I can't see Thailand passing up anything free even if it's broken.
Nor should they, Sinovac is an effective vaccine against hospitalization and death , with tens of millions of Thais still unvaccinated. Why wouldn’t they use it?

Nothings changed if you're departing out of the UK. Its an airline issue not a immigration issue with a border refusal resulting in airline fine.
I had this with Qatar when checking in to enter the Phuket sandbox. I had expected an argument with the guy checking me in. But it turns out he was an old pattaya hand and just asked if I was going to extend whilst in country and checked me in

Dependent upon where you apply the may want a TM30 report receipt for proof you are staying in the province where you apply. If staying in hotel they should of done one online when you checked in.

im staying in my condo. Would it be easier if I stayed in a hotel in Bangkok the night before going to immigration so the TM30 has been done online?

ive never done this before and have always had a visa but I came in on 30 day visa exempt and want to stay another 30 days
is the process of completed TM7 and photocopies still the same?Do I need proof of address / onward fight etc?

I’ve never had a problem in 15 years in Bangkok. Agent has always made the introduction to the owner then I’ve dealt direct with the owner.

I'm reminded of a female lawyer in Patts several years ago. She was a director of many Falang companies holding one share and also had powers of attorney. She spent years mortgaging all the houses and properties with fake signatures unbeknown to the genuine owners, and eventually when the cashflow ran out and banks were asking questions she did a runner.
The moral of the story being - try and avoid any situation where there is an intermediary. And if you have to have a lawyer or an agent involved, try and limit your exposure to potential fraud as much as you can.
I guess you did that by not paying too much in advance, so maybe just accept that you actually reduced your loss significantly and move on.

He contracted the agent to act on his behalf and on his terms and conditions, if you have met your side of the contract the you are fully within your rights to stay in the apartment for the agreed amount and period and payment terms and conditions.
First step is to report the incident to the police and then maybe initiate a brief discussion with a lawyer.
Contract is between me and the property manager. I guess that’s the problem here, she breaks the contract and does a runner and im left without anything between me and the owner.
should have gone with my gut and walked away from this before signing.
im used to dealing with owners direct in BKK rather than dodgy crooks in Pattaya

I was thinking of not even going to the police, as there really isn’t anything in it for them.
I had a funny feeling about this agent all along, something was never quite right, but Juristic said she was legit and had lots of tenants in that building.
to be honest, I think the whole thing stinks and regret leaving BKK for Pattaya

Yes, but the issue there is that the owner is in China and there is really no way of me getting anything out of him unless he is feeling generous.
He might as well just write it off and turf me out, as he can’t do anything to the agent from there

Yes I have her Thai ID number (didn’t take a copy of, but verified the number on the contract matched the card) and know her real name. She has purged all her Facebook accounts, but left a few things up on other sites that are harder to take down, and some are cached.
as I say, lots of people in my building are in the same boat as me, actually most are in much worse as they paid all upfront.

So my agent / property manager has done a runner. Apparently 25 or more units in my building have been affected. What she (and others) did was get people to pay 6 months up front and basically not pass any of it onto the owners (who are mostly in China)
I didn’t pay 6 months up front, but my deposit has gone and the rent has not been going to the owner. Some people have been asked to leave due to non Paying of rent.
ive been told by an agent I need to go and file a police report, but they won’t do anything as the agreement is between me and the property manager.
As far as I’m concerned I have a contract, and proof of payment of deposit and rent each month. But if the owner says I have to leave, do I have a legalLeg to stand on?

I haven’t seen much fear of Sinovac in Thais. The fear I see is from men in their 60s in isolated villages in Issan

Yes and I don’t expect it to go away anytime soon. I haven’t seen anyone not wearing their masks when walking around Bangkok. A few have it under their chin, but not many
