There is also a difference in the income requirements. It is 40 baht for marriage and 65k baht for retirement.

The difference between needing 400k baht in the bank for 2 months for marriage and 800k baht in the bank for 3 month is a big difference IMO.

You can work and get a work permit with an extension based upon marriage.

Some people say that marriage is a lot harder to get than retirement but from my experience of getting 10 of them based upon marriage it is not that difficult.

Thank you very much Ubonjoe, is income from investments, pensions acceptable for the retirement extension. I have sufficient funds for the 800k but if I can go the investment/pension route why not?

  3. Good day,

After years of travel to and from Thailand I have now decided to apply for long term visa extensions.

I am married to a Thai national and also retired.  What is the difference between an extension based on marriage and one based on retirement?

I realise there is a difference in the amount of money one has to show in ones bank account, are there any other differences?

Any replies, advice much appreciated, thank you.

We bought our new house 2 years ago,  although we are only now moving in.  We used a good lawyer and had a survey and a land search done.  If I recall correctly,  that part came to 25k.  One word of caution.  We have spent 2 million additional on making the house not only habitable,  but how we want it.  That includes an outside veranda,  full air conditioning,  TV and internet,  pool,  water filtering system,  out side covered kitchen area.  So our original 4,2 million is now 6.2 m.  I had forgotten how much a new house needs to set up.  Just curtains and light fittings came to 40k.  On the good side,  we will have a beautiful tropic styled house at a fraction of the cost a UK estate house would cost

    Thanks Pilotman,

The house as it stands is just what we want/need. We have a bigger house in Chaiyaphum that we built a few years back, this one for a business point of view.

I was actually looking to see the legal/government fees. I heard that there are fees for transfer, stamp, a business tax totalling about 7%, can you remember any such fees? Again, any advice is appreciated.

  5. The money has to be in the bank 2 months before the date of the extension application. If it has been sitting in the account for a longer time it doesn't change anything.

The date of application for the extension is what it is about.

Thank you, assuming the required amount has been in the account for plus 2 months how long dies it normally take for the application to be processed/approved?
When your application is accepted you be given a under consideration stamp. It will have a report back date 30 days from the date you apply or from the date your current permit to stay ends dependent upon where you apply for the extension.

    Many thanks Ubonjoe.

  7. Good day,

I intend to apply for the extension based on marriage.

I understand that there must be at least THB400,000 in my Thai bank account for 2 months before the extension can be processed.

My question is; if the money is in the bank more than 2 months before the application will that speed up the process.

I want to deposit the funds now but only apply in December and can probably only stay in Thailand for 6 weeks or so before having to return to my home country. I hope this request makes sense.

    Thank you.

  8. Yes, they are both options.

    • You can apply for a 30 day extension for tourism OR a 60 day extension to visit your wife. Either reason for extending costs 1,900 baht.
    • Your wife would need to go with you if you want the 60 day extension.
If you plan to visit several times during the year you could consider a multiple entry non 'O' visa. Depending on when you retire it might be possible to make your 'retirement' entry to Thailand before this visa expires, and extend that last entry based on retirement/marriage.

Thank you for your helpful reply.

If I take the 60 day extension route are there any forms I need to obtain from the immigration office?

For a 60 Day Extension of Stay your wife will need to go with you.

    • Form TM7 (the standard extension of stay application). Reason: Visit wife. Period of extension: 60 days.
    • Original marriage certificate plus signed copy.
    • Signed copies of wife's ID and Tabien Baan.
    • Signed copies of your passport pages: ID page, visa, entry stamp, departure card.
    • 1 x photo 6 x 4.
    • Maybe they will want form TM30. This is the form used by the Owner/House-master to report that you are staying with them.
    • 1,900 baht.
    • Forms can be downloaded here. http://bangkok.immigration.go.th/en/base.php?page=download

Once again thank you for all the good advice.

  10. You could easily get a single entry non-o visa based upon marriage that will allow a 90 day entry.

The 60 day entry a tourist visa allows can be extended at an immigration office for a fee of 1900 baht.

You can also apply for a 60 day extension to visit your wife.

    Thank you, very helpful.

On applying for the non-o visa based on marriage would I have to show proof of funds, i.e the 400,000 Baht lodged in my Thai bank account? Please also advise what documentation I would have to present to the embassy on application?

Again what documents are needed if applying for a 60 day extension to visit my wife, which I think I would have to do in Thailand near the end of my 2 month tourist visa?

  11. Good day,

Having been married for several years we, my Thai wife, have decided to settle in Thailand. My wife is already back there, I intend to move later next year after retiring. In the meantime I would like to please ask for some advice on the Tourist Visa. I can get a 2 month visa from my home country, I don't want to go the permit based on marriage route just yet. My question is, if I decide that I would prefer to stay longer than 2 months, what are my options? I hear that I can extend the visa for one month for a fee. I also hear that it may be possible to get an extension based on wanting to visit my wife. Are these options(?) both correct, if not can somebody please advise? Thanking you in anticipation.

  12. Good day,

I am looking to be a first time car buyer in Thailand, not necessarily new.

I believe there are 2 classes of insurance, one for new vehicles and another for used vehicles, is this correct? If so how does it work?

Also, if the vehicle has comprehensive insurance, can anybody drive it or do the drivers have to be named, i.e Prime driver and A.N.Other?

We will be living in Chaiyaphum but spending a lot of time in Bangkok so can anyone please recommend a reliable insurance company.

Thanks in advance for any information.
