Statistics for Health Insurance payouts?
JeffersLos replied to JeffersLos's topic in Insurance in Thailand
Yes, that's the point of trying to get stats about which ones are the most reliable for paying out. There's not much put in paying for health insurance for 15 years, then getting a serious illness and they refuse to pay on some technicality. -
Are there statistics available that show which health insurance companies are the best for paying out? For example, Company XYZ covered 82% of all personal health insurance claims in 2023. Company ABC covered 63% of all personal health insurance claims in 2023. It is in regards to personal health insurance in Thailand. TIA.

Usufruct is not owning the building. The word literally means to enjoy the fruits of another. If a person has a usufruct in Thailand, it gives them control of the land and any buildings on it for a set amount of years (up to 30) if specified or until they die. Some land offices (and officers) view it as a means for a foreigner to own Thai land by proxy (they don't own it, but they pay for it and have full legal right to it for the rest of their lives, the Thai owner has no right to use the land or the buildings on it as long as the foreigner has a usufruct on it) and refuse to grant them because of that.

A matter of preference. Fine. But why?
JeffersLos replied to swissie's topic in ASEAN NOW Community Pub
Some believe that because humans come from such a small gene pool, some estimates are at around 5,000 early humans that migrated from Africa, so we are genetically programmed to be attracted to those with the most different genes than us, in order to diversify our offspring's genes by as much as possible. This explains why I'm not attracted to fat, bald, pasty 65 year olds. -
Some offices do it, some refuse saying that they view it as a foreigner trying to own the land via proxy. It is similar to getting a yellow book, some offices do it with no issues, others don't. Before getting lawyer, the people involved should go to talk to the land office and tell them that they want it, and gauge what they say.

I don't believe that there is a uniform law with regards to usufruct registration, and many land offices will treat it as an illegal way of a foreigner owning land by proxy. I know some that have had no problem, some needed to pay 5,000 THB. Offices will often refuse to grant it immediately after the transfer, as it indicates that the foreigner is trying to own the land by proxy.
