    bingo you can rant about the world economy and whatever... but don't doubt the rich in Thailand... they are here, and here to stay, and they are surely cashed up more than you could ever dream of... maybe you can direct your comment to the relevant segment, the middle-class who benefited over the past boom, but definitely not the rich. You want everyone to be poor don't you, it's kind of sad - but I have friends whose cars (and they are just their insignificant playthings) are probably worth more than all of your net worth + your boyfriend's as well...

  4. The total price of the condo was THB 5.5 million; she had put down a down payment of 1.1 million last year. She notified them at the end of last year, and the developer sent her a check for 1.4 million in January - the down payment, plus an additional payment to reflect the rise in the market price of the unit.

    I thought it was a troll and did not dwell on this one in my first answer.

    Now, I am surprised nobody has picked it up.

    If there was such a rise in the market value (25%) , the developer will be dancing in the streets and try to buy back as many, if not all, units that have been paid only 20% by now.

    Then, the developer would be able to skim the 80% profits coming from the "rise in the market price of the unit" across the entire project.

    Instead, they are going bust.

    Or, did you mean the interest the down payment has accrued over the period of time?

    I've spoken to the OP, and this is the same project I was referring to in my own thread about an SET-Listed Company Bouncing a Cheque, which I liked to above.

    I think he means accrued interest, which is stipulated in the contract at 1.25% per month or 15% per annum depending on the interpretation (you'd have to see the contract). The contract is solid, in fact I had never seen one that covered the buyer to such degree in ANY contract in Thailand.

    I don't know when the OP's gf bought the condo (the OP says a year ago), but the numbers don't quite add up with a 1.1 million deposit ending at 1.4 million at 15% per annum... but maybe she bought it more than a year ago, the OP wasn't exactly clear.

    I was one of the first to buy in the project (my contract numbers directly follow members of a certain un-liked "Clan" in Thailand)... so it would have been 3 years this Feb/March from when I starting paying the deposit. Like I said in my other thread, in the end I received all of my deposit payments + 42% in interest payments (Condo One owners, another project with a similar BMA problem, only paid deposits back in the end, and that was when the economy was still good... sometime in 07 I think)...

    In the end, I had an issue over simple vs. compound interest being owed to me, of course in Thailand everybody gives you a blank look when you talk about compound interest, but I demanded it. In the end, I settled for simple interest (a difference of 100k baht or so, I can't remember exactly), in return for IMMEDIATE payment... there was a give-and-take, and I was very clear that ok, I'm giving you a concession here, in return you give me my money now or heads roll... as you can read in my other thread, I got my money. Jan 12. And it seems that the company started bouncing cheques right after I received mine... I think I may have been the last person to get their money back....

    OP is not a troll. He just doesn't have all the details because his gf is the one who bought the condo, with her money.

    Yeah and you know what? There was a lady there trying to save 2 spaces for the Porsche - so he could hog them both and park in the middle - keep in mind this was SATURDAY AFTERNOON AT SIAM SQAURE... hogging 2 spaces?! I think the owner of the Porsche was the owner of the shophouse in front of the parking space, but either way c'mon, parking is public property. So after some smiling and winking to the lady, and some "nah, nah, nah ja"s she caved and said "Ok, but can you please park a little bit to the right to make room for the coming car?" I thought a freaking Hummer was coming in, to need so much space, but then it was just the Carrera...

    Crash999 - did you know many of the bumpers on the expensive sports cars are actually fiberglass moulds? I have a friend who makes the moulds and he says his clients come in, have him make copies of the real bumpers, and then install the fiberglass ones because inevitably they will get scratched up... I asked what then do the owners do with the originals, and he said "Keep them at home!" :o And I think that to make the mould you even have to strip the paint first, so all in all, I think the super rich are just a little nutty!!!

    I still can't believe the R8 I saw... it was an MTM modified R8 too... I literally drooled.

