  1. Dmax,You asked how Canterbury Tales is making a profit,truthfully i dont know if he the owner is making a huge profit or not,but i do know that whatever he makes he works bloody hard for.

    He dAVEO is on every internet forum including the gay pattaya forums to promote himself and his business.

    He seems to be up at around 5am each morning on internet forums and then marketing his bookshop and replying to emails etc etc.

    He calls people by their first names,and knows how to get along with people,this takes real skill,i heard he was a cab driver so he has experience in how talk to drunk people.

    Secondly he owns the building opposite not renting it.

    Not sure about crazy daves,he s open 24 hrs,but im sure the owners over 60 so i imagine he may also live on a retirement income,as with Murphy s Law,i dont know how they survive on their income.

    Maybe Murphys Law make better money in pattaya than in Ireland right now ?

    But guys please let s help Dmax out rather than slag him, he' s having go ,and that s the main thing,have a go and at least try instead of sitting and whining

    Dmax, your room prices are too high,cut down to 550 baht a night,at least until you can get a stream of customers.480 baht a night if they stay 7 nights or more.

    You need to be competiive my friend,very very competetive,which means,you need to be different from everyone else.

    You have entered a cut throat business,and the more experienced ones are like sharks.

    To cut electrcity,try to have the shut off room key swithch installed,so they can only have the electrcity on when their key tag is in the power switch.

    You may be better not having girls or any prostitution,maybe be better having a 24 hour cafe.

    If you are wanting to go into bar girls,do something DIFFEREnt,not the same as others,younger girls,etc,BUT this means more money to BIB,so maybe better to have a 24 hour Cafe downstairs .

  2. What's going to happen to the Irish bars now the recession has hit Ireland hard.

    Noticed the protests in Ireland over the weekend,massive job lossses,peoples homes being repossessed.

    Saw a documentary that the Dublin Taxi Company has now an over supply of people becoming cab drivers,before they had trouble finding anyone to drive a cab.

    What a Country going down the gurgler.

    Has it affected the Irish bars and guesthouses?

  3. Everytime i go to Bangkok,I love going to the area where the Bang Kwang Prison is.

    Nonthaburi ?

    I love shopping in that area and it reminds me of my old hometown.

    I would like to know if anyone has any idea of real estate prices,i would love to one day buy a cottage/small house just near the main street area.

    Anyone live in this area,just around near Bang Kwang,the main road has a good variety of shops.

    Is it a good area,i did see a lot of prison guards walking around during lunchtime last week buying food in the cake shop so that must be the main employment.

    Who.What Government Dept rents the Jetski Operators the beach area they are on ?

    Doesnt the LandLord,whoever it is,have ANY control over the Leasee?

    Didnt they require them to have insurance beforehand ?

    Secondly its a CIVIL matter not a CRIMINAL matter so how can they keep your passport ?

    Where is the farang that use to own the jetski business down that way ?

    I was walking along the beach footpath a few weeks ago,some Thai guy with long hair carrying a jetski placard was trying to entice a a woman and her 2 teenage children onto them,for some reason he didnt say anything to me,maybe too old,maybe I looked too old or fat ? anyway he didnt say anything to me.

    I dont have 80,000 baht so i wouldnt be able to pay them,so what is the CRIMINAL charge ?

    I never see any of the young Bangkok Thai guys who come here on weekends use the Jetski s,do they try it on THai's too or just foreigners,

    As for the alleged involvement of the FPV ,they are starting to lose my respect nowadays,before I jumped to their defence but now I see they dont really seem to want to help farangs.

    Look,I will tell you this and I will be honest with you,YES if I was a FPV,I too would have done the same,AND i would of expected a cut,we all all probaly would of done it .Money Talks.

    Geez if I was a FPV or tourist volunteer I too would be standing near the jetskis to "mediate" the situation,lets face it,WE all would !

    I have been trying to help a friend of mine who is disabled and is looking for a guesthouse with an elevator.

    He was/is trying to buy a going concern business.

    Anyway,can any smart business guy/girls give me some advice on this.

    I have been looking at a guesthouse/hotel that has 15 rooms .24 hours reception.

    It has been on the market for over 12 months.

    It has potential says the business broker who showed me the place,for example open the bottom bar into a 24 hour restaurant etc.

    There is no elevator.

    Rent is 90,0000 baht a month,Electrcity is around 35,000 baht a month,other expenses,Water ?,Staff, Has to have someone 24hrs -roughly 40,000 b a month

    Its in a double shophouse building and a bar downstairs.There was no one in there when I arrived,seem to be more drinking beer bar.

    There are guesthouses /bars all next door to it.

    The owner ,this is leasehold,Its for sale at............................ 5 million baht.

    Its last 12 month has only been making around 5,000 to 10,000 baht profit average because of the riots etc.

    What do you think this business is worth? Do you think the rent is too much ? The Business broker told me the electrcity was around 35,000 baht a month,do you think this is too much ?

