You do not have a clue. 70k in Thong Lor rents you a 60m2 condo. He's not a fool. A very smart business man. Sure, in Isaan, you can build a mansion for 5 Million. Have a look at Nana station, there is a condo, prices up to 140 Million Baht. I had a look at Tree condo in Ekkamai. 68m2, 70k a month. -
By now, everyone knows about the proposed taxes on "tax residents". From "aliens" to "tax residents". I am in touch with some friends who are/were considering to move to Thailand. Friend one: He sold his business a few months ago and is planning to move with his wife and 13 year old son to Thailand. All taxes paid and doesn't owe anything. He is in his early 50's. He was very far ahead in his planning to move to BKK beginning of 2024. He was in advanced talks to buy a nice condo in the Thong Lor area. Price: 22,000.000 Baht Furniture: Probably another 2-3 Million Baht Intended to buy a new Mercedes: Price: 4,500.000 Baht School fee for son: Price: Around 750,000Baht a year plus extras Private Health Insurance for the 3: Around 120k a year They love to dine out and travel. So let's say: 28,500.000 baht straight spending on condo, furniture and car. 750k school Average monthly spending including dining out and trips inside Thailand/ First year of staying in Thailand: 100kx12= 1,2 Million Baht. 120k health insurance That's almost 31 Million Baht which would be spend in year one He was applying to get a non-immi O_A The money he would use to buy all things mentioned above come from his savings, accumulated in the years before. No money from the sale of his business would be used. As he reads about the new tax, he is inquiring about the MM2H visa and probably move to Malaysia. He doesn't like to mess around and wants to plan his futures around facts. Another friend , already living in Thailand was considering to buy land around HuaHin (in his wife's name/Thai) and build a house. Quotes around 18-20 Million baht. He also abandoned this idea and continues to rent instead. Next person I know put a deposit down on a brand new BMW electric SUV: Price: Around 6 Million Baht. Delivery early 2024 He got out of the contract, lost his 50k deposit. No new car anymore. The money they think they will extract from farangs and the money they will finally get.. Do not spend the money you do not have or think you will get soon. They were expecting to get 20 Million Chinese in with a 2000Baht visa fee. That's 40 Billion baht they were already planning with and spending it. See: the 10k digital wallet which will cost 350 Billion Baht. I will be very careful with what I buy here. Rent, don't buy. New car? why Travelling inside Thailand and getting taxed on the money I spend here? No, there are beautiful neigbouring countries. Don't P.... off the people who feed you. The Kasakhs, Chinese group tours will not save you.

Wait: We, the ones who live here were only "aliens". Now, as they want to tax us, suddenly we are "residents". Now, they want to tax us when travelling and coming back to Thailand. Now we are "tourists". Get your act together and don't treat us to solve your financial problems. Scrap first your 10,000 baht payout which makes no sense at all and there is no money to fund this 530 BILLION BAHT adventure.

They are in desperate need of money. They promised to pay 10,000Baht to each Thai. Where is that money coming from? They reduced again the price of Diesel and soon electricity. Do they observe a bit the oil prices? Brent again closer to 100$ and in Thailand, they are cutting the prices. Again, this money has to come from somewhere. Is the PM now running after each noodle or somtum seller who potentially makes more then 150k a year or after massage girls who often make 30-50k and up but none of them pays 1 baht in taxes. Easier to put the "farang" at the forefront. Let them pay tax in Thailand. What do we get in return? Every single $/EUR/£ send to Thailand is spent here. We just buy houses, apartments, cars, pay international school fees etc. They will cut themselves if they are not very careful. My eyes are already on Malaysia where at least I can own a house without putting in someone other's name or opening a dodgy company. I can import a car a gusto, without paying crazy import taxes.

They should go after all those working for the government. Police, military, land office etc. From top to the bottom. Their salary are rarely over 70k Baht (a very high salary if working for the government). Check all their bank details for the past 10 years. Check where they live, how expensive property and cars were. This surely doesn't match their salaries. But easier and better to sell, chasing Farangs.

If they really go back 1 or 2 tax years, that would be a very dirty game. Isn't it law that said that money earned but not brought in the same tax year is tax free in Thailand. How could they suddenly say that money earned years ago is suddenly taxable here. I know a few people who bought last year and this year properties worth between 6 and 20 million Baht plus a lot of new cars. If they suddenly want 35% of this money, sent and invested in Thailand, then goodbye Thailand. If now from 01/01/24, the new tax year 24/25 starts and in 2025 they want a piece of the cake, we can at least plan. In regards of Malaysia, yes, it's much more money but from the 2nd year, you can withdraw 50% of the money you had to pay if it is for education, health or buying a property. You can buy land and build a house on it plus you can bring in your own car. That's a massive plus compared with Thailand. Penang get's more attractive by the day.

You are probably quoting the following: LTR for wealthy pensioners. Income of $40,000 and owning a property of at least $250,000. You could send the money over and buy your property before applying for this LTR. If you hold a property worth at least $250k and can demonstrate that you earn at least $40k passive income/no salary, this should qualify you. This is my understanding.

Bringing money in to purchase a home: pay tax Selling the property: pay tax Rent and don't buy. Soon, the market will be flooded with apartments for rent as there are hundreds of new building blocs going up and if nobody buys them they will be up for rent. My better half is a bank manager and she says that most loans to buy real estate are now not more approved by head office.

2 weeks ago, I visited a new project in the Phrom Phong area. Beautiful low rise apartment building. Their main market is Japanese buyers . I asked the sales person if there are Chinese buyers and he replied. Most of the apartments 20million and up were sold to investors from "Myanmar". Who would have thought this?
