If you are transferring money for a condo purchase, will the bank still issue the foriegn exchange certificates required by the land office if you send money in a series of transaction each of under 20,000 USD.

I have a one year extension granted for investment purposes (3 million baht in a fixed account). I need to withdraw this money. I have booked a ticket out of thailand on 5 September. If I withdraw the cash on 29 August (one week before a leave) will I have problems.

I do not believe that a three year visa is available. There is a 3 year visa, I think, only for citizen for ASIAN countries.
I have not used the London Embassy for some time. (The Hull Consular is much more helpful) but it was a two day turnaround

You have not stated your Thai language skills. As previous posters have said there are many Thai graduates with good English skills. If you cannot speak good Thai will will be at a serious disadvantage to these with most employers

Yes this is possible.
Also possible to yet a 30 day extention at any immigration office without having to leave Thailand. Fee is 1900 baht.

I wonder if this is linked to the tightening of rules for 30 stamp and checking onward tickets.
Remember that 30 day stamps are only available to tourists with an onward air ticket out of Thailand. This has always been the requirement but historically immigration have not routinely checked that visitors comply with the requirements.
I suspect that not many Cambodians asking for a 30 day stamp held an air ticket out of Thailand.

I needed to extend early last year. Pattaya immigration told me that it was not possible. I then went to Bangkok and there was no problem

AirAsia's long distance airline will operate from KL not Bangkok. They are due to make an announcment of the start due and the first route some time in July

I own a condo in Pattaya and spend about 60,000 baht per month.
The overall cost will vary greatly but roughly I think the cost of living in Pattaya is about 40% of th cost of living in the Uk

This is very clear. If you arrive on 26th you do not have a valid visa.
You might also have problems with the airline if you book on a flight arriving on 26th. They might refuse to allow you to board if you do not meet the requirements for visa free admission (ie have an onward ticket.)

If you have registered the house in her name it belong to your wife. You suggest getting its transferred into your name. Why on earth would she give you a house for nothing?
I think that your wife urgently need to get a lawyer before you she agrees to anything that is against her interests

You need to check the Condo rules and regulations.
For our development, they are very clear, you cannot use residential units of business purchases. Your proposal would breach this rule.
We also have rules which prevent the display of any notices or advertising. This would cover your signs
Talk to the management office about any restrictions in your development.

I have invested in Siam Commercial Bank SET Index Fund. Just when into a branch with a passport and some cash. I used the Jomtien branch. They only looked at the photo page of the passport and did not check the type of visa I was holding.
I made a number of investments between the beginning of March and mid-May and currently have an average gain of 13.5%

Only a passport is required. However, you might have to try a few banks to get one to open an account

Interesting thread. My situation is a bit different as I live in Cambodia most of the year and like to hop over to Thailand every month or so to do some shopping or pass through there on my way home.. The last time i crossed the border was April 2. I had no problem at Hat Lek. The funny thing is when I book my air tickets I go to Trat to do so.
I wonder if the local immigration people will have enough sense to see by my passport that I am really a resident of Cambodia and not bother with the rules. My guess is they will.

It is not a question of having enough sense. The rules are very clear and have been in place for some time. The 30 day visa free entry only applies to TOURISTS who have a confirmed ticket out of Thailand. Historically compliance with these rules has not already been checked but it seem that the Thai authorities are finally getting feed up of people abusing the system and the rules are now being more constistently applied. If you have no ticket out of Thailand you need to apply for a tourist visa in Cambodia. You have always legally had to do this but presumably in the past you have just assumed that you would not be caught trying to breach immigration requirements

You will be able to get an "o" visa in Hull. I suggest that you e-mail or phone and ask the requirements. They have always been very helpful when I have made contact

I am a UK citizen. I got a one-year multi entry non-im "O" from Brisbane about 3 years ago on the basis of "investments in Thailand".

To get to BK this year I sent some family members via HK and then Macao.
I know this sounds strange but a cheap ticket to HK was available where they stayed a day to get over the lag and then a very efficient service to Macao where cheap Asian air fares kick in ( 800 hk$ ) .
That similar to what I have booked to go back to the UK in September

I understand that they are planning the start flights next month to Avalon (near Melbourne) and Gold Coast (not far from Brisbane). They have landing rights at Stansted (London's third airport) but no start date yet for this service. All flights will be from KL