    Moral Hazard is the downside. Some people are going to get justifiably upset that people who did everything wrong receive bailouts, and people who follow the rules pick up the check.

    I'm the head of the modification department at a FDIC insured Bank and that 60 minutes story on Option ARM's is 100% accurate. I talk to people 14 hours a day. Just a FYI...........I had written e-mails to the ****** group months ago stating that you have seen nothing yet and who were the major players to go down with their huge portfolio's of Option ARM loans! *** can back me up on this. If you guys and gals knew how many people earning 50K/yr own 5 - 10 properties your jaws would drop!!! No govy program will save a person from walking away from 7 homes and only keeping their primary. The moment a renter stops paying it's OVER!! They have no reserves to carry the costs for even 2-3 months on these properties. I'm guessing at least 50% of CA loans are Option ARM's.............Holy Cow!!! PS - Most CA loans waived the impound. You can not believe how many people have NOT paid their property taxes and the banks have to cover for them just to protect their 1st position on the loan!!

    You are absolutely correct with the Moral Hazard issue lanna. It's a total disaster.

    Re what I bolded/underlined above... care to tell which companies your friend was talking about? Sounds like a potentially good trade....

    i'm quite sure that my prostate, being recently "tagged" with a PSA of 0.44 and therefore neglected would be honoured if used as a tag. personally i'd be delighted to see my prostate connected to Bingobongo's comments as they have something in common and that is..... the location.

    I agree with that GirlX, but we can't discuss it cos it against the rules............. it's a Catch 22 situation.

    A nightlife forum where discussion of nighlife is forbidden, an internet forum where any discussion of file sharing, proxy servers, and god forbid, pirated software in Thailand is forbidden, cos we all know that pirated software don't exist and none of us would ever dream of buying it.

    I know that rules are made to protect the site, but the Nightlife section really pizzes me off, Farang entertainment end nighlife is now reduced to wordgames through rules, I am not allowd to say overmoderation cos it's against the rules.

    Agree. It all seems counter-intuitive, doesn't it? Sometimes I get really frustrated over these issues above, and they seem to be getting worse. I wonder how many posts have been deleted from this thread alone, for example? I'd say more than the number of posts currently in the thread, at least. And without explanation.... Now I can picture a moderator saying the infamous saying, "If you don't like it, leave," but that's not the point here... We did like it, and that's why we stayed... but everybody has a threshold, and if TV keeps pushing it, then certainly things will not go the way they were expected to go - my own hypothesis.

    There are SO MANY guests or non-active members that read this forum regularly, but don't post... and if TV loses the posting members by having nutty flash banners everywhere, then these guests will have nothing to read. And if they have nothing to read, they will not click on any ads. And if they don't click any ads, etc. etc... downward spriral, and no amount of "10,000 Baht tag competitions" is going to help in tha scenario (that was a good ploy, I admit, to get internet traffic by having members tag for their own greed - is anybody going to ever "win" that competition anyway, and will anybody ever see the 10k Baht. I'd like to know when they do - credibility at stake, and that may be the final straw for me).

    My 2 cents (of probably 6 or 8 cents of mine so far in this thread, though some 4 cents have "disappeared" :o ).

  10. i said somewhere in another thread and I think its worth repeating, members should have the option of disabling ads , after all we are the ones contributing with content.

    visitors , who make up the bulk of the hits and revenue, should be blasted with all manner of adverts , without mercy, to compensate .

    a friendly message saying , "sign up and make some posts and u can turn off ads".

    Now that post makes good logical sense.

    After all, TV is TV because of us, the members. Without us contributing, there would be nothing to read. So if a forum wants to place ads all over the place to annoy the crap out of it's members, then soon the members will slowly fade away and nobody will contribute, and what will that do... I know that is extreme, but mc2's point is quite valid and relevant. WE, THE PEOPLE.... :o

    Right now there are nil ads on my Thai Visa pages. Sometimes I get the sponsor Ad at the top of the page but nothing else, but now I have nothing, just blank spaces where the ads usually appear, and no download time either.

