Hopefully recycling some of the posts in this old discussion will help.
I try to check crawl spaces and screen areas for the droppings before I spray .
One thing to look for with the subterranean termites is shown in the photos below.
it looks like something out of a science fiction horror movie, but they use these tunnels to bypass safeguards to get to the wood they want.
The roof termites probably came in on a heat swarm

.... just wanted to add these photos as a heads up in case you see something like this around your foundation areas as well.

pay it and move on or don't pay and just go?
Regardless of what you pay you do owe her something.
Pay it and move on or pay what you owe (4*units used) and just go. if she tries to come after you she would then be challenged to prove that you are wrong by not overpaying the legally allowed
amount.
Or "Lesson learned" tell her to keep the 4000 deposit (how had you planned on getting it back anyway?} and explain that it is not wise to pay more for utilities than you pay for your accommodation.
. I know it's your money but the real amount up for discussion is the 2000 to 2500
you're being overcharged. Short term this amount is not going to overwhelm your budget.
As someone else pointed out, isolate the power drain and eliminate it by observing the meter closely.
If you see it as 6000-6500 for a months rent plus utilities, it looks better on paper should it take you a little longer to find a comparably priced unit somewhere else. Don't jump into another fiasco by being too eager to set the record straight......

She has used a lot of money and time for this, her visa was denied the first time, second time she got it ("tourist visa" TEN <deleted> YEARS)....
That visa is worth the equivalent of a $100,000.00 lottery ticket. Would you tear up something like that for her ?
Take a trip down to the American Embassy one day and look at all of those desperate souls waiting to get ripped off by the U.S. government in non refundable application fees because they will neither now nor ever qualify for a tourist visa to the United States. Unlike expats elsewhere (hint.. hint) There is a Thai community in the U.S. that will do their best to help her try to realize her goals if she gets there. I'm sure she already knows this. What you are asking her to do comes across as a purely selfish venture that continues to guarantee your access to her resources as opposed to allowing her access to her own resourcefulness .

You say you have a dirty financial past history....why not at least allow her a chance for a clean future. If she comes back to Thailand unsuccessful at least she knows for sure that the opportunity was not wasted.
The best analogy of what you are doing is the story of the guy who found
an owl who laid golden eggs. One day he got so hungry, he ate the owl.

Gotta admit it's becoming a guilty pleasure .......
In general cctv (public and private) has solved quite a few mysteries of the Pattaya Universe so far, so there's no turning back to the old days of artist renderings.
I Just hope they don't catch me scratching my @$$ someday and post it all over facebook and youtube................

I think you both should complain to Administration about removing the constructive and helpful post you guys made on the OP's behalf. It may have been accidental and all they would need to do is make those posts visible again.
If not , and you have really just taken the time out of your busy schedule to come to thaivisa.com /"family and children" to nit pick a single post intended to help either the OP or someone else in a similar predicament then that would be extremely difficult to believe . I will be a bit presumptuous
and assume you meant to help the OP by coming here and leave it at that.
By the way ,here's a nice photo I found on instagram of a person who calls herself anita1995 . Absolutely nothing to do with this topic. It's just a nice photo......Cheers......

Love Canal? Flood of used condoms wows Bangkok man
By Coconuts Bangkok Jun 17, 2019 | 3:06pm Bangkok time
A west Bangkok man stepped out of his canal-side home Sunday to find the waterway choking on all the sex other people are having.
Hundreds if not thousands of used condoms clogged the canal near Wat Chao Moon in the capital’s Bangkok Yai district, according to photographs posted online.
“I just exited my house and was confused… Hey? You’re just going to throw it away like that?” the irate man, who goes by the name Mr. Delicious Umami, wrote online just after 9am.
City workers had successfully fished out all the condoms by noon Monday, according to Sanseun Ruangrit of the Drainage and Sewers Department. Department representatives reached by phone said they could not pinpoint the source of the rubber deluge.
Though a variety of condoms appeared in the photos, one package was visibly labeled as coming from the West In Hotel, which when written in Thai sounds like the upscale American chain (It isn’t).
The silver lining to all this? A lot of people are having protected sex.
The downside? Despite crisis-level waste mismanagement, trash-choked waterways are common sights unlikely to phase Bangkok residents, unless they are choking on love gloves.

What "States " would you think I'm being a bit presumptuous about. It's a common slang there in the "States " to use the term = U.S.

