  1. Whenever I receive a call from an unknown number I let it ring a few times. After 4 or 5 rings a message in red will pop up on my screen "suspected spam/scam call" Most Spam messages don't even reach my inbox, and I get a pop up, suspected spam message blocked. I then go to the spam folder and block them

  4. Thanks for the detailed response. The land is on 3 year lease, because I'm also the mortgagee of the land, and the mortgage is registered at the land department. The building license and contracts are in my name, and the landowner had to sign documents at the Orbotor to allow that. I was also told by the Orbotor that if the property get sold, it will be 2 separate sales, and the sale of the house has to be publicly announced at the Orbotor for a certain time, to be sure there is no objection. So obviously the Orbotor recognizes the house as to be owned by me.

  10. OP should have been given a document that clearly shows how much capital and interest each payment consists of. The earlier payments will have more interest and less capital. To the end of the term each monthly payment will have more capital and less interest

  14. I asked her already. She bought the house in the moobaan 20 years ago, and it was paid off already. She took a 100K mortgage during covid, and another 500K mortgage a year later, to pay for her daughters university. She is now 130K behind on payments, and just got the first letter from the bank, so it will still be a long way before they repossess. She has a buyer who want to pay 1.3 million for the house, so I have no worries that the bank will come after the land.

  18. The landowner of course had to sign documents at the Orbotor that she agreed that I build a house on the land, and agreed that the license would be in my name. So I'm pretty sure that everything is legally in my name. The land department wrote mortgage in Thai language on the back of the title deed, and issued and stamped documents that have the heading land mortgage contract in Thai language. Maybe the land department also doesn't know the law. There is a difference between a commercial lender, and someone who agrees to a one time mortgage. Yes I know that, you have bragged about that in about every topic you enter, but in a recent topic you admitted that you stay here on an Elite visa. So since you are so much concerned about legality, how do you run a Thai company on an Elite visa. As far as I'm aware, you can't get a work permit on that kind of visa.
  19. You are wrong. For sure a lawyer would have been aware of that, as would be the land department. So if the mortgage was not legal, the land department would not accepted the registration

  21. The mortgage has been drawn up by MY lawyer obviously, so there is no fine print. She owns the land per definition, AFTER she paid off the mortgage, which is much higher than the value of her house. The house on the land is owned by me, since the building license and all contracts are in my name. And I told you already not to get your thoughts in a twist, so better stop with the conspiracy theories