  12. During the school holidays, in a couple of weeks, I am returning with my family to my home country. I will be away for over eight weeks, and my car will not be used during this time. Any ideas how I should prepare the car? Do I need to do anything?

    Disconnect the negative battery cable, put a cover over it and that should do you, I have done this many times and never had a problem apart from the one time 6 years ago I never disconnected the battery cable and the Battery was flat.

    Honest question: Why just the negative battery cable? Can you disconnect both? Is there a difference, and if so, what? (what if you disconnected the positive cable instead?) I am an electrical moron. Not knowing much, I would just disconnect both cables... is that wrong?

  13. I have suggested a few topics to be pinned, will never happen. Anything that is detrimental to sales of houses, visas will not be pinned.

    The advertisements are just too much. And they are animated which makes it worse. Loading time of google advertisements is long as are the ones on the top. With the new advertisements placed between posts and the new sidebar i think it is overkill. More screen 'realestate' is reserved for advertisements then for posts. Posts that are the main attraction AND content of this site.

    Loading times are ever increasing. It is almost as the rest of the financial markets. It is just too much and it is causing a hyperinflation of advertisements (Money) and a deflation of interesting posts (Assets).

    One reason for this topic is to prevent more people turning their backs. I expect people to try to find another source of information which in the end will be the exact opposite what the owners of the site want, i think.

    Many people will just not come back and are unnoticed for a long time. I announce it, together with my personal reasons, so that at least it is clear that i move on. If others would do that too i guess it will be a source of information as to why people are leaving.

    I share these sentiments. Actually, today after that thread about those ridiculous ads in the first posts, I was peeved - almost to the point of doing what you're doing Jean - saying goodbye forever. Also, it would stop this TV addiction that seems to happen to a lot of people... people need to get out more (myself included), and these recent events just may be the catalyst.

    BTW, I've been wondering this for awhile... where are LaoPo and Steveromagnino???? They were very regular posters, esp in the finance section - were they victims of the financial crisis??? Seems like we're losing good members and gaining trolls from "The Nation." I'm not sure that was the best move... soon it'll just be the old hands and newbies, nobody in between...

    Anyway, best of luck KJ. Ever heard of the "Not the Nation" website?... if you're looking for an alternative, perhaps, er... :o I just think I came up with a new business plan...................

I may be able to help, because I did get my money back plus 15% interest, but my situation was quite extraordinary - I guess you can say I was one of the aggressive ones you referred to in your post who got their money back first and now there isn't any money left over for everybody else... I did give other people a chance to join in, though, but they didn't believe me - and in the end, it worked out better because they never could have paid if all owners wanted their money back, so just being me (and another guy) was a good thing.

    But I did just find this link, it's old (2004) but it says that they changed the law so cheque-bouncing is no longer criminal fraud, and must be sorted in the civil courts (aka forever). I don't know if they changed the law back or not, but it's just what I found just now:

    I just saw an AUDI R8 (drool) at Bangkok Hospital Petchburi Rd, white color, and I didn't have my camera... but wow, it was so pretty... that's an awesome motor....

  16. I'm confused as to how they come up with the value of the car... they mention this:

    So for a second-hand car, do they use the original purchase price as the basis? Or the purchase price at the time in Thailand (what if the car wasn't even sold here at the time?)... So my question basically is how do they come up with the "CIF" above (ok, i understand the Insurance and Freight part, but "Cost" is so vague here it could be anything.... ideas?

    Um, Wellington, it's called a stock photo. Probably from a fashion shoot of the Beckhams. I'm sure the author doesn't expect the readers to think that this is a photo of the two in the bedroom of their 400+ million THB playhouse. But they fooled you, so I guess anything is possible. Maybe they need some sort of disclaimer for people like you.
