Some readers seem to think that the 140,000 Baht is for the personal benefit of the Juristic Person Manager ......it goes to the account of the condominium (= all owners) on which for instance also the common fees have to be paid. The JPM is appointed by a General Annual Meeting to operate this account under the supervision of the Committee. and I cannot imagine that a JPM would go to court without a vote by the Committee.

  9. Many doctors speaking on Youtube on this subject think that there should be no problem up to 50.000 IU of D3 a day but human beings are not computers and everybody is different.   10. Interesting but in this hot climate I stay 100% in air conditioned rooms or areas which explains that many Thai people, except may-be the rice farmers, have low D3 levels. How many IU or mcg of D3 did you take daily ?

Vitamin D3 is in fact a hormon which is stored in the liver : it can be toxic with a dosage of more tha 50.000 IU or 1250 mcg a day / look at Youtube what the UK Dr John Campbell says on this issue....he is providing his sources and not selling you anything / in one of his video he says that he takes 2000 IU a day and that is why I do also but I combine it with 100 mcg of Vitamin K2(MK4) to divert the produced calcium to the bones and away from the heart and blood vessels (49) Vitamin D dose - YouTube

I am not a medical professional (but I graduated in astrophysics so that I can read reasonable well medical science) : if you take 1000 IU of D3 per day in a single tablet you should be OK / after a lot of reading I am taking 2000 IU a day combined with 100 mg K2/MK7 to direct the calcium produced by D3 to the bones and not to the heart region/ some people prefer to take 5000 IU of D once a week because D3 is stored in the body and that is also reasonable / I would not dare to take over a long period 100.000 IU of D3 per day because according to the famous Mayo Clinic it can be toxic / https://www.mayoclinic.org/healthy-lifestyle/nutrition-and-healthy-eating/expert-answers/vitamin-d-toxicity/faq-20058108#:

I live in a condominium where too many co-owners fail to pay on time their common fees but when the Juristic Person Manager finally goes to court (as is his or her legal duty) the judge considers the interests (penalties) of 12% and 20% allowed by the Thai Condominium Act Section 18/1 as interests imposed by a loan shark. The allowed penalties are reduced to 5% without consideration for the fact that the condominium degrades because lack of money for maintenance. I can only write my experience but it happened in 1989 after our marriage in Belgium 1) city hall issues a copy of the marriage certificate 2) Foreign Ministry in Brussels legalised this 3) Belgian Embassy in Bangkok legalised the above 4) we got a translation in Thai language by of professional Thai company In 1989 the Thai Immigration still accepted this 5) it could be that now a legalisation of the Thai document has to be done at the Thai Foreign Ministry at Chaengwattana
  22. You are right : a visa is a permit to enter the country issued by a Thai Embassy or Consulate which can then be "extended" every year at a local Immigration Office in Thailand. My Thai wife is preparing all the paperwork but as we live not too far from the Immigration Office she goes every year 2 or 3 weeks before applying for an extension to this I/O in order to get the latest set of papers. As OP is still in the UK he should take care to obtain a copy of the marriage certificate (if the marriage took place in the UK) and if possible get it legalised while still in the UK so that it can be easily legalised at the Thai Foreign Ministry (where there is also a translation office) Then get the document registered at the local city hall before using it at Immigration Office.
