  1. NO Share price has to go up by 2,2% (not including the re-investment of dividends) to break even but I collect the yearly dividend. Hold them for 7 years already and am now on a 8,4 dividend. If figuring in all dividends I reinvested, I am well well above. You only lose when you sell. For the moment it is a slight paper loss. If selling now, adding all money re-invested from dividends, I am over 60% up.

  3. Heard already about average in. I bought many times f ex my LGEN shares and am close to break even but collect the 8,xx and bank on lower inflation and that the BOE starts lowering interest rates again. Analyst have a target price for LGEN between 280-335 pence. Actually around 228 pence.
  4. As far as I understand, you register the 30 years usufruct. Not sure is that counts as a 30 year lease.
  5. NO Do you know someone who is retired at 50 and is drawing a pension? I got accepted and do not draw any pension. Personal income under LTR : Wealthy Pensioners’ definition is “unearned income such as a pension, rental, capital gain, dividend, etc”. Earned income (salary) will not be considered eligible income for LTR: Wealthy Pensioners application.
  6. You're only at a loss if you bought the share double the price they are now with half the yield. If you buy now, chances that a good company drops another 50% are very low and your take now your higher dividends. All about timing the market. The ones who bought f ex Shell during Covid are now 160% up. Buy when others sell and sell when everyone goes in. I'm soon out of Shell as I see better opportunities now.
  7. True. For this reason I invest for the long term. LGEN for example a very reliable dividend payer which increase the last few years dividend by 5% and have already stated to do this for the next 2 years. Didn't cut dividend even during Covid. Strong brand name. Yes, share price is down but that's because now banking and insurance companies are not the flavour of the month. Buying now pays around 8,5 % dividend. If share price goes down and dividend pay date, I get more share for my money. Was the same with my other heavy invest which I never sold. From 24£ down to 9£ during Covid and now close to 26£ again. Dividend around 4% Invest for the long term and if dividends not needed to be withdrawn, reinvest and compound. Just the dividend they pay at the moment compounded repays your investment in 8.xx years. If they continue to increase the dividend at 5%, your principal is re-payed much earlier. I'm happy to hold them for a very long time and now considering to sell my Shell investment at we are not far from all-time high, paying 4% dividend. LGEN, once again in flavour has an upside potential of 30% plus and the juicy dividend of 8% plus. Investing longterm and not gambling short term is my politics.
  8. No again: You do not have to be retired. Can be done from age 50. Can be retirement income or rental income, dividends etc. Plus you have the option of income of 40K$ plus investing 250$ in real estate here. Either a condo or house on a 30 year lease for the land.

  10. Imagine you compound your 8% paying dividends. In 8 years, your invested money is doubled. For ex.: My biggest investment has increase dividend by 5% the last few years and has already stated that it will continue to do so for the next 2 years.

