Once the cash cow is giving milk it will only want more and more . Everything your saying is not the way things are ... No sin sod for a woman with child or ex husband ... The mother knows this your just being taken advantage of .... $1500 a month is a lot of money here . They are rich now ,,,,,,

  2. And for those of us who have a mortgage in the spouses name ( the sensible ones)....then the property strictly speaking belongs to the bank......doesn't it?

If my wife dies, the compulsory life insurance on her, pays off the home loan, and I inherit.

It only belongs to the bank if I die, and she can't make the payments.

I looked into this as I am in the same boat . If your home is financed you can not get a usufruct the land office will not register it . If your wife dies and the insurance pays off the house without a will , the house will go to her family usually the mother is first in the pecking order then the list goes on ... If she has a will that's registered leaving the house to you , then the house is yours and you have one year to dispose of it . This is true even if you are listed on the insurance policy as the one to receive the assets ...

From everything else I have read about a divorce , you are just S.O.L ......

  3. Everyones got there story some better than others . Fact is money plays a big part in Thai culture . If you know this soon you are less likely to get taken advantage of . Personally I have always been of the opinion that if my stomach tells me something isn't quite right , it most likley isn't and I need to back away from what ever it is ...

Good Luck may the force be with you !

  4. Anyone have any suggestions on a lawyer to prepare a will and Usufruct. Has anyone tried to prepare these themselves and had success? I was quoted 21,000 baht by one lawyer here and that seemed a little steep to me ...

Any advice or recommendations would be helpful and appreciated !!!

Posted here because I live here in Chiang mai .....

    • What ever the truth is Im sure they ll take a hit from this article true or not ... So sad to say the news media can print just about anything and get away unscathed ... Not taking sides either way because I don't know ... But I do know first hand news papers write stories to sell papers they will print what they think people will read ... Doesn't always mean its the truth ......

  5. I assume the extra does away with the need for a residence certificate. Maybe they are doing away with the residence altogether as no dept really wants to hand them out.

This would remove a source of irritation for us expats.

The last three years here on a marriage visa I have needed everything mentioned . When I had a lease I did not need the home owners ID card just the lease. I never produced a resident certificate only the lease . Now I give them copies of both Blue and yellow book .. and then the normal documents ...

  6. When I retired my department gave me my 40 cal Glock . I looked into bringing it here to Thailand even with the help of a policeman here it was not worth the aggravation. Hence I left it with a trusted friend with instructions to keep it incase I ever return to the USA ...
