings through the hills and all along the main road from Surin south and I think to myself; man there's mega tonnes to cut away then structural containment works to follow.