Not talking of cost to visit your bank yearly for the paperwork. Not talking about using an agent. Not talking about 3 monthly reports. Not talking about taking passport pictures and and and For me, It was a no brainer to apply for the LTR.
  14. Government in desperate need of cash. Election promises about 10k and min. salary of 400BAHT/day From tomorrow, Diesel price going down plus electricity will be subsidied. Where does the money come from? Did they have a look at oil prices? A few months ago, Brent was 72$ and now again at 95$ a barrel. They spend money like crazy but no plan how to finance it. This new Elite visa will be a joke. Who pays 900k-5 million Baht and still has to pay taxes here. Exports not doing well. Tourism not doing well. Constantly begging that Chinese, Kasak people, Indians and Russians please come and bail them out. Those countries have their own problems. Be prepared: my guess is that deposit on Non-immigrant O/O-A visas will go up well above 1 million Baht. And just a question of when and not if that Non O will also have to get a Thai private Health insurance. Not: the good ones in and the bad ones out. Will be: the rich ones in and the average ones out.
  15. I think a few "Youtubers" are getting nervous. I don't talk about the tourists who come and take videos. I talk about the professionals who live here full time and their income is from Youtube. They live here and produce only videos from Thailand. Double problem for them. First: do they have a work permit? I doubt. Second: There income is generated in Thailand. No work permit and not paying any tax here. I was already a long time wondering how they get away with it. Not talking about Billie who has 15 followers and doesn't make 1 Baht. I am talking about the professionals with hundred thousands of followers and making decent money. There are quite a few out there. Easy to find. Then there are the thai women who are sponsored on a monthly basis by one or a few farangs and making 50-100k a month. Interesting times ahead.
  16. No more 90 days just once a year reporting where you stay. Each time you leave the country and come back, the 1 year reporting starts again. No TM30
  17. Pib, thank you very much for providing those 2 documents. Already printed and ready for tomorrow. Yes, those 2 notification letter for qualifications endorsement and report immigration bureau appear under "Status". It says "Appointment", click on print and those 2 options appear. I printed both, the one in english and the one in Thai. Endorsement letter saved on computer and printed a few copies, just in case. I just checked, my passport still valid almost 1 year. Get my LTR visa tomorrow and transfer next year. Thanks again.
  18. Just made an appointment for tomorrow. Printed out the "confirmation of appointment", 3 pages. It says: Print Immigration Bureau 1 Print Immigration Bureau 2 Appointment Print Can't see anything of TM94 or STM8 Also as you recommended to cancel my application and do ask first for new passport and start application again, I prefer to get stamp in my actual passport and ASAP I get the new one, I will go there to transfer visa stamp to new passport.
  19. Can someone please let me know which documents to take with me for visa issuance. Someone said that 2 forms have to be printed but I can't see where. My status now is: "Appointment" and the only document to print is the "Endorsement letter". I even didn't make an appointment yet. What appears on my information: Please print out the Immigration forms and prepare the required documents for visa issuance on the appointment date. Appointment date and time : Invalid date : I got also feedback by email. As my passport is only valid for another 7 months, I thought it would be better to ask for a new passport and issue the visa straight into the new one. Was advised to get visa in old passport and transfer to new one, once available. Means, 2 trips to the relevant office. Regards,
  20. Yeah. I finally got my approval today. Started my application on 15th Aug. No expectations, no worries. If it works, perfect, if not, no stress. Today went very quickly. Yesterday evening got an email, asking for a copy of my passport again, which I submitted. This morning notification that they well received it. In same email, they asked again my current address, room nr; etc., which I provided. Yesterday the status on their site was: Document review for visa/WP issuance. This morning: Status: Return pre approved A bit later. Status:IMM/DOE pre-approve visa issuance An hour later. Application approved and Notification letter of qualifications endorsement sent. Then I could look up, available appointment dates and times. Plenty available but I did not make any appointment. Suddenly status changed to: Appointment I didn't make any appointment yet. I also can't download the relevant documents I saw others here had to provide. I did send an email to say that I am applying for a new passport and to see if better to wait a few weeks and get this new visa in my new passport or to apply in my old one and change stamp to new one later on. I am very impressed. Very quick to answer emails. Very professional . Now, next step is to book appointment and get my stamp. A new member to the club.
  21. Almost never leave the place, once checked in. Always drive from BKK to KC by my own car. Horrible to drive up and down to the hotel. When dark or wet, quite scary. We arrived when the last long weekend was ending. A massive queue on the other site, people driving back toward ferry. Stop and go up and down those scary hills. I was happy that we were driving opposite direction. Now looking for a different island as 3 times KC is enough for now.
  22. I went a few weeks ago for the 3rd time to Koh Chang. Was a bit of a gamble but weather was fine. A few days sunny and raining for an hour or so. Mostly raining at night. 3rd time as well at "Sylvan" (new name). Love the hotel. Very clean, well maintained, clean beach, can swim across to a small island, lovely breakfast buffet and nice meals served, a few metres from the beach. My favourite place.