    Now the owner was an older guy,very nice,his wife had a illness and they have to go back to his own Country urgently.

    Lease is a 3x3 Basis,and at end of 3 years,150,000 baht key money.

    There will be a new lease when someone buys ,3x3.

    So Im trying to work out expenses here.

    RENT-90,000 BAHT PER MONTH

    STAFF-Average 40,000 plus per month,24 hour reception

    Now the owner told me its quite easy for the purchaser to get a work permit as it has over 14 rooms ?

    Electrcity-average 35,000 b per month

    Water-we could say 10,000 b a month ?????????

    Possible to make a profit ? As I said the last few months,particulary April/May the owner said he made around 5 to 10 thousand baht profit.

    Not sure how he gets his income,i dont know his background either,maybe he has a disability or such,but a friendly guy,thankyou Glitterman.

  7. Well was on a baht bus recently,and who went past but the Golden Glitterman.

    I shouted out hello,and to my surprise he smiled back and waved.

    Seems like a friendly guy.

    By the way just getting off the topic a bit,i saw the guy with the macaw bird arguing with some people on beach road last week,probaly about photos.

    Anyway getting back on topic,Glitterman,does he own a business of some sort or can i only guess how he gets his income ?

    He seems to be a friendly chap,i heard non drinker,non womaniser so i guess he saves money.

    I agree,the footpaths around Pattaya are not really good for people with Disabilities.

    I do think my friend Tim and his wife will find a suitable building maybe on the outskirts of Pattaya,up near the highway or whatever,it's just a matter of time and i imagine finding a Landlord who agrees on them installing a lift.

    He has been here a few times,he uses a sports type wheelchair and he lifts weights everyday to keep himself strong.

    I told him budget for about 1 million baht and maybe,just maybe a month in installation time but then again TIT.

    I dont know many shophouses with 8 plus bedrooms with a lift,very hard to come by,so he may get lucky with a landlord.

    Dave i thought it might be in the 1 million baht range,im not sure about the landlord,im thinking some may think its adds value to their building ?

    I spoke to him on the phone today,i told him go to Pattaya and find a place already with a lift.

    He says that its not easy,im sure if he went to a real esate they might help.

    The stairmaster idea was good,but as you know the stairs are not straght up stairs in most of these places.

    I still think if he bought the leasehold of some guesthouse,most of them going cheap now or found a empty place ,must be a building somewhere with 8 plus rooms ,even on the outskirts of Pattaya then i think the majority of landlords would love to have a lift installed.

    Does anyone know if you have to have City Council permission and all that ?

  10. I didn't know what forum to ask this on,

    Basically the question is,how much roughly to put a lift inside a old guesthouse .

    The story is,i have a friend parapeligic from a car accident,now even though he has his compo,he will looking for a rent a whole guesthouse 8 bedrooms ,Pattaya,and convert it to his house so he wants to put a lift in there.Can it be done easily?

    Obviously if he s renting the building he will have to get owners permission.

    Probaly he s better off buying the building but he wont so i told him to see a real estate agent .

    Is there much rigmarole to installing a lift,i imagine he may have to tip the owner ,but building survey ? how much roughly ?

    Someone with building knowledge may be able to answer this,but he is looking for a guesthouse ,so what would he look for in the building which would make it unsuitable for lift installation?

  11. A friend has asked me for information on a building or house in Pattaya.

    First if all let me explain,he is in a wheelchair,parapeligic from a car accident,his wife was also involved as has a leg amputated but is still mobile.

    He has received compensation although only in the mid hundreds of thousands.

    They ,with the father in law 76yo, are wanting to move to Pattaya.

    He is looking at renting not buying and he seeks this.

    A building ,maybe ex guesthouse or guesthouse with a lift or a building ,warehouse,with no upstairs bedrooms.

    They must have a minumum of 8 bedrooms for when the other members of the family visits plus he needs the extra for a small gym and office.

    He does have money to refurbish but looking for a one storey building or has a lift .

    Maybe even out of Pattaya or a industrial area is ok as long as he can drive to Pattaya and its close to a baht bus route.

    Is it possible he will find this,either a large one storey place or a lift place with at least 8 bedrooms minimum.

    he would like to get a minimum of a 8 year lease and if he has to spend money on refurbish he will.

    If he cant find a large one storey place,then he will have to find a place and then get permission off the landlord to install a lift,that will probaly be around a million baht or more i imagine.

    He will have to maybe look at a warehouse he can convert as they both cannot get upstairs.

  12. So currently if you are an Australian citizen with a disability,sore back,psychiatric illness,or whatever from January apparently its going to get more difficult.

    1400 dollars a month about 50,000 baht a month soon possibly to be stopped.

    It doesnt say stop mind you,it just says difficult.

    Currently an aussie in disability pension has to go back to Australia every 13 weeks,thats why you see some bars closed for a week every 3 months.

    There are exceptions,if your blind .

