I think most people realise the extent of how many people use agents etc. By all means immigration can kill the goose but it will go a lot deeper than that. Lotus, Makro, bars, restaurants etc will be closing due to lack of customers. lots of expats will leave so be mindful of what you wish for.
I very much doubt that Makro and Lotus will be closing any outlets if more farangs leave Thailand. The farang spend is a small amount overall. Only the small bars with 100% farang clientele will be the losers.
About time the loopholes were tightened up and those that cant fully comply with the regulations should be forced to leave.

Closing another loophole to keep the abusers of the system out of the country.
It amused me that each year when I used the pension letter route, that the embassy did not check on the documents being shown for income.
Any unscrupulous person could create an 'official' looking document from a reputable company and pass it off as an income letter,
Now I use funds in the bank for my marriage extension of stay.
I am guessing they really need to see funds transferred to Thailand from outside if a pension, as the code will show in the passbook different from funds deposited inside Thailand.

Just purchased a 1973 beach buggy as a second car and looking to insure for fire and theft. Many insurance companies on line do not go back that far.
Wondering if any member has insured an older vehicle and can suggest insurance companies?

Went on line last Thursday afternoon and accepted all my info.
Received and email on Friday morning informing me it was approved and the link to print the form for next appointment.

Just getting back into SLR photography after a 25 year hiatus ! I have more time on my hands now.
Bought a decent Nikon DSLR and lenses, nor remembering that I used a range of Cokin Filters on my old Pentax manual SLR.
Does anyone know if Cokin filters can be bought in Thailand ?
If not, maybe I can find in Oz later this year.Cheers

Applied for my Thai wife for tourist visa on 16th on line, submitted scans of, her ID, her Tabian Bahn, Marriage Certificate and my bank account, photograph and her passport; none were certified copies.
She went to Trendy Building on Wednesday, just took fingerprints and photograph of her, not asked to see any documents, other than her passport.
Visa approved letter in less than 24 hours.
Very simple process

How good is your crystal ball ?
The only possible benefit in getting the marriage visa now, would be to safeguard if they increase the 400K requirement in the next 5 years.Previously they have "grandfathered" the amount for those with a history of visas before the increase.

I (British Passport) am legally married to my Thai wife and wish to take her to Australia with e for a holiday in May.
On the application for it says to send a certified copy of her passport.
Can anyone please tell me who or what certification is required please.

did my marriage extension this week and my bank letter was 10 days prior to application no problem.
But they will usually ask to see bank book or an ATM slip dated the day of application to prove that the money is still in the bank when you apply.

I had a similar issues last week in Chang Wattana immigration office, it seems they can add whatever they want to the list of documents etc on their website.
They just want to make it harder and harder each year for the Farangs !

Asiaexpat.
I need to renew using work to show I am earning more than 400K per year.
I would never keep more than a few baht in a Thai bank as they have no guarantee like western banks and could easily fold.
Interestingly the first officer refused to accept that I could renew using my work salary and insisted I show money in Thai bank.
I had to insist on seeing the supervisor who was better acquainted with the requirements.

In the past I have extended my retirement visa for 15 years with no problems at all, getting the stamp same day.
Now I am working again so last year changed to marriage extension.
Today I had all the supporting documents and details as listed on the immigration web site and expected no issues, (same as last years documents)
But the officer dealing with my case refused to accept the application as there were documents missing.
She now requires:
A map not only of my house but also where I work
Pictures of me at a desk working
Full details of the company shareholders
When I politely pointed out that these were not listed on the web site, she just laughed and said no takes any notice of the website.
Thailand 4.0 is a joke as they cannot even get 1.0 right.
I hope this helps others avoid the hassle that I am having.

I am using a cheap Samsung galaxy model. But any mobile phone running android marshmallow or later is OK. Have seen some on Lazada for less than 3K
The app I am using is Motion Detector Pro, free from play store, and it saves the images to your receiving phone, so it is too late if the thieves take the phone in the house with them

As said, CCTV is only for surveillance and deterrent.
A reliable and more cost effective solution could be to purchase a cheap android mobile phone and download one of the free motion detection apps.
These will send an alarm to your mobile where ever you are and a picture that triggered the alarm.
You need to know when the intrusion is happening rather than later viewing it on playback.
We have dogs so we set the zone covering the main entrance high enough that the dogs do not trigger but would capture anyone breaking in or walking into the lounge if they came through a window.
Been trialing they system and working well so far.
It does mean you need the phone and your internet connected to a UPS to ensure continuous operation.

I am sure a large proportion who voted to leave Thailand had a 'knee-jerk' reaction to the changes and like to be drama queens.
The amounts of 800K and 400K and quite low compared to some other countries in the world, and if you really cannot manage that amount, how do you manage to live in Thailand?
There has been too many exploiting the loopholes and why should they get away with it when other comply strictly with the regulations.
About time to regulations were enforced to ensure 100% compliance.
