  1. I have used AIG's insurance for 2 of my houses for 2 years and recently I had to make 3 different claims. 2 of them has been finished with DENIED and I am still waiting reponse for the 3rd.

    I would like to see if anyone is more educated in the matter and ask for your opinion in these 2 matters. Also, to make things more difficult is the english translation does not match the thai original version and I don't read thai. I understand the the Thai version is the one that will hold up and anyone with the policy from AIG and who can read thai might be able to enlighten me.

    The claims:

    1. The first claim is regarding a waterleak in the wall in one of the toilets. The pipe in the wall behind the shower had broke and water was sipping thru the wall out in the bedroom doing some damage to a wardrobe. We claimed for fixing the waterleak including new piping, cement and new tiles for the wall. We also claimed for damages to the wardrobe.

    AIG responded with that they do not cover fixing the waterleak in the wall but they cover for damages to the wardrobe, which resulted in payment of about 10% of the total claim.

    According to the english version is states that they do not cover for "water leakage through the wall" - I then ask me a) why do they cover for damages to the wardrobe :o what does "through" mean? The leak came from "inside" the wall.. (should I have ignored fixing the problem and have them pay more when water was everywhere in the house?)

    According to the thai version it states that they cover for breaks of piping but excludes piping in the foundation.. As our piping was in the wall shouldn't they pay?

    Pretty confusing...

    2. The second claim was for a shortcircuted cable where 50% of the cable was outside the house and 50% of the cable was inside the house on the roof. This was the main electric cable coming from the electric meter into the house. The distance from the property wall to the house and up to the roof is approximately 4m and the cable on the roof is probably about the same. I got a "DENY" letter stating that they did not cover for electric cable installed outside the building and is not electrical appliances insured under Furniture, Fixture, Building Improvement and Household contents.

    My question would be: Isn't the main electrical cable regarded as a fixture of the property as without it you wouldn't be able to do anything in the house ans shouldn't they pay for at least 50% of the cost?

    Of course all this is subject to wording in the policy but maybe someone with the AIG property policy and who can read thai or someone in the industry has some tips and answers for me.

  2. Stop bashing these Internet Providers, they are the reason why we have high speed internet. Maybe not perfect all the time, but certainly an improvement over dialup.

    HIGH SPEED... HAHA what a joke!

    Today I called True about a problem I've had for 1 month..

    Everytime (not everytime but every second time) I enter a webaddress and hit enter I only get a blank white page or I am redirected to beta.trulife.com or similar. It can take me 3-4-5 times refreshing before I get to the correct webpage.

    Called the support and said I had an irritating problem and the lady replied, ok what is your modem and phonenumber and later asked me to wait. After a minute she comes back and says she has verified that my internet indeed is up and running. I replied that I never said the internet was not working, but that I had an irritating problem for the last month.. She said "no, you said your internet was not working..." (great start.. she's not even listening to what I am saying)

    I went on to explain that I constantly had to enter the webaddress 3-4 times before reaching the desired webpage and it is pretty irritating. She answered this could be a problem if I just started the modem, but I said the modem has been turned on for hours and the problem is constantly there no matter if it's the first or tenth page I visit, not just when the modem is turned on. She got upset and started abrupting me when I tried to again explain that the problem had existed for 1 month. She asked me to try again while she was on the phone and I questioned the motive as surely the problem wouldn't just have vanished just because I was talking to her on the phone and so I didn't and asked to talk to someone else who understood the problem. She refused with an angry voice and said she was the only one working... (1 person working on the support???) I asked to speak to a manager but ofcourse no manager was on duty. I asked that a manager called me back on Monday, but the response was that ALL managers would be in meeting all Monday...

    You've got to love it...

    I have, but it seems many don't know that much. Some of them haven't even seen the properties they are listing on their own website... It's difficult to trust someone trying to sell you something they haven't even seen with their own eyes... wouldn't you agree?

    And if an agent has a property listed are they going to tell you that it is in a less desirable area, that it is overpriced or that people don't like to rent there? I think the response would be more that it is a great location, a steal of a deal and you will have to beat all the prospective renters off with a stick.

    Sure they would, but what happened with honesty and professionalism? If I get a property recommended on the phone by one of the agents whose website I have seen and then later go and see the property myself and find it in a bad shape and in a bad location, do you think I would buy anything thru that agent?

  5. I'm looking to help a friend find a suitable condo to invest in. He is looking to put about 10.000.000thb.

    Can anyone with some insight give some hints as to what complex might be a good investment for appreciation and easily finding a tenant.

    Should be in the Sukhumvit area. Of course there are hundreds of condo complexes, but some should probably be better than others..?

    Any advice apprecited.

    Also try reputable agents who have portfolios of condos which they can show to you - much more than a typical Thaivisa.com user can know about, that's their job. You can find many agencies on 1Rai.com to deal with; I would advise dealing with the ones that offer you the most professional service.

    After have clicked the link above I noticed that there were only 46 units for sale in the whole of Bangkok. Kind of surprised as the banner on top says "Thailands leading independent property portal".

  6. Having been reading this forum for over one year there is one member that consistently gives good and honest advice regarding property investment.

    I suggest that you select 'Irene' in the Members tag on the top bar and trawl your way through Irene's previous posts to get a good feel for the Bangkok property market. This should answer (and probably raise) a lot of your questions.

    I'm more looking for independent advice as to what buildings might have the best potential for good appreciation like The Lakes or similar.

    I know from reading the different topics here that there are a couple of people with a great deal of insight in the property market and might be agents.

  9. Hm, maybe it just worked beacuse I had visited the correct place just earlier and cached my choice to be english.

    Anyway it's still easy, just go to Kasikorns mainsite and choose english in the top menu, then "properties for sale" in the left side menu and then lastly "Real Estate - main index". Now it's working for me..

  10. If you recently opened a bankaccount in Bangkok without the need of a workpermit, can you please let me know what bank and the branch.

    I have a friend who has failed in all the branches he has been to and I have talked to the office where I have been doing all my business transactions for the last 3 years if they could help, but they said "no workeprmit, no account"

  11. How would I transfer the money into Thailand if I don't have a workpermit and so can't open a bank account?

    A friend of mine is looking to buy a condo, however he doesn't have a workpermit and is here on toursit visa.. How would he go about and get the money in here and get the correct documents from the bank with no bank account?

  12. 2½ months ago we had a baby (C-section) at Bangkok Christian.

    Nothing to complain about. Everything wonderful!

    We paid about 36.000THB in total for 3 nights.

    Doctors are great and so are the nurses!

    We went to BNH to start with but quickly moved to BC after beeing overcharged on anohter issue.
