    As I understand it, year-long extensions are not technically visa extensions so the November 1st extension date does not apply to them.  My extension of stay is good until May but I wish that some helpful policy for those with long-term extensions who are stuck outside of Thailand would be thought of.  Returning on the special 90-day renewable tourist visa is expensive!

    People on 1 year extensions based on retirement on an initial Non-O have to wait until they let them in or the restrictions incl quarantine are removed. It will happen, eventually.

    The minimum total cost just to get here incl 15 days quarantine is about 100,000 baht. A friend of a friend from England paid £3,000. That's about 120,000. A big part of the total cost is the hotel, next is the airline ticket.

    If I put UK, where the situation is much worse than in Italy, as country of origin, the price for one year goes down to 23.040 baht.........

    Are you going to stay 1 year or longer? If staying a shorter period a travel insurance from Italy or online might be cheaper than a Thai insurance. It's about making big money from foreigners here in Thailand.

    In my case he led site says it takes the property off of the list after the fourth auction, but not what happens to it after. It has already been seized, so my question is, are you saying they wait a period of time before re-listing it? do you know how long that period of time is? Months? Years?

    My main concerns are perceived negative impact to value of overall property vs income from lease. We do have our home here so that does have some weight. Nothing like looking at a giant blinking cell tower out your window all night I imagine...

    If we don't do it then possibly a neighbor does and we still look at tower for our view but no income from it lose lose. Similar to the wind turbines back home, if you don't do it neighbors will.

    Ask for a free subscription of everything they offer during the whole period on top of the monthly payment. 

  6. According to an article 2-3 days ago it wasn't possible to apply for the STV in China. There were no such Visa at the Thai embassy in Beijing. So how did these 120-150 (the number depends on newspaper/website) so called tourists get their Visa incl the documents and tests needed, if they are/were supposed to enter October 8 and the STV was officially announced in Thailand October 4?? The website thought maybe they are invited. They might be right.

    People with the Thailand Elite Card are allowed to come back in if they apply for the CoE and accepts the 15 days quarantine. But it comes with a price, a total cost of maybe ฿100,000 or more depending on the choice of hotel and type of airline ticket.

    Anyway, I don't know what happened(!?!) but when I went to log on the site today (makroclick.com) today with my login the tax ID part seems to have been bypassed and accepted as incomplete, but the site now allows me to pay, something I wasn't seeing yesterday. It says delivery is within 2 days.

     

    It looks like a good alternative to Shopee as prices are the same or less if buying over 1000THB worth and the range of products include some things I cannot find on Shopee.  Worth a try for anyone interested.

    Who buys food at Shopee or Lazada where the prices are higher than in physical stores? Why don't you try Tesco Lotus Online or/and Big C Online? The delivery fee is only 60 and no minimum purchase price. At Makro they have at the moment a 3 months delivery promotion. Only 60 baht instead of 299 baht from October 1 - December 31.

    Your best option might be to have the condo in your wife's name and the mortgage in your wife's name. Each month, you can give her half of the mortgage payment until the debt is paid off. You pay half, she pays half.

     

    This keeps the lump sum of your capital in your bank for longer. It also means if your wife divorces you then in the future she will have to pay all the mortgage as the debt is all in her name.

     

    I know that overall you will pay more and get less than you wanted, but if you are still together when the condo is paid off you will probably still be together forever anyway.

    It's not a different province, it's region. The fee is normally 10-15 baht for every withdrawal. Every bank has a list of fees on their website.

    An experienced agent knows what he can get you. That's what you're paying for. It has nothing to do with what is normally not possible.

    1/ O-X was always 3 million or 1.8 made up to 3 million within a year

    the $100 000 is a Covid-19 requirement that you need to have for a COE to enter Thailand or indeed board an aircraft.

    If you are outside  Thailand with  an O-A visa then you must already hold health insurance, as long as it specifies the 100 000 and states Covid-19 then you are ok, if it does not state Covid-19 then you need cover for that, it can be bought from a thai company or any where, it is supposed to cover your entire stay, but most seem to just

    buy a month or few months of cover to comply with entry requirements.

    Not entirely correct. From October 31 last year if having a foreign insurance you need a certificate to be signed by 3 directors at the insurance company. Those 3 signatures are almost impossible to get. That leaves you with a very expensive Thai insurance from day one + the insurance covering $100,000 incl full Covid-19 coverage.

    A friend of a friend paid £3k in total,that's about ฿120k, but you can pay less, if you are able to pick a cheaper ASQ-hotel.
