  1. Having a house built at the moment and the plan is to have a water heater fitted under the bathroom sink that will supply warm water to the sink and shower.

    We have a similar set up in our other house and our current rental place.

    The builder foreman is confused as to what constitutes a warm water heater (kruang tam nam oon) and a hot water heater (kruang tam nam ron). He has now got me confused as I thought they were all the same but with varying wattage.

    I went to a shop today where they said anything above 3kw that can heat more than just a shower is a hot water heater and 3kw and below is just for a shower only.

    They also tried to sell me the type with a copper pipe as opposed to the cylinder. Pics attached.

    Anyone know of any pros and cons of the 2? I must say ive never had a problem with the cylinder type with heater control on the front. Is there one I should stay away from?

  2. Here is the bottom line for me...Never buy real estate in Thailand.

    You're never going to own the place. Property deteriorates quickly and is rarely well built. Neighbor horror stories are everywhere. You can never trust a management company. Property rarely appreciates. The country is a political mess. I can go on and on.

    I'm currently renting at a high end condo project in Phuket. The HOA is in a war with the owner of the property all over who gets to handle the monthly fees. The Thai owner wants that money back in her pocket (where it belongs according to her). The HOA wants it spent on upkeep of the property and grounds. Water, electricity, Internet, pool maintenance are all being used as pawns in this war. The property values have been cut in half and sales are non existent because everyone knows about this and there is no end it sight.

    There is plenty of places to rent. Anyone coming here and planning on buying a place is out of their mind. I have a friend who runs one of the largest Realtor on Phuket. I asked him one time if he would buy something here. He just looked at me like I was crazy...."Yeah, right".

    Concur, concur, concur.

    Currently renting in high end moo Baan where all the Thais drive round in Benz and BMW but still behave like council estate peasants in the UK.

    Dogs left out day and night in garden which bark at nothing , maids talk loudly in garden and just plain rude manors. Not to mention in January they seem to go construction crazy

    That's sad, but they aren't all like that.
  3. I too think I will buy there, had a few chats with the developers and am quite happy with the setup. I have also heard what other people have said who stayed in other developments by this company and it seems pretty good. I really like the style of the new houses too.

    I was a bit dubious about the 5 year in advance fees but it seems to work so why not?

    Where we stay now is much more expensive in yearly fees but they have an army of staff that is really unnecessary in my opinion.

  4. No I don't. I think it's a ridiculous concept and doesn't fit with my logical mind.

    Wish there was a god, aliens and ghosts but until is see plentiful credible evidence of any of them I can't believe.

    I do however envy people that have faith, I'm just not capable of blind faith.

  5. I was quoted roughly 30, 000 per year. Sounded a bit steep to me. 84 Talang Wah.

    That is marginally cheaper per Talang Wah than what I pay in an established moo baan without a pool and fitness in Pattaya - but only 50 odd homes.

    I guess you are renting but if you were looking to buy I would suggest asking how many houses are not paying and what the state of the overall finances are like.

    I checked it out and apparently everyone pays 5 years at one time and the place has been there 8 years and they just use the interest on the principle sum to maintain the place. Interesting concept. The original people have never paid after the 5 years and everything seems ok. However the estate is still run by the development company at the moment and I only can go by what they told me.
  6. It is quite possible for a skull to be that clean after a week. Many factors decide the rate of decomposition. A murdered woman was found after a week in the U.K. during the month of November and practically a skeleton.

    Also it is hotter here and there are plenty of animals and insects to do the job. Normally animals such as dogs and foxes make off with other body parts but usually leave the skull as it is hard to get in their jaws.

    Regardless I pity the fathers lousy judgement and hope the perpetrator gets what he deserves and then some.

    Yep, stayed in a place at home once where a guy was hammering at 4am! I have had to knock on neighbors doors back home. Nowhere is perfect.

    Sorry mate, it begs the question......what was he hammering, and did it involve a hammer or not?whistling.gif

    Sadly I think he was on something, opened the door with the hammer in his hand, sadly the discussion wasn't very amicable so I never did find out what he was doing, all that mattered was he stopoed. The other kind of hammering wouldn'thave upset me so much as I understand the need.

  9. How does one compare Baht/annum between developments? Facilities vs size of development will determine a reasonable rate.

    Just like the taxi fare being shared between 2, 3 or 4 passengers.

    Agreed, I will check the whole size out, the pool is very nice, small park for kids and fitness room is nice if you like cardio machines. Seems clean although haven't seen any cleaners. Where we stay at the moment has an army of street sweepers every day. Trying to find out the rate where we are renting at the moment.

    The only thing to watch out for is an overkill of maintenance. This usually happens when buying into a new development where the developer is still building and selling houses (further phases) and will spend more than necessary to keep a good impression of the estate for viewing by potential buyers.
    Right, this place has all sold and is established for about 5 years or so, run by committee of owners, just found out it's 40 baht per sq wah here per month. Then again this place is a bit posh so I would expect it to be more expensive. The new place has been around 8 years but like you say, still run by the developer.

  11. I can read, but my spelling is horrendous, the only time I write Thai is when sending emails with electronic spelling assistance. That restaurant would be out for me I'm afraid.

    You can type Thai but can't write a simple food order?

    I didn't say I can type in thai, I send e-mails in thai by typing phonetically and copy pasting into the email. Much quicker for me than trying to type and as I can read it's easy to check.
