  1. why oh why are Americans exempt from paying tax on pensions and other nations not is this because of some high end up person also had US citizenship ? my personal question... I will have 200.000 thb of interest from thai savings account, because I am a dumb farang that knows nothing about investment... so I have to report a tax return ??? the bank already takes 15% of that... so I am not out of the clear ... I see my personal hell at Samut Prakarn immigration only grow if they start to ask for a tax return or no extension on top of all the other misery these cause as it is the most miserable deplorable immigration I ever went...

  3. visited the condo decided against it if thai banks want to be difficult for their peanuts, than I better return the money back to home country to get a better rate... not as good as UK or USA... and it involves losing 2.5-3% of my money in bad exchange rates and fees... the flat fee of some app online , they might indicate the rate you get for your THB, but it is always worse than even the SELL rate of the banks or TT ... hidden costs or rather lost money that people don't think about it, if they would go check bank's rates and compare to online apps. you sadly lose years worth of thai bank interest rates in 15 seconds for one transaction, but this is the way ..

He keeps sending money monthly to a girl named MAY in Chachoengsao province. I call her CRAZY MAY, as she is bi-polar, never shut-up, full of energy when on a high, zombie when she is in low mode. She is feeding 30-40 STRAY cats she picks up in the street and keep them in a small condo in Bang NA. She lives with her mother, that is really old aged and her mother was like 40+ when she got her. Has a gamble addicted brother. Cannot save one baht. Hole in her hand... If she gets 20.000, she will spend it in a few days. If she gets 50.000, she spend it in a few days, always to stupid things. He paid for the construction of her brand new house that she could never have afforded in many life times. He paid for a few small condo's that she rents out, pays her a salary each month. She used to be a part time piano teacher, but now that she has one or more sponsors, she does not do anything anymore. Western union and Wise tried to warn him and asked to stop sending money. LOL Every time I try to connect with her on Facebook, she blocks me (friend of a friend), but I had enough time to check this Australian man is not in her friends list, because then I could warn him directly... not that any of his family or his friends can make him change his mind. As I heard from a friend of the girl, she fools around and was stupid enough to have sex with an old expat, that she knew was doing bar girls, and got an STD on top of it, and off course, not telling her sponsor blindly in love Australian about it... none of my beeswax many forum readers might say... sure, that is why it is in the pub section...

  9. as original posted, money was send 10+ years ago in euro and converted by the same bank to THB with a FET, 10+ years ago but now that I wanted to buy a condo the bank is pretending they don't have records from over 10 years, even main office, which is absurd and would cost me 2.5% at least, each way to send it back and again...while all was done the correct way... I totally understand now, never send any money to Thailand... but I moved here 17 years ago, sold my house, sent the money...

  11. a nice lawyer informed me about tortor3 if you want to buy a condo, but your money is already in thailand, you could pay 7000 baht per million to the bank to get a tortor3 and the bank would deliver a certificate for the land department... would have been too easy off course... as the helpdesk of the bank has no knowledge of this... anybody with experience that supposedly bought a tortor3 at that rate ? would be 5-8x cheaper than sending back my money to home country and back... for the privilege of buying a shoebox here or better... seems the universe signaling, do not buy in thailand... already frustrated enough we cannot buy a townhouse or house to live in, in our name... been there, done that, never again, the house buying in the lovely ex-wife...

