  1. sorry to hear mate. here is a part of the above link. There is going to be a HUGE demand for cleaners and shudder to think of the price b you may need to book now

    "Wood floors-

Wooden floors should be dried gradually. Sudden drying could cause cracking or splitting. Some restoration companies can accelerate drying time by forcing air through the fluted underside of hardwood floorboards. Remove hardwood floor boards to prevent buckling. Remove a board every few feet to reduce buckling caused by swelling. Clean and dry wood before attempting repairs."

  2. .

However people keep snapping them up when launched. I rent one now that would cost me 10 million to buy for 88 sqm on the river. Nice development - 2 yrs old, room is nice but has a few issues but again 333,000 USD for it instead of renting it for 21k a month like a do. No thanks.

true enough regarding location and no offense but Suk 13 is not the same as on the river. Yes different strokes for different folks I guess. The SWM no doubt will like your area better ;) because of the close proximity to um ahh shopping.

Its always about the shopping :)

hats a good deal James however it always comes down to location location location. There are a lot of expats renting in my building and its obviously a good area for the single white male. I know all of them and they are all paying a minimum of 30k for 1 bedroom 70sqm condos and a bit more for the studios 17,00k for a 35sqm

off the plan the one bedders were around 4.8m bht for a 30k return

Thats around a 8% return compared to your place at 2.5%. Pretty good return

A lot of buyers make the mistake of not thinking they will rent out their condos and buy for their needs only.

  4. There's a wine importer that has a shop on Sukhumvit 19. They import wine's, cured meats and also a lot of gluten free produce. It's about 300m up soi 19 on the lefthand side at the crossroads. Sorry can't remember the name of the place.

They sell gluten free flours, cake and bread mixes, pasta etc and also things like xanthan gum too.

    thanks for this

  5. There is no doubt that Thailand has many faults. I can't see that anyone is denying that. When it comes to the point that the faults outweigh the good, it is definitely time to leave. That brings up the important question. Why are some of you still here? As for myself, I am content for the first time in my life and have no intention of leaving.

Thailand is a great place to live provided that you have money. If you can't afford to live here, you should have worked longer in your home country and not decided to try to live on a pittance. Only you can provide for your future. No one else cares and there is no good fairy here to pull you out of a situation that you created. Reasonably intelligent people should refuse to allow themselves to be ripped off.

"Thailand is a great place to live provided that you have money. If you can't afford to live here, you should have worked longer in your home country and not decided to try to live on a pittance"

By far the most bitter westerners are the ones living day to day. Doesnt matter where you are life is difficult trying to live on frightened money.

  6. lets see now... what should I buy for me and my family.... A safe high dry condo ....or????

    enough said :)

What is the purpose of having a safe high dry condo if you have to swim to the local 7/11 anyway?

it is quite evident who all the condo owners are in this thread

They are too embarrassed to admit that the tables have turned on them because Bangkok has now become a place

where if you want to live there you need complete flexibility and to be able to move if the need arises at the drop of a hat.

Condo ownership does not give you that flexibility ;)

better to rent your accommodation in Bangkok and invest your money in one of the other

many equally good and dry ( and not sinking ) markets around the world.

Floods Likely To Renew Interest In Condos: Thailand

    Makes perfect sense to me.

    .

Good luck with your "international" investment portfolio, but you certainly dont post like a content millionaire playboy so I somehow doubt it. Packing up and leaving at the drop of a hat is a euphemism for... sh#t , Im out of money, time to go home LOL :D

    You know its true ;)

  7. How come I seen so many farangs have allergic from the gluten, whilst rarely happened to Asian people?

    What does it come from?

Sorry that I cannot help the OP, no idea..

good point one reason is gluten intolerance is only a relatively new discovery. In the past you could have lived your whole life with it and been diagnosed with irratable bowel syndrome.

I guess most asians dont eat gluten or wheat products and use rice instead.

  8.

I am clearly in the presence of some serious and knowledgeable imbibers of beer, so may I respectfully ask the following: I usually drink bottles of Leo and Singha (at home and in Pattaya bars). I have seen the brands Tiger and Chang but my Thai wife is quite (if not very) adamant that I do not try those two. My question: is there any valid reason to avoid Tiger and Chang? This is a serious question for my learning curve. Thanks to all who reply.

If you can drink Leo, you shouldn't have any problem with Tiger and Chang.

Maybe she doesn't like the companies that produce them.

Thank you for the courtesy of your reply. My wife only (and rarely) drink San Miguel Light. I will give Tiger and Chang a try and see if there are any after effects.

Have a smell in your toilet bowl in the morning after a chang night. Im sure you will notice the diference. Very

    ineresting chemistry!

    who does that??

  9. Of course the hi-so chinese university graduates popular among TV posters also speak good English, but they are a bit harder to find although some people are lucky.

Actually they dont speak good English . University english is taught text book and this form of English is very , whats the word...rigid? Uni girls are quite shy to use it due to fear of mispronunciation. On the other hand some bar girls can be very fluent in "social english"

  10. But I am sure I read yesterday that there were tests done on ice and ice in drinks that were contaminated. Maybe just rubbish reporting. Can't remember the OP where I read this on TV, but pretty sure I am correct. Also, why would you need to boil water (as has been suggested), if it is safe for consumption (presumedly out of the tap)?

I guess you need to filter and boil ice for 5 minutes before you can enjoy your smoothy also...

Jokes aside, I spent 3 months in hospital for drinking Bangkok tap water some 15 years ago and would say even without floods, don't even think about it without a filter and UV light treatment or boiling.

omg thats nasty, your immune system must have been on the verge of collapse! 3 months is the high end of extreme.

