Okay, so it was Philips LED bulbs after all. They are not dimmable according to spec. I replaced them with 169baht each warm LED dimmer bulbs from HomePro - no name brand. I got the Bticino matix dimmer from Thai Watsadu, for about 500baht, after a big hunt - have to scan the display slowly - easy to miss, it works. Problems, the original switch had four holes - two for each side of the circuit. This dimmer has one for each side and tiny - each to securely fit one wire. See attached. For now I've disconnect the circuit as I don't use that light much. But ideally want all the lights back, I need a way to get two buggers in the same hole (far right) or a safe workaround Also broke the clip so will need a new holding plate, couldn't figure how to get them out until I had a better view. Adding to the above, Philip 5W LED white light bulbs definitely get hot even after 2 minutes, Id say it uncomfortable hot, not burning hot though . Another point for newbies, be careful on turning off single circuits at the breaker, I didnt realize until I started poking about the 3rd switch was on a different breaker for outside, I noticed just in time I reckon.

I have a light switch panel with three on off buttons, I want to replace the middle one with a dimmer, it controls 4 single inset ceiling lights, looks like simple 60w bulbs, nothing fancy. I underscrew the covering pane at it say BtiCino Matix. Each switch seems removable with a little U at the top and inverted U at the bottom. To the question, do I need to get a Bitcino Matix dimmer for this, or will any from homepro that looks similar do? If they do have matix in stock ill stick with same range I guess, price permitting, I managed to find the bticino catalogue , do I need am5706 or am7502 https://catalogue.bticino.com/prodotti/solution-for-residential-and-tertiary-building/matix/dimmer

Doesn't seem like the bulk of Thais are noticing yet, outdoor any scenario masking is still above 90% in main population in bangers, I wonder how the forum promaskers are going to swallow the above though - indoors, no masks, no social distance - surely a photoshop jobbie? #misinformation They just need to come out and say it, as always in Thai hierarchies - it's do as I say not as I do - even on the positive things like demasking

Is there any legal restrictions in Thailand on placing a deterrent on your own property if you become a repeat victim of an entitled cat owner - garden filling with cat crap that they refuse to collect each evening, plants damaged and not replaced, motorbike seat ripped apart etc.. A deterrent being a cat trap, or some form of temporary non-lethal poison, I threatened a deterrent last time and it was enough to spur the owner to eventually do something - funnily enough I never saw that cat again I wonder if it ended its roaming days or he just bought a litter box for his own house.

If he allows his cat to freely roam without taking any responsibility just because its a little cat called hello kitty, then it won't be long before he's fighting another battle and moving again. It's pretty simple, cat was in her garden and damaged her plants she claims, he hasn't disputed this but nor has he volunteered what he done to compensate and future mitigate, whilst this woman might have some form of anger issues the seed is clear, don't let your cat roam, and if you do you better be taking responsibility if that means replacing plants, paying for netting, or coming to clean my garden of cat crap every 24hrs then so be it, as someone pointed out next time it could be car paint, a motorbike seat, a piece of neighbor grass as new litter box.

Did your cat damage the plants? I always seem to get entitled cat owners where I live, one used the small bit of grass I had as it's twice daily crapping ground, and it adds up quickly, the cat not the owner 555, the owner didn't have a care in the world, wouldn't contribute to any mitigation measures - even said he could come and collect the crap once a week, wasn't interested... well eventually he was but I won't go into what I did to get his attention.. If you insist your cat should roam, maybe you could of resolved the situation by inquiring about the state of the plant damage and something as trivial as 200 baht towards some netting? Or at least fein some interest instead of - well you and your daughters are at home all day so you should watch out for my cat. Sounds like she won, possibly the battle and the war, you and your cat moved... she'll be back in the line group shortly.,

Haha, I have seen a few attempts of this over the years, usually big mess of amulets perfectly located swinging in front of the meter then they reset the meter before you can see the real total but that one takes the biscuit. I also seen a fair share of taxis with no internal number plates recently too, already on the way by time I noticed though, nothing happened and fare seemed okay, but probably best skipping if the door plates are missing -
Can be busy to point of being impractical, if I just missed it, I used to walk through to international and get it from there.. as it picks up there first, but yeah it's a good option if you are near the BTS and want to save money

1% wearing masks pre-covid seems about right aside from a few days 2018 with heavy pollution, might be more accurate to say a fractional % ranging from 0 to 1%. This notion that 'thais masked before covid' seems to imply that a significant amount did, rather than just the observation that masks were available and at least some Thais had worn one at some point, again sub 1%, some people have some twisted memory on this fact. Checked with hong kong friend, the de-masked number is well beyond 20% now, he estimates about 50%. 90-95% in bangkok seems right, edge closer to 95% imo Which percentages are you arguing with?