    I wonder if there are a lot of disabled aussies in Thailand.

    And if there are Aussies on the DSP here,can i ask you,did you always make the flight back to Australia every 13 weeks ?

    Look there are ways around this,obviously you have to keep a permanent residence in Australiua which would be easy BUT then they find out your flying out every 3 months with this new system they will know .

    We /those on Disability pension will just have to wait until January 2011 to find out more,BUT,rumour has it,it will be cut from 13 weeks away overseas to 9 weeks,AND you must stay in Australia a minumum of 6 weeks BEFORE leaving the country again.

    This is just an extract from her speech but if passed it will affect all Australians on DSP ,Disability Pension,who wish to spend any length of time outside of Australia.

    A Disability pension is for those under 60yo who cannot work due to illness.

    The bill will also include amendments to close a loophole in qualification for disability support pension. This loophole has allowed continued payment of disability support pension to people who live permanently overseas but return to Australia every 13 weeks in order to retain their pension.

    From 1 January 2011, only disability support pensioners permanently residing in Australia will continue to receive the pension, except under limited and specific circumstances. This change will bring disability support pension into line with other workforce age payments.

    Closing this loophole will keep the disability support pension payment system fair and effective. Any pensioners who have a need to travel overseas for short periods will still have access to the 13-week temporary absence rule.

    If she gets this passed I can see a mass exodus from S.E. Asia..

  14. I would just like to say that i followed someones advice on here about saving money for a taxi from patts to bangkok by getting a baht bus to the highway and trying to flag down a passing taxi.last Tuesday morning.

    Worse experience I ever had,no taxis came past in nearly 1 hour,if they did they were full,one taxi was vacant but didnt stop for some reason.

    Here I was trying to save about 500 baht.

    I kept walking down the highway rather than wait on that corner near Big C,so i ended up walking backwards so i could see oncoming taxis in the bloody hot sun.

    Anyway as i was walking down the highway past a tyre place it then started to rain,and no cover anywhere ,then i spotted a service station ,I got a drink and decided to top up my phone card and then I decided bugger it,and called the hotel where i stayed who arranged a cab to meet me about 30 minutes later,wasnt worth the 90 minutes or so being a cheap charlie.to save maybe 500 baht.

    The car they came to pick me up from the service station charged me 1000 baht.anyway.

    Would of worked obviously if the taxis coming out of Pattaya back onto the highway were vacant but I guess at 10am in the morning there just wasnt many.

    He then bought a house with the "high six figure" sum according to stickman in bangkok,or out of BKK.

    I may have been a bit vague with my information.

    He wants to start a pool hall,with the customers the majority Issan.

    Now I looked at the empty double shophouse and the surrounds and it has potential,but thats his "business" so to speak because what he wants me to do,is to have the shophouse owner put the lease into my name.

    He /friend ,puts the business into his name .

    He pays for electrcity ,has /manages his own staff etc etc.

    HE will buy his own pool tables and stock.

    He will run/manage the business.

    I dont pay anything except legal fees relating to drawing up of the 3 year lease.

    However............I will pay the 11,000 baht per month rent to the owner.

    Then....................he ,the friend,pays me 13,500 baht.,I make 2,500 baht...........allegedly anyway.

    I will NOT be in the Country,Thailand for around 6 months of next year so I will have him pay me thru a bank account and then i pay the shophouse owner the rent.

    But my questions are, Do any of you see any pitfulls with this ?

    Obviously the electrcity and bills WILL be in his name.

    THe only downside I can see is if I sign for the 3 year lease and he buggers off after 6 months or whatever then Im a little stuck.

  17. Does anyone know the negatives to this business proposition.

    I am trying to work out the pitfalls etc.

    I have very good Thai friend.,45 yo College educated,he wants to open a Thai style beer bar in a location in Pattaya.

    The shophouse is currently for lease and is currently a empty shop.

    He wants too open with pool tables,etc marketed at the Lao.Issan customers.

    This is where he wants me to come into it.

    Because he is financially unable he needs me to Lease out the shophouse for him and he runs his business in there.

    The business according to him will be in his name but I have LEASEHOLD of the shop.

    Rent is 11,000 baht per month,3 x 3 year lease.

    He will pay for furnishings,stock,staff,electrcity etc.

    He will pay me every month 13500,which means I have to pay rent of 11,000 baht,I keep 2,500 baht.

    However I am a bit scared to go down this road because there maybe legal problems.

    Obviously if he cannot afford the 11,000 baht rent a month,then I will have to take it out of my pocket.

    Secondly,as I will be legally the leaseholder ,if any illegal activity takes place in the pool hall/bar will i be held responsible ?

    Is this a good business idea.

    Obviously I will have to have back up plans if he pulls out after 6 months or so.

    Is this technically what you would call a sub lease ?

    He,my friend,said better I not put my name in the Business registration because BIB will see a farang is involved and ask for more ?

    What do others think?
