  2. Not sure what you talking nonsense about trying to deflect from facts, but you seem to do that when people don't agree. then you try to play the Thai bashing card. Plenty of foreigners do stupid <deleted> here too. I never said anything about never crossing the street. I said it doesn't seem to matter when or where you cross at, thais are terrible drivers that don't follow rules of the road , signs or traffic lights or honor crosswalks on a regular basis, fact not bashing. I live here and see it everyday and its in the news regularly. Come out to the real world and see it and read the news. In the mean time stick you head back in the sand or anywhere else you like.
  3. How many news articles have there been every month where a motorist mows down a pedestrian at a cross walk where they have the right of way and traffic has a red light? It just doesn't work here. Should she have been at a corner or in a valid crosswalk yeah but when drivers have no spatial awareness of the consequences of their actions it doeant matter.

  9. Its certainly a very lame excuse as usual about situation like this. But I agree that MEA having stated that the steel cover(s) were stolen so they replaced them with wood is a clear admission they knew the problem existed and were aware of the situation, not that it means much in the long run. They will try to find a culprit to blame the theft and then shift the financial blame and responsibility to them. My money is you wont hear about this story in the news again

  13. Common sense only works when most everyone uses it and that doesnt happen here.
  14. Using common sense as you describe means nothing here when drivers speed thru red lights at cross walks and hit and kill people that are using common sense weekly here. Generally not much in the way of a penalty happens in the majority of cases and often its police or politicians involved. If the story doesn't get traction on social media then its just a fart in the wind generally.
  15. its nice sentiment to think Thailand should follow suit with any other country to reduce speeds and risks to pedestrians and other drivers but when the population ignores all traffic signs, laws and common sense when driving, coupled with the lack of police enforcement and absent punishment from the court system nothing will change here. Police actually see and watch people breaking the driving laws and make no attempt to do anything. The closest you can get is a roadblock check point and those dont do a whole lot either. Throw in the number of unlicensed drivers and underaged children riding 4 to a scooter weaving through traffic and its just a matter of time until disaster strikes. You've even seen instances where hi-so kids run over and kill police and everyone in the system from fellow police to court judges and politicians look the other way and help them evade arrest and leave the country, making no attempt to even list them with interpol as a red notice. Pathetic and shameful mentality at best
  16. Yes you need a person thats good at face to face issues and a second person that knows how to create and manage the budget process for on going maintenance projections and planning. No one wants to pay the cost of those 2 staff to get qualified people. Then the second battle is convincing the condo owners about the importance of the long term plan, and why the cost to fund the hoa fees will increase correctly. Real estate agents and purchasers don't want high fees and owners don't like to fund these fees
  17. Not based on a research study i did before covid for a real estate investment group here. Are all condo management's bad, no but most are not properly funded to support the structure over a normal life span of 25 years. If yours is run properly thats great as long as you stay on top of the meetings and require transparency in budgeting and financial management.
  18. When I say proper management and budgeting lacks in most buildings.its not just the day to day interaction and attentative approach to dealing with owners or tenants. Management should be planning and budgeting a 25 year plan for the maintenance on the building common areas, amenities and exterior envelope of the bldg. Most dont budget past 3 to 5 years if that. Many just plan on monthly maintenance items and then when a roof fails or an elevator needs to be replaced or pool relined they hit you with a special accessment or cut corners and do marginal repairs or none. The exterior, amenities and common areas are the first thing people see and will kill a resale before anyone steps foot into your condo not to mention affecting your owned space from leaks or other issues occurring outside your space

  20. I've said that all along, its down to the condo docs and there a variety of versions out there. I did a research paper for an large investor in bkk just before covid on condo management and cap ex planning capabilities and of the 10 they had me study, 6 had no plan, 2 didn't know what it was and only 2 had any plan and they were only for current year with no real long term plan. Condo docs were handled equally badly on most, some with crazy stipulations on non owner occupied units. Condo owners need to educate themselves as the financial exposure to under budgeted buildings is frightening

  22. I voted I'll do what Im suppose to do based on what the laws actually require. Im tracking the laws both here and what exemption the DTA from USA outlines. I have been very careful to track pension money movements from origin issue to my US bank and then onward to Thailand. Thay way I have the appropriate info to act once the dust settles.
  23. Airbnb have been around for number of years now and become an issue at a number of resort destinations. Yes the Condo docs can be boiler plate and then amended as needed to deal with the specific condo building structure, ownership of amenities, condo maintenance or HOA fees, Capital Expense and Maintenance program and budgeting plan and any other issue relevant. They can be amended by membership vote and are filed with the land office. They can include stricter regs than the Condo Act but can not contradict or lessen the Condo Act. As I have said many times now. If the condo docs call for information on tenant or occupancy then you must comply or face whatever penalty is outline in the docs, if there is one listed. Every condo owner should have a copy to refer to and if the Juristic person is out of bounds thats a separate issue and can be dealt with but you cant give a boiler plate answer to that without seeing the specific condo docs and requirements.

If you are or were in a management position for condominiums then you know quite well every condominium has its condominium regulations specific to that facility. it is a legal binding document signed when you purchase the condo and fully enforceable by law. It can contain addition requirement separate from the condo minimum act. If thos condominium regulations say they need tge name and identification of every tenant then end if story it required and you know that. Are you require to show what you paid or what you rent for then no. If it says no short term leases and your required to show that then end if story. That's all I have to say on this and if you have the background you claim you know what I write is correct.