I'm no expert and you may want to double check these suggestions.
If he is still a US citizen (neither renounced or revoked) and living in Thailand on some form of a long term visa , you may be able to at least get his attention in a serious way.
To renew his Thailand visa he needs a valid US passport. US Passports are renewed every 10 years. If you are lucky , you may be able to prevent him from renewing the US passport at least temporarily until he makes better arrangements than the zero payments made so far. Apparently they were not informed of his non-payment status or this would have all come to a head a long time ago.
If the non-payment becomes a felony the information may be transmitted to Thai immigration and he might be denied re-entry to Thailand if he leaves for one reason or another .......
_____________________________________________________________________________________________
Passport Denial for Failure to Pay Child Support:
Under a program called “Passport Denial,” authorized by a 1997 amendment to the Personal Responsibility and Work Opportunity Reconciliation Act (PRWORA), any person who owes child support in an amount greater than $2,500 will be denied a U.S. passport until the matter is cleared up.
If, under the same circumstances, the child support payment is overdue for longer than 2 years, or the amount exceeds $10,000, the violation is a criminal felony, and convicted offenders face fines and up to 2 years in prison (See 18 U.S.C.§ 228(a)
_____________________________________________________________________________________________
If he was legally obligated to pay the child support then he is also subject to the consequences that go with non-compliance of the law. If he is using his US passport in Thailand to obtain its benefits then it is not unreasonable for them to deny him those "legal benefits" in the same manner that he has denied "legal benefits" to someone else.
I also read somewhere that they actually can garnish monthly Social Security benefits after the first $750.00
for child support and alimony. You really need to get some actual legal advice in order to find the best options to pursue.
EDIT
Forgot to add this .......If the person already has a passport, the U.S. government can revoke, restrict, or limit its use. (As a practical matter, however, they are currently unable to do that without having physical access to the person’s passport, such as during a renewal.)

There are still tons of foreigners who still want to stay long term in Thailand after all these harassment akin to a police state.
With that in mind I just wanted to point out something that a lot of people are missing .
"Thailand is under the rule of the National Council for Peace and Order since the military coup on 22 May 2014." Essentially it has been a quasi police state since then. One of the mildest I have ever seen but true none the less. The changes that may occur after the restoration of non-military government control are yet to be seen but generally things are usually a hell of a lot worse during
times like these. True, people are ratting on their neighbors but at least there are no firing squads or people being pushed out of airplanes over a remote desert . As in the Military Junta's of my days.
I believe these type news bytes are an attempt to flush out the more serious 19 year type overstays who got comfortable and thought they were forgotten.........
Thai Television should run a series called " The Overstayers" a Quinn/Martin production (blatant rip off of "The Fugitive" ).

Too bad the women didn't have tasers or stun guns...wait those are illegal in the UK. Even pepper spray is illegal?!
How are unarmed people supposed to defend themselves against these ruffians?
Not sure what the overall outcome of this event will be, but I would bet serious money that this was not the first time these perpetrators were involved in this type of activity.
The 1984 incident involving Bernhard Goetz who shot 4 young men in a subway comes to mind here. It was the culmination of unchecked and rampant aggressive behavior towards innocent law abiding citizens similar to the two ladies mentioned here. Goetz had been permanently injured in a previous altercation and decided to arm himself (illegally). He was found not guilty of all charges except the illegal concealment of a weapon and served 8 months.
The Irony of ironies is that you have to commit a crime to prevent a crime from happening.

Reason for anti-falang rules?
The media is not your best friend in Thailand. Negative events are broadcast over and over giving the impression that it happens over and over. And they usually rebroadcast older stories to fill up the time slot. Yes, you do the right thing and yes there are legitimate visitors to Thailand but ever hear of throwing the baby out with the bath water? Immigration does not have lie detectors or crystal balls to determine who's going to be the visitor with a body in a refrigerator or Canadian who commits suicide after being arrested for dark web crimes. Lately they have been refusing entry to people who they feel require a more thorough vetting or at least a warning that they are engaging in practices that are similar to past violators of Thai laws.
I can recall most of these headlines from memory. Imagine hearing or reading stories like these on a daily basis.
Thai crime-fighting, has announced the arrest of another 35 foreigners who were caught for visa offences, illegal entry and other crimes.

Do you ever see those warning signs in Thai and English "Beware of Non-Thai Bag Snatchers".
Every time I see a panhandling foreigner tap a Thai on the shoulder asking for money I see another ounce of credibility we might have kept , go straight down the drain.
It all adds up to changes in policy because of a lot more than just a few bad apples.......

They are Countrymen when it comes to being the first in line to die in battle , to starve during a famine , to wait for rescue services during a national disaster or to wait for strong representation in the Government. They do have a value after all ......When the call for giving is announced , they are at the front of the line . When the taking is announced they stand at the back of the line.

Those dash cams really come in handy. One guy recorded a derelict who was waiting at a stop sign.
Driver slowed down quick enough not to hit the guy when he tried to dive under his car to fake an accident. Surely there were witnesses there ready to step and and ream the guy......

Female pickpocket gang in London caught on camera stealing Thai tourist’s purse

No fuzzy faces here..... If the London camera system is what it claims to be, there should be either 3
pending arrest warrants or 3 women packing their bags to head out of town ....
Wouldn't mind hanging a few quid out from my pocket for this one to pick..... In the interest of a fair investigation.
