I need to run after getting the yellow book done - looking for any reliable/reasonable service that can get it done.

I'm getting my lawyer to do it, as it's a pain in the asphalt. There are 2 of us, so it's THB21k. First off I needed to get a certified copy of my passport, (by the British Embassy), followed by a letter from my JPM that I own and reside in the condo. That, plus 2 photos, plus photocopies of all passport pages, (plus I think the chanote, the original of which he holds on my behalf), and he then takes all that (not in Thai) off to the Ministry of Foreign Affairs for translation. After that I think we all (lawyer + Thai witness from the condo) have to attend the Amphur once, and maybe several follow up visits.

  2. Ah yes, the joys of Thai-installed aircon. I am finally having all my aircons replaced, having put up with years of leaking and breakdowns. I should have done it a long time ago, but as it involves packing up (200k), moving out for 2 months (2 months rental elsewhere), about 1m in redecoration, and the ancillary hassles, I have been putting it off.

Apart from the breakdowns, one of the other major and disgusting f/us has been the discovery that the water run off pipe goes into my bathroom's sewage pipe. So for years there was an inexplicable (to me) stink from the aircon from time to time. (All of these run offs - from 5 aircons - were hidden in ceilings, and boxed covers.)

This was on top of other crap (literally, you might think) from the first renovation...unsealed piping, resulting in all the maple flooring warping, unboxed electrical plugs, with no case covers...etc etc.which resulted in another renovation of the renovation 3 months after the first one was "completed".

So, just ensure the run off pipe, (if it's internal), doesn't go to your sewage, but to your sanitary outlet, viz the run off from your shower/wash hand basin.

  3. Excuse the dumb as a rock questions, but I want to run an internet android box to stream programmes on my TV, but I don't have sufficiently high mbps from the internet, when I move into a serviced apartment for a couple of months.

If I buy a hotspot router and install a sim, I presume I could then connect that hotspot router to the android box...to the tv. Is that correct?

If it is, and anyone does that, which service provider gives high speed interenet?

I don't see the relevance of what it has to do with the building management.

The book is obtained from the Amphoe, you should enquire there.

Your lawyer should have requested the Blue book from the sellers lawyer, to pass to you.

Sorry, I wasn't clear. I was using my building management office staff to call the khet, and find out the requirements.

I always used to file the TM30 in person as the possessor.

However the '24 hour' rule can be inconvenient.

After returning from a trip abroad, jetlag, unpacking, washing, shopping were my priority.

I always submitted a few days later at my convenience, but entered the date the same as the date of submission.

Immigration have no idea what date you returned to your residence other than what you advise.

I was never questioned, but had I been, I would have said I stayed a few days in a guest house, the name of which eludes me. They appear satisfied that a TM30 was filed, even if a few days late.

I've now registered online, so much more convenient to now notify my return from the comfort of an armchair at home.

Was the switch over from mail-ins to registering online problematic. I've filed the first TM.30 by mail, but I want to do future ones online, for the reasons you outline. Did you use the app, by phone?

A previous foreign owner was probably issued the book and that should have been passed to any new owners.

You should be able to obtain a new Blue book from the Amphoe.

You could then also register and apply for the Yellow book issued to foreigners where your name does appear + the Thai ID card for foreigners.

I will arrange for a new blue book, but according to my building management office, they need the original sales agreement, (when I bought the condo), which is with my lawyer, and I only have a copy.

    Thor Ror 14, yes.

    Unmistakable, Blue book 7'' x 4''.

Well, I don't have the "book", but I do have a print out of the Tor.Ror.14 "Household Registration Certificate" for my property issued by the Registration Office of my district in 1992 when the property was first registered, and it is blank for my property, because it has only been owned by foreigners, (including myself) who have not registered their ownership, but relied on the chanote. I will include a copy with my TM.30 submission, along with the chanote.

The Blue book belongs to the Condo/House and is confirmation of the registered address.

A foreigner cannot be named in the Blue book unless he has permanent residency status.

If you were to sell the Condo/House in the future, then the book is passed to the next owner.

If Thai they may also want to register their names the book.

Is the Tor.Ror 14 the blue book?

    Two separate TM30's.

Complete with your own individual names as the owner.

    Copy of passport

    Copy Visa/extension.

    Copy of entry stamp.

    Copy of TM6.

    Copy of Chanote.

Question: Why don't you have the Blue Book?

Rather than mail, the online system now allows private dwellings and foreigners to register.

Thanks. Re blue book, I never thought there was any need to have one, and I do recall this conversation with my lawyer, (who did my conveyancing) 15 years ago.

  9. I found this from another post, from Ubonjoe:

    Quote

I put some notes sections in this one where I think there might be a question about. sample tm30.pdf

so I think I now know how to complete. How it works with joint ownership of 2, both of whom are foreigners, I have no idea.

Also, I'm pretty sure that as soon as I submit my TM.30 it will show that I did not file it when I came back into Bangkok from overseas (on 20 April), so I will be subject to a fine.

Just to be clear, am I right in thinking that every time one comes back into Bangkok/Thailand one has to file a TM.30 within 24 hours? Is doing it by mail going to be acceptable?

  10. I want to complete my TM.30 by mail, but am completely flummoxed by the form itself, (as hereunder).

I am an owner and I live in my own condo.

Does anyone have a sample of how to complete the form in such a situation*, and what documents are required?

I believe the supplementary documentation is:

    1) Passport copy, visa page and entry stamp copy

    2) copy of title deeds

    3) tm6 copy

    * do I complete as owner, and as alien on the attachment?

    Assistance welcome please.

  11. OMG, I have just tried to see if I can complete a TM.30 form, as an owner....for myself. But I have no idea whose names go into which bits.

If I'm the owner, do I file for myself as the alien? Do I then add my own name on the alien list?

Another complication we are joint owners and both foreigners, so we have to file 2 TM.30 forms, (one each)?

You can do report as "possessor". You can do this via mail at some imm offices. CW accept tm30 via mail.

What documents do you need to include with TM.30 registration, (I am an owner, "Possessor".) I have copies of Title Deed, but no blue book.

    1) Passport copy, visa page and entry stamp copy

    2) rental contract copy [N/A]

    3) optional housebook/id card copies from owner

    4) tm6 copy

As I have lived here and owned it for 15 years, am I likely to be fined, and if I am applying by mail, how do I pay?
