The problem is defective design (shocking for Thai condo). There's no protection over the windows. Rain comes full force at front of condo. Yes, condo has neglected exterior

Nothing else is going on. It's a corporation that is free to cut their losses as opposed to silly private parties that overpay, mortgage, etc It's a fair price with the issues but condos are easily 30% overvalued and so they sit often for years. The condo also has incongruent walls, some other oddball things. No one will pay market rate per sqm for it. The building is simple, standard. 67sqm is not a small condo in central BKK. Usable space interior probably 57 We would still need to clear the title. The admin says it's only been owned by this one corporation that manages a number of this branded units. I've decided against the purchase. We were looking at the unit and the rain came. There were issues. The north side windows lovely but totally exposed. Rains came down on the windows. We asked prior and admin says we cannot put an awning only some lame 6 in aluminum strip. The renovation cheap between 200-275k and included some serious work. So...2.5M finished. At this point only one person has mentioned food and although is the first thing he had written it was just the one word - food. No acalaydes. This confirms to me once again that 99% of the foreigners don't like and don't eat Thai food.

Any idea what it will cost to have a lawyer search the title? This is a large and possibly massive property group. Supposedly like 1B capital. Can I trust them ? Can I just go to the land office and have them search the title? The admin said that they bought the condo many years back. It sat before and it's after. Building is 13 years old yet no one has lived in the condo. That explains why it is not been kept up. Any idea what flooring will cost? 67sqm. Nice flooring + labor. Also said can work together and earthquake insurance can pick some costs up. We looked at the condo the day after multiple days of rain. The interior was dry. The exterior had standing water on balcony. The mgmt company has abandoned the unit effectively. We were there today and balcony dry. The drain is clogged. Small to large issues: MASTER BED NE corner appears to have taken on water. It is dry. The window will need to be resealed if possible. Might want to change these out. Each are roughly size of sliding door. Idea on cost? SMALL BED: The condo fixed the exterior some time ago so said. The exterior wall of small bedroom shows repair. The interior of the same wall also shows repair. The ceiling is stained but appeared dry. The entire room was dry. LIVING AREA: The interior ceiling and floor are dry. They are stained. Floor will need to be pulled up when fixing the door area, damage also into the middle of the room from appears to just be a random leak at the time. Stains. the floor will be destroyed when the doors fixed and it's a typical low-end vinyl laminate floor. Happy to replace it. My concern here is any potential mold that might be under the flooring. The Aryan question is approximately two and a half meters by three meters maximum. Despite what the interior looks like the admin has said that it's been repaired. The central problem is around the sliding door. 1. Door doesn't slide correctly. It's more serious than the track being dirty for sure. New door or work ?? and resealed. 2. The bottom was totally Jerry rigged, looks totally shonky. This is big concern 1. The top is where I SEE water damage most in the condo. Also appears mold and maybe. Admin says fixed but I'm not seeing it. If anyone feels like they might want to comment on the photos I would appreciate it. I'm sorry they're not especially good. In the end the damage is not necessarily superficial but it's not a great deal. They will also let us put up an awning over the balcony that will keep water off the top of the sidewall and the windows. Below are pictures of the living area issues. I was once told by Israeli in India that after Israeli military service the best and brightest go to visit and possibly emigrate to US. The next batch to Europe and SA mostly on holiday ... the working class and scrum go to India and Thailand to party and smoke weed. Thailand has had huge problems with this lot as long as I can remember. India as well. I'd had numerous run ins with them when I was backpacking many years ago. You never find this lot doing anything cultural they're always in little party ghettos.

I don't disagree. It's very difficult to find good looking sandal type footwear especially in Thailand. Just look at the Thai young men and more or less dress like that. That is THE style here. They mostly wear long pants and that's proper in Asia and big city - but I've lived my life in short pants. Not going to change. Even when I wore long pants and a long sleeve shirt to work it was still not that uncomfortable going and coming from work even in the hot season. Many from UK and Northern Europe really suffer the heat and I've got that but you can still dress smartly. Some guys from the UK absolutely love the weather here. I understand that tourists are going to feel uncomfortable in heat. If you've not acclimated to the miserable weather here and it drives you to a singlet and flipflops in BKK you're in the wrong place. Slides not flipflops and dear God no hiking type, thick sandals (Keen, Merrill, especially Teva). If you purchase the right clothes they are not much warmer. A light collar shirt more comfortable than heavy t-shirt. I actually find shoes feel much better on the pavement than my slides. The real problem is that many of these guys have just like slobs are entire life. They feel totally uncomfortable in a collared shirt. I imagine they feel comfortable just wearing a nice shirt and a decent pair of shorts. Like it's "not them" . But I would urge this lot to try it. Just buy a decent collared shirt. Go to the regular watering hole and I guarantee you any female service staff that regularly takes care of you will remark that you look smart. 🌞 Agreed on the kids and tattoos, just because they think it's cool doesn't make it so. I was never a fan personally. They don't age well both in style and appearance. Can't say I'm wrong here. So many heavy inked tattoos as well. The tribal tattoos of yesterday are perfect examples of mistakes made Clean yourself up, take care of your skin, exercise, wear a smile (Thai women love smiles), give tips - watch your life change 👍👍👍

The entire Market is controlled by about three or four manufacturers now. The Chinese phones are quite good, but they run their own operating systems not android. I do not keep anything financial or confidential on my phone I still don't feel comfortable with these phones and know that they can and do feed data back to Chinese manufacturers and the government. Decent looking, proper shoes 1200-2500b. Trouble is they don't care. This also projects: I have no women in my life. In Bangkok no less the vast majority of western men are roaming around Sukhumvit in tired, black t-shirts and worse singlets. Cargo shorts complete the farang starter pack. One drunk about 60 I see regularly who is absolutely trash wears a tired black singlet, cargo shorts and flip flops. Of course, he's a broke drunk. Women just as bad. Always overweight (as many men), overexposed. They seem to think bc they're uncomfortable in the heat it's license to wear next to nothing. If they were hot no complaints, but they're gross. Black has been exhausted, it's not a cool color when everyone is wearing it. Sometimes I see idiots in Thailand usually UK wearing all black and long sleeve shirt. Spent a lot of time in India although mostly up north. Yeah, not clean people. Like Chinese there's 1B+ most of that is going to be dodgy characters. ..the educated, upper classes are ok. I quite like Jain people, super clean. Cleaner than the typical single farang I see about town I'm guessing Was down on soi 4 the other day drinking. Early evening ...the Indians were out and about. Yes, that's you. Me too. Fast charging can have some real value especially when phone gets old and battery gets shonky. When you're on the road fast charging also helpful. Unrelated: wife's lastest 1+ 13 has Hasleblad camera. Fantastic. I tried to talk her out of me buying a new phone 😂 because comparing specs on GSMArena the 13 was negligible real world difference from her 7pro. She never pesters me for anything so I did her the upgrade. Her family was burning through phones misfortune. I'd given away all my old spare phones so I ponied up. I think phone requirements for cranky old men are minimal judging by this thread.

I remember that era of moto phones and specs were great for price. Not easy to find in Thailand given the phone monopolies. Moto doesn't update, upgrade SW much if at all.

I could probably get by with LCD screen, but phones so cheap and I gotta say portable internet, maps, chat is handy. I keep email on my phone as well but no longer necessary. Before my limit was 10k. Now, my plan is buy the wife flagship 1+ and inherit hers every four years. I'm using her 7pro now. Great phone. The biggest want I have in a phone is ability to see it well in bright sunlight.