Should I foresee red tape at immigration that they ask for a 12 months contract, while only having 4 months left ?   14. you almost have to send the same amount at the same time, with deemoney and with your bank, to see how much the bank is charging you as they will not let you know the costs involved, the exchange rate they apply, other hidden costs... why in god's name is there no real FLAT rate for things like this, it is a wire or digital transfer but they still think they have the right to take a percentage of your money ... I understand if there was a fixed cost but this is theft like real estate agents that take 3-5% of the whole value of the house, not a flat rate commission which is crazy... unless you made a ton of profits on the sale..but TIT
  15. it has to be registered at land department at a cost of 1% of the price of the lease and it is written on the chanote, correct ? let's say you make a contract with the owner and get all needed documentations like id card, copy of blue book now if many years pass and the identity card of the owner is expired, will immigration insist you get a new copy of the owner or with the chanote and with the lease agreement (and your name on it?) will that not be needed ? I suppose it would be normal that the owner also help you if you ask to get the yellow book for the place you lease...
  16. banks have history of all your deposits... right ? not over 10 years apparently.... kbank is screwing me royally... send 200.000 euros to my FCD account in 2009... converted to thb in 2011 got FET for it.. want to buy a condo, went to the bank... local branch could not help, send me to head office in bangkok sorry, transaction is more than 10 years old, we cannot make a paper for land department your money for a condo came from your home country... solution ? send it back home (2.5-3% cost in bad exchange rate + fees x 2 if I want to send it back to thailand... great service right... closing kbank after the end of my fixed deposit matured... PS, in the app of kbank, they say up to 100.000 US dollars, but... they could refuse or even send, charge you the costs, block it, and buy back your USD at buy rate... so lose again, for nothing... deemoney... people are blinded by the flat rate, but see how much you actually get check SELL rate from bank and they charge even more than that... it is actually many thousands of baht of fees...not the flat rate...

  19. my 800k for immigration on a savings deposit brings me a few baht only per year with green bank any suggestion for where I can get at least a few thousand baht of interest ? and how and when to switch... I am beyond the 3 months that I cannot touch my money, and it cannot go under 400k weird as this was old people's money in case of sickness to be able to pay the hospital , right, but cannot even use that money for more than 400k or losing the extension... so... do I season 400k now at a new bank, even I will not get to 12 month seasoning with the new bank and top it op 2 months before next extension would I need a statement from bank A and B for immigration ?

Personally, I might give it a shot to complain about my bank that claims my FET over 10 years old cannot be re-certified by main office in Thailand, meaning, I just lost the ability to buy a condo with money brought in the correct way, but because I did nothing with it, now useless for my purpose... sending it back to my home country, 3% loss each way... we are talking about millions of thai baht at 3% x 2 instant loss ... before you say CRYPTO, can do free or 1%, even upbit with their requirements... renting house, no car, no thai drivers licence, no yellow book... is it a crime to rent and taking taxi so I don't have headaches and ripp offs at dealerships and car repair scams anybody any experience with use and outcomes ?
  21. santander? in europe they give half... 2.8 if you are lucky weird company... how come they can do it there and not neighbor countries? banking system... you deposit 100.000 pounds / euros /dollar they only have to keep 10% in reserve they can just add a 0 and lend out 9-10x your 100.000 whatever at 4-8% so 1.000.000 whatever at 4-8% for them and you get a pittance of a few percent for your own money that is for people that thai banks could not support to give 4-5% ... they are making 10x with your money

I am an existing customer at Krungsri and I thought, maybe opt for that 0.9% per year savings account to put / move my 800k that is parked at kbank at 0.05% so I went in with passport, current account passbook, bank card, rental agreement nope... not enough need a certificate of residence... I asked, are you joking ? I am not a new customer, even brought my name on Krungsri paper with net credit card still attached for the occasion... new rules sir ... blabla... they called somewhere... answer still no... yellow book sir? driver license sir ? well, I live in a rented house and I take taxi as I don't have car...
  24. in what a crazy red tape world we live in, when a passport, delivered by your embassy with chip and fingerprints, is not a valid document, where you can travel all around the world with, but pitty little amphur needs a photocopy paper, certified (pay embassy), translated (pay agency), mfa verified (pay government)... same goes other way... my thai divorce papers kor ror 6 and 7 need MFA, translation appointed by embassy and legalization by embassy... they all pass the KAJIEN $$$$$$ machine.... as if my embassy did not employ thai people who can read and write... thai ... and if I would come to my embassy as a joke, with forged papers, that I am divorced...

I have money locked in a zero interest saving account in green bank for immigration are people getting some interest in that account for immigration ? if it is fixed deposit and they want to see 100 baht more or less, how do you manage that... yellow bank, where I am a customer for many years, came up with the fluff they want, once again, a certificate / residence... when I tell them I am client and here is the last credit card invoice you sent me... it is... get the paper or get lost, kind off...
