  1. First legal casino will go in at Phuket. My guess is in the existing hotel complex at the south western corner of Nai Harn beach. Very easy to wall off for security because it backs in against the mountain.
  2. Price of second hand motorbikes has definitely plummeted here in the south close to Phuket. I have kept a close eye on prices over the last decade. Even an old click was always 15K up. Newer one 25K up. Now they are selling sub 10K. There is a new used bike dealer opened in my village. He has at least a hundred bikes in stock now. He was trucking them in weekly from Phuket. But they are not selling because no one has any money. I actually went in there a few days ago to check out price of new sidecar. Had three guys chasing me around the shop. Jumping on the sidecar and extolling how well built it was and its superior design....blah blah blah. Never seen a hard sell that that before in LOS. Must be desperate for a sale. And yes every space bit of space in Phuket now has a used car lot on it. Oh and I also am very good friends with the Thai chap that owns the Honda dealership here in Town. He told me in confidence that he is very close to going bust. He said the market is just absolutely saturated with second hand bikes and bargain prices. I noticed that he has lost a great deal of weight this year. I was worried in was cancer or the like but looks like just stress from his business.
  3. My girl worked in 5 star villas. She has been out of work for 2 years now. One of her previous work mates was living with her thai husband in his mom's home. They had a daughter together. I have mentioned her husband in another thread. He is a chain smoking, violent, short, bald, toothless, <removed> drug using truck driver. But despite being the ugliest man on the planet, he would regularly bring random girls home and <deleted> them in the marital bed at his mum's house, he would just tell his wife to go and sleep with their daughter. If she complained he would give her a hiding. Years ago prior to covid I would often go to the villas and have lunch with my girl and over time I got to know her friend quiet well. She would regularly come to work with a black eye or bruises. She is a bright, hardworking lass and had learned to drive heavy vehicles in her early years on the road with dreamboat. She got an opportunity to work as a self employed minibus driver at a resort in another town and so she grabbed on with both hands. She borrowed 1.2 million for a van and was doing great. She moved camp, took her little girl with her and was on her way. She managed to save a small deposit and ("to leave something for my daughter's future") she borrowed another 1.8 million to buy a little 2 bed attached house in a new thai development. My girl just got off the phone with this lady tonight. She called to ask if we knew anywhere she could get some work. The finance company has repossessed the minivan because she could no longer make payments. The bank will foreclose on her house next month.

  5. Kerry will not take it. I have ordered an outboard motor online and the only delivery option was DHL bulk goods. You can try them. As a genuine alternative, I will paddle the kayak from Pattaya to Trat myself if you pay 100,000 baht to an orphanage here in my village. The trip will be covered here on a dedicated thread to maintain transparency. And no I am not kidding...

  7. @Bruno123 Upon further reflection the first thing that I want to do is go to my old house location and test the dBm on the True SIM. I never did that. I want to see how much better the reading is than here at the current location. I also want to check if it is the same band. It is about 15 minutes from here but in the direction of the bigger town where the phone tower is located. There is a triband repeater available that uses a higher gain unidirectional antenna for circa 2K thb. It has good reviews.   8. Thanks for your input. First, I see no need whatsover to buy another SIM. Secondly, I use my phone frequently to receive SMS messages for 2FA. If you read my other posts you will see this is crucial. If I was to use an outdoor router and mount it up high I would not choose an indoor model like yours, nor would I hold it in place with an octopus strap. At least mounted up high your kids won't electrocute themselves on that plug arrangement you have set up. Here is what a waterproof, outdoor, SIM router looks like.   9. Thanks for your input. At this stage I have no intention to go for a sim router. At my old house I had a better phone signal than where I am at present and my TRUE unlimited data sim 10mbps ran just fine. I could have multiple movie and other windows open and the speed was sufficient for my needs. I was using the same phone I currently still have. If I bought a sim router I would still have to buy a roof top aerial (that was 4g compatible) and a run of at least 10m of coax cable and would have to ensure that the coaxial was fitted with the correct sma or N male or female ends to fit the router and the aerial. It is very difficult to see from the pictures on Shopee or Lazada what type of aerials a router has, if they can screw off, and what thread size/type is. Then you also have to know which aerial(2) is for the incoming phone signal...how can you tell that? I have identified that my True data SIM is running on Band 8 @ 900mhz. I can buy a phone repeater kit that includes a unidirectional yagi aerial, 10 meters of coax, repeater unit and a inside ceiling mounted phone signal aerial for under 1000 baht including delivery. I can mount the outdoor aerial up on the roof pointing directly towards the closest tower. Then I can mount the repeater unit inside near an available power outlet and directly above my computer. I connect to the internet using the usb tethering on my phone. This is the best deal I can find on the kit I want to buy. If anyone wants to provide me with reasons why I should not buy this kit have at it.   10. That's exactly what is going on. And it is not by accident. It was the plan from day one and the opportunity to further devastate the finances of workaday Thais with lockdowns has been a massive cherry on top.

  14. EVERYONE farms chanote titled land. That is how they avoid property tax. When you get a chance swing by my place and I will show you a near by beachside plot of 9 rai that just sold for 2.6 Billion baht. They are currently planting it out with rows of coconut trees.

  16. You don't need a lawyer because you don't need a written contract. As I stated above just make an oral agreement with the vendor for the sales price with him to pay all taxes and transfer costs. Then arrange a time to meet at the land office. Written contract means a deposit....increasing the risk to the buyer significantly. Oral contract means no deposit, no agent, no lawyer and no drama. Or do you want a written contract because you are scared of getting gazumped in the present white hot Thai condo market?
  17. This is true also but not at all offices. Twice at different locations the attending land office officer translated my name from my passport. On another four occasions (all at different offices) I was asked how to spell my name. I just gave them a copy of a chanote where I am listed on the back (in Thai) as the usufructuary.
  18. This is correct. 1. Always ensure that you negotiate a sales price with Vendor to pay all tax and transfer costs. 2. Request copy of Chanote and copy of Vendor's ID card (Thai) or passport (Farang) 3. Check to make sure ID matches name on Chanote. 4. If land (not condo) check (whoa chanote) peg numbers match those on Chanote. 5. Get your bank to issue a cashiers check for full purchase amount in the name on Chanote. 6. Go to Land office. Give them a copy of your passport. They will check the back of the chanote to ensure it is clear of any encumbrances and then type up a new copy with your name on it. 7. Double check your name is correctly spelled on the new Chanote. 8. Give the cashiers check to Vendor. It is as simple as that.

  23. Just finished testing dtac SIM Outside: Best direction also toward larger town but not in exact same direction as TRUE and AIS. LTE B1 2100mhz @ -112dBm Inside: No signal NOTE: Intermittently signal would display as B40?? What is this 5G?? or just error due to weak signal?
  24. There you go @Bruno123 and @KhunBENQ I have finished tests on TRUE and AIS SIMS: I checked in all locations outside my house. As I previously posted I am located between two larger villages. The one to the south/east is the larger of the two and it follow that the best signal for both AIS and True come from that direction. My house faces west and so the aerial would be best placed at the back of my house. There is a grove of tall rubber trees directly between me and the larger village. I might be able to get up above them with a 6 m plus mast mounted on my roof. Test results (outside and pointing in best direction): At this point (I have yet to test DTAC sim) it appears that an unidirectional aerial is a better choice than a omnidirectional because both signals are strongest from the same direction (toward larger town). True SIM is receiving LTE B8 900mhz @ -102 dBm AIS SIM is receiving LTE B3 1800mhz @ -92 dBm Inside readings: True -118 dBm AIS -111 dBm