5 years on filter an never a problem. During that time there was 12 months where i simply forgot (couldnt be bothered) to change the filters so plenty of tap water for me :D

  11. Quite often stay next door and like the pub. I think the Haven restaurant just a few doors down is one the best in Pattaya and a lot cheaper with a selection western food. The fried liver and bacon with mash is a winner

  12. All dry except what is served in a cold glass. Best forecast is that all bar stoles will stay dry. This government has their priorities straight, Sukhumvit will be saved at all cost.

tourists dont come to Bangkok for the temples :whistling:

When they keep talking about Bangkok central will be spared they are talking about lower SUKHUMVIT

    The show must go on

I bolted out of there a week ago as basic supplies were running short due to panic buying. How's that situation going. I mean can I go into one of the three 7/11s and get a pack of water or some mamma noodles? I'll be back but wondering what Asok Foodland and Soi 11 Villa mkt or even Asoke Tops are looking like. Supplies getting in ok and all?

What do you want the mamma noodles for? Just in case the nightly pickup wants to do a long-time, right?

    ROFL classic

"I doubt this flooding will precipitate a huge upswing in condo ownership"

 You are wrong. Your whole post is nonsensical and based on a false belief.

plenty of townhouses flooding the market soon for obvious reasons (no pun)

    .

    Care to elaborate?

"My research has led me to believe that Thais almost always would prefer a house to a condo"

Im assuming your research was done before the flood would that be correct? No doubt you will have to start researching from scratch again after this event.

Go in the field and ask those in 2 m of water what they would prefer?

  14. What is good living in a condo when y you still have to comeout and try to get food and water in the flooded area or even in places thatare dry? You still have other logistic problem whether you live in a flooded area, house or condo

I am most interested to hear the response from the condo " bulls " to this particular question?

I would like to see/know the underlying reasoning behind this article. It seems a stretch to anticipate an upswing in condo living as a result of this flooding.

I am also interested to know what they think. I am in a business which requires me to study and to keep abreast of housing preferences in Bangkok. I think given the historical Thai propensity for true house ownership, I doubt this flooding will precipitate a huge upswing in condo ownership. It would seem in Bangkok, people live in condos overwhelmingly because they feel they have to. They are either students from outside of Bangkok who goto school in Bangkok and thus want to live closer to their schools. Perhaps they are families who need a temporary place in Bangkok in addition to their house(s) else because of work. Of course, many expats (like myself) like the 'convenience' of not having to tend to all the responsibilities of house ownership. My research has led me to believe that Thais almost always would prefer a house to a condo. Unlike a city like Tokyo or New York, Thai people are not trying to move into the center of the city to 'live the city life'.

My wife and I reside in a condo, and there are all kinds of issues with all but the most high-end condos here in Bangkok.

The building materials are woefully suspect. Maintenance is performed CONSTANTLY, but alas thing slowly deteriorate anyway. It's a well-known phenomenon here that the investment condo owners will generally sell their units or otherwise pull out after 4 or 5 years after which time it's quite well-known that the buildings begin to deteriorate. I have yet to see one (even on the higher-end like Sansiri north of 6 - 10 mil) that a properly constructed for the climate. The units end up being sauna/sweat boxes in this climate. The houses, on the other hand, are very often constructed with the necessary sensibilities to provide comfortable, open, airy, shady & cool living environments.

The thing that makes condos attractive in cities that people actually *want* to live in the middle of like NYC, Tokyo, Seoul, ect is that they are in the middle of those cities. Otherwise, people will most often want more space, not living on top of or below other people, a place where they can blast their bass-heavy music and drink and party without bothering (too many) people, etc. Condos are generally not pleasant as compared to houses. That is amplified here where they really are overpriced, very poorly constructed sweatboxes with nice signs in the front of the property and security guards who salute every time you pass...

I am most interested to hear the response from the condo " bulls " to this particular question?

That depends a lot on where the condo is located. For example In our complex there are 3 resteraunts and a family mart as well as 2 bars.

You can also stock up on just about everything

The real differance is would you rather have the logistic problems and wet and miserable or high and dry? pretty simple really

The writer here is 100% correct, of course there will be a rush on condos

by the way there is no flooding in central BKK so location is important

Wouldnt these be more likely to be located on ground/lower floors and more likely to be flooded?

Again depends where its located and doesn't really matter where in central BKK as its dry . A lot of hotels and condos have a "walk up" level and are not built flat on the street for obvious reasons. Ours is over 1 metre.

  16. That place went up dam_n quick. It's like the antithesis of the Sofitel next to the Thermae. That place has taking dam_n near a decade to complete. I remember when they smashed down Clinton Plaza in late 2002 and got started on that hotel in 2003. My god never seen anything take so long to build. Then of course we have the infamous condo-hotel at soi 13 that will be entering year 7 soon. Work must be stopped on that. I havent really checked closely. Since we're talking about the area, I was surprised to see the remnants of a started building that failed around the '97 crash finally torn down and cleaned up. I wonder what will be going there. I'm talking about the concrete remnants that were located on the even side of sukhumvit that you saw for eons cruising up the escalator to Nana bts. the eyesore in front of the Prince Hotel eyesore

LOL good post , the sofitel could take another 3 years for the internal fit out now

Your refering to the Regent in soi 13, supposedly 5 star, they are currently building the new showroom which could take a decade in itself but at least there is some movement.

Dont know how T21 got built so quick but shows that it can be done.

Their restaurants are packed out, theres a really nice Italian rest, with a balcony outside but there was a que last time I was there. I think this T21 could become a Hi-So hangout, second of course to the mighty paragon
