Thanks bankruatsteve and sometimewordworker. Yes I guess it's a mixed all of these guys, local and the big boys. The big boys have some decent specials at times so keeping an eye out for those is also a factor.

Hello all
I'm likely going to build a house on a piece of land we have in Mukdahan and I would like your opinion on a couple of things please.
What is the best / best value roofing material, the actual roof structure will be metal but I'm tossing up a few different alternatives for the roofing?
Buy things for the construction and also the fit out of the house, are the big brand building supply / hardware's the best value? For things like tiles, toilets, piping, steel, doors, windows etc, etc, etc Places like Thaiwatsadu, Global house etc or more local types you see around?

I think userabcd has offered sound advice. You can access English language versions of Thai labour law and clearly you should comply.
Casual and temporary staff are treated somewhat different to permanent staff and yes there are some small differences depending on the business type though the law is the law.
Additionally, government office holidays are different to officially gazetted public holidays.
It’s not as simple as telling them to leave if they are not happy and then replacing them.

I had a builder build a house for me A few kilometres outside Mukdahan some years ago, although based on my design. We own some land across the road from that house and we are looking to build something for my son.
I’m told that the regulations vary a little based on the size, over 150 square meters requires signed architectural draws that need to be approved by local authorities.Anyway it will no doubt be an interesting project.

Does anyone have a simple list of the steps to build a house in Thailand?
Things like,
1. House plan
2. Permits required
3. Engineers draws, concrete slab, roof structure
4. Electrical engineers drawing power

Best to find yourself a labour hire agency, hundreds of them around different areas tend to have different agencies. Start with agency staff first before employing your own staff. Your quoted rate for factory workers is pretty good and you should not have issues getting decent staff. Especially at only 5 days a week.

Hi There
Does anyone have any experience with Palm Oil farming, like when and what to fertilize palm oil trees with? I have absolutely no experience with farming and my wife has some small palm oil farms. I'm told best to fertilize during rainy season or just before? Is there a specific type of fertilizer and or method?

Look up Bangkok Hooker on YouTube he has a couple of decent videos on this. Never done it myself but looks like good fun and they are certainly good to eat.

Does it have to be Bangkok or can it be Wang Noi or Bang Na areas?
We have plenty of warehouse jobs available in the major grocery chain DCs, though starting as a casual before going permanent but getting 48 to 60 hours a week.

And why oh why do we not see Farang with helmets. They can’t ride a motorcycle at home without a helmet so why do most think they can ride here without one?

Unfortunately the government, police or indeed military neither has the understanding of the problem nor the wherewithal to solve the problem. Long term solutions including children’s education right through to appropriate driver education and strict enforcement of the law.
Consequently nothing will change anytime soon.
