  1. For those of you who aren't 100% happy in Thailand, what is it exactly that causes you discomfort?

    If I ever met anyone anywhere in the world who is 100% happy I'd be very suspicious and ask probing questions about the substances they ingest. :o

    Are you, as you infer, 100% happy in Thailand?

    All places have warts, even Utopia must have a sewage disposal system. That we sometimes complain about the warts shows we care about the place. Some folks complain more than others, that's their perogative and if you don't like what you are reading don't read it. Some folks like to post deliberately inflammatory views just to start a p1ssing contest, that is their perogative amd if you don't like the way the thread is going just bow out.

    So what are the things about Thailand that you don't like?

    In my honest opinion, if you guys were to list the things you dislike about Thailand, it is more likely that your complaints are with yourself and your own short comings than they are with the country itself.

    And like I said before, why bother complaining regardless?

  2. Sorry but it seems very obvious that those who aren't 100% happy here are jealous/envious/angry at those who are 100% happy. They insist on reminding us that "we've only been here for three years" "that we don't know the real Thailand".

    Whereas those of us who are 100% happy just take pity on the unhappy farang.

  3. Minimum Loan Rate ( MLR ) 6.875

    There are two periods of mortgages: teaser period and floating period.

    With a teaser period, the interest rate is set in advance, usually between one and three years. Normally, the interest rate of teaser period is lower than that of floating period.

    A floating period is a variable interest rate, which changes in response to financial conditions. The bank's floating interest rate is at the same level as the MLR. When a teaser period term expires, the rate usually shifts to the Minimum Loan Rate (MLR) for the remainder of the loan period.

  4. Here is what I see on Bangkok Banks website

    "Loans to suit your needs

    We offer flexible lending and refinancing options, combined with attractively low interest rates that start at 3.25% for the first year, credit lines of up to 90% of the property appraisal value, and flexible loan terms."

    And

    "You can now submit your loan application"

    I hope they have been making sure these people weren't lying about their income!

    8. How long will it take for my loan to be approved?

    It normally takes around 14 working days from submitting your loan application until you receive your loan.

  5. I am undecided. Before, it seemed very likely the government would lower interest rates to help the banks but at this point that might be like throwing inflatable rafts to the sinking Titanic. If the FED feels it isn't enough, they may let the markets play their course and a recession might be unavoidable. I don't think anyone knows just how bad it is going to be, and the markets have gotten very pessimistic.

    GS says it is limiting its exposure in Emerging Markets.

    Those from the US, who own property outside of the US, may soon be able to buy outright the ENTIRE freehold of the US, if of course they repatriate their funds. :D but the repatriated funds may be taxed to offset this, :D and fill someones pocket :o designer economics at play :D

    then they will be reintroduced to property taxes. a nice 500k home in the usa might pay 15k a year in property tax.

  7. i think the difference is that while some people consider something a 'big negative' others just shrug their shoulders.

    for example, of course i dislike pollution and heavy traffic, but i wouldn't start a thread on ThaiVisa complaining about it and i don't give it much thought.

    it kind of gets on my nerves when i go into a store and ten people hover over me and point at each product.

    there is a heavy import tax on electronics and overall lack of selection.

    no butterfingers for sale anywhere in the country.

    if i went back to the usa i could buy cheap electronics and butterfingers but then i would be complaining about the low quality of the sum tum.

    no two places are the same, thats why they have different names.
