  2. We're helping to fix up and renovate our old neighbor's house. The roof is leaking in places as the tiles (3mm) are old, and from underneath can see indirect light where they meet. Can see dark water marks on the wooden beams, but no real damage to the wood. We recommended having it all retiled, but they're old and don't want to spend the money. Other options are to try to seal it with either sealing tape or a paint sealer.   12. I'd like ones for the daytime. Maybe connected to an air conditioner. So the AC can run all day from sunrise to sunset with no effect on the electrical bill. No battery. A simple panel that powers an air conditioner as long as it is sunny. Is that possible yet?
  13. It isn't really an answer that anybody can give with 100% accuracy. Far too many variables. The soil changing from water logged and soft to dry and hard and back again often lead to subsidence. Especially during a tropical rainy season where it could be waterlogged for months. It's why roofs have gutters. Water from the entire area of the roof is pouring down into the foundation area without them. Foundation area gets soft and water logged, subsidence and cracks appear. You want the water to drain as far as possible from the foundation.

Those cracks look like exterior render cracks, the wall likely isn't cracked, only the rendering. The interior crack would be the most concerning. How is drainage? Full guttering into a soakaway 5 meters from the dwelling? Thailand goes through big swings in temperature, which effects the rendering, and wet and dry seasons, which effects the ground and foundations. Make sure your drainage system is well set up for the rainy season. Measure the cracks with a pencil and ruler. Draw a straight 50mm line with the crack around the center point. Document the date and length, You can then go back to measure each line is still exactly 50mm. Worst case scenario is needing to get the house underpinned. Around 150,000THB for 4 underpins. Make sure the drainage cannot be an issue, fill in the cracks, and monitor and measure over the next few wet and dry seasons.
