    Condos perhaps. Land prices keep going up.

    Agree with Mod. BUT also important factor with property always is Location..

    Landed houses prices are increasing in CM, as there is increased demand this past year particulalrly from Bangkokians for property located within the City are (by which I mean inside the Superhighway and certain upscale Moo Baans and Hang Dong area.

    If you buy a 1.5 or 2 m baht house in one of the many housing estates outside the superhighway dont expect it to be an investment,, the prices are not likely to go up in this type of estate - due to - location and the cookie cutter style of these places.

  2. Agree with the prices around Santhitham... several new / near new builduings with all the furniture and technology,, from 10,000- to 15,000- for 1 bed ( some cheaper). Im in very nice 1 bed no adjoining walls 12k / month

    That's a nice area.. up and coming. Close to Tanin market...

    What kind of electric rate per unit are they dinging you Clinique?

    Same as most places, 7baht per unit.. Can get abit expensive in summer - especially if you are in a room facing the mountain (morning sun) . Best i know of is either Baan Rom Yen or View Doi Mansion. Big rooms 80sm+, good owners, no hassles.

    Worth pointing to JingThing or others... If choosing a building that offers electric at the govt rate then can save upwards of 1k baht a month during the A/C seasons. My building is govt rate and a number of the larger condos also. Worth noting to calculate the net monthly costs..

    No adjoining walls?.. nice !!!!!! good find.

    When it comes to choosing a building then if you pay a little more on the quality scale, then better building materials and sound deadening can be a nice tradeoff. Definitely something to consider if you value your sanity.

    Agreed on the electrics, but as far as i can see all the new buildings with full furniture, maybe a kitchen, and all electrical applicances are on the 7- 8 baht rate..

    It is interesting to note that visa of any nature can/may be extended by immigration in Thailand, subject to certain conditions.

    Those are the Tilleke & Gibbins translations of Police Orders. They are also available in the pinned items at the top of the Visas home page.

    Just to be exact, Immigration do not extend Visas. They extend permisions to stay. :)

    Pedentics- Which permission to stay they give you if you go and ask for it when your visa runs out or is about to,.,

  5. Has she been reported to IATA or the Airlines ?? How can Thai know about this but keep accepting bookings from her ???

    Oh! and how did you get the E ticket if it wasnt paid for ? In my experience you cant get the ticket "E" or otherwise unless it is paid for!!

    Best advice ive seen is use your credit card and buy from the airline.

  6. The question is abit general. Property prices normally reflect location - yes even in Thailand. And agreed the land price is most important here in Thailand from a Thai point of view. New homes more often than not are not "finished" in the sense we westerners would expect, ie: no kitchen, incomplete bathrooms, no aircon, etc. so there is the extra expense of adding those finishings as well as the developers price. ANd 25k will not do it.more like 250k+.

    Your home is about where you want to live, and why you want to live there.

    If you want to live in an out of the city Moo baan where all the houses look the same and you have no idea who your neighbors are and how well they will maintain their property (if at all) thats one choice.

    If you want tolive say in the city, do some renovation and have a better value on your home thats another choice.

    We bought a large house and land in the city 6 months ago for 4.8million baht renovated it for 1.5m and the bank now value sit at 12m+... mainly bcoz of its location close to the city and the size of the house.

    Horses for courses - and in my travels around the world it is the same in most places unless there is a boom going on and renovating can bring a good price.

  7. These concerts have been goingon for the 20 years I have been here. It is part of Thai culture to have fun,,noisy fun,, whether you like it or not ! There are plenty of quiet locations in CM, so as others have said - perhaps you should move. The concerts will not.

    Hello - I do wish people would read my little posts :jap: I have already said that the festival is short - and apologised - and will travel next year to avoid the ear-bashing from that ridiculous music. But as you mention it - it is not a great part of Thai culture to have loud music - many, many Thais are contemplative and don't like it - the more educated ones that is. It is the youth, primarily, who think destoying ones ear drums 'sanuk' (same in the West but it's done - mostly - within closed walls).

    Got the apology.

    But i beg to differ on the its mainly the young ones..

    Going to temples, weddings, family gatherings ,,all with Thais,,, all are a noisy experience... it is part of their scene and though older peo;le may not enjoyit so much,, they do adapt and fit in... welcome to Thailand...

    Oh,, and planning to travel to avoid it next year... MAybe something else will be booked,,at diffenret times and dates..

    Good question about eliminating the demand for the elephants on the street. I notice hanging out on Loh Kroh sometimes that the Thai employees often feed the elephants and sometimes it seems more eagerly than the tourists.

    The tourists could stop paying but not sure if would eliminate the demand. Would certainly reduce the incentive but they might be just taking the elephants somewhere to top them up with food.

    It's an interesting conflict of needs.

    I agree with the Mod's comments above.

    And it certainly is a conflict. And one that certainly will not be addressed correctly or appropriately by the media.

    They will,as with every story, sensationalise the attack, without addressing the root problem.

    if the elephants dont eat (and hence the mahouts dont eat also) what happens to them!! That is the question.

    If they were being looked after in the wild (outisde the city) there would be no need for them to come begging in the city !

  9. Agreed the elephants are the ones who suffer - wrongly.

    In 20 years in Thailand I have fed or not fed elephants on the street as i feel at the time. Never has a mahout threatended me.

    Yes the outcome for the tourist seems on the face of it unwaranted - but were you there ? Do you know if he did or did not provoke the mahout ??

  10. Have you tried The Good View , on the river side - great food Thai and farang.

    Cafe de Nimman at The Rooms complex on Nimmanheaminda Road.

    There are 2 Kow Soi shops in Fha Haam (drive past Good View and go thru 2 sets of traffice lights 1 Kow Soi shop is on the right after the 2nd lights the other a bit furthe rup on the left next to the temple) , both prepared a bit differently but great food.

    A problem with replying is there are so many good Thai local places to eat,, drive or walk and if you see lots of locals eating at aplace its probably pretty good.. Thais normally will not go into a place with no or only few customers.