Your mate is wrong and has been for several months, on the BTS, they are not mandatory, they are certainly not absolutely mandatory, he has mistakenly assumed based on observing herd mentality of many of the locals. Patts bus might be a different story. As for taxis not required, I take taxis every other day and I haven't been asked to wear a mask once recently, would of been about four or five months ago since someone actually asked, it was a short trip so I just pulled my tshirt over my mouth, which satisfied her.. The only time you need a mask in Bangkok is immigration and some bank branches, but that's changing too now

In the interest of avoiding ambiguity, which has in the past been labelled as misinformation, the BTS is merely recommending you wear a mask whilst using the system, it is not required, it is not mandated, and many visitors and expats and a small but growing percent of Thais, especially the younger student generation, use the system without a mask without incident all day long.

Does the job at a third of the price of Starbucks, can't really notice any difference in the coffee quality, only downside is many are overrun nowadays with 20+ different delivery drivers during peak times, but the the branch I currently use does seem to prioritize walk-in customers unlike a few eateries I no longer use - count the grab/foodpanda bikes times by 5minutes each. -
How much did he send in total to buy the house? How much is it currently worth to fire sell? If it's in the same village as the alleged conspirators then the net worth to your friend may be close to zero when you factor in the financial cost, time, and stress of a prolonged legal battle across multiple courts unless it's a very expensive plot/house. Are you sure the land/house titles haven't already been used as collateral for usual vices? If it's a principle thing, then perhaps he can take relief that they'll probably lose the lot one way or another eventually if there is gambling involved. I'd focus on the custody and walk run away from the house, let them focus on that battle - pretending to be fighting it, whilst focusing efforts on securing long term custody

There are several caveats to that law though if I remember rightly, numbers of units, who owns the unit, etc.. and you haven't got a chance in hell of taking punitive action against them where you come out better, an outcome worse than an increase in rent to balance would be more probable.

Turn off the electric at your fuse box for an hour one evening, ensure the meter isn't spinning - note the number so you know it isn't spliced between your fuse box and meter, go for a beer an hour, see if any neighbor is pacing about when you return. See if you can brace one night with a fan and see how the numbers change. See if they just installed the cheapest grade air con by checking the model number and what energy rating it is - Thai's are superstitious about leaving all nasty yellow labels on everything - so if that's not showing on the aircon on a new build then you probably know it isn't a decent energy rating. It might be underpowered for the room size, check the BTU, calculations can be found online.. 2-3k a month seems reasonable, 5k seems high though, what temperature is the aircon set to?

Okay, drop the word "old" and what? A brand new house would not have sales material, is that your point? Have you visited any BRAND NEW developments - I done 12+ in last few weeks, got a folder of sales material from nearly all including a floor plan of each build type and enough free bottles of water to build a raft... I merely mentioned old sales material as even if brand new it may of been completed a while ago (adjusting lawn would typically happen after transfer) - involving a realtor here rather than the on-site sales office nudged me to think this, but perhaps you should clarify your situation as it all seems a bit odd

The floor plan can probably be found on old sales material, dead listings on ddproperty, facebook sale page for the moo baan, perhaps one of the tenants has one - they will of been given out in early days - there will be a Line group for community gossip - get wifey to join it. Don't lend too much weight to any sqm2 figure though, I seen them repeatedly wrong in any permutation of consideration of include or not including carport / back area, the realtors have to fill the info in on the property sites and sometimes they wrongly pluck from the wrong build type on the sales material or just guess. as I've observed on some of the properties we viewed - so tell me somchai how did you calculate this as 250sqm2 - okay you've won the blank stare award.

There are downsides, as suggested you can only use the same ATM as your bank, in addition the mobile bank app backends seems to go "under maintenance" quite often, everytime I open it I seems to get a notice about some upcoming period where I won't be able to use it usually early morning though. I'll think I'll keep paying the 300 baht a year for the card for now...
