  1. Yes my wife and I will go today to the land office today with the information and and a few extra baht , as Im sure a little tea money will speed matters up . Not keen on a lawyer becasue the less people with there hands in our pockets the better . Neighbors have no idea who owns the land we tried that first ...

  2. Does anyone know if the land office can and will look up and tell you who owns a piece of land ? Is the land office in Hangdong next to the police station ????

    Found two lots in a moo baan that have been vacant for a very long time . The moo baan will not tell us of course they want us to buy one of there lots ...

  3. I remember a few months back reading another post here saying about the same thing except this guy was in a parking lot close to Thape gate when he was confornted by the ladys husband he jumped on a bike and rode off .. This guy needs to be caught .......

  4. Baan Rungarroon has a good weight room , also has treadmills and stationary bikes . If you dont live in the moo baan you can still use them I think its about 40 baht per day . Also the community center behind the Hang dong hospital has the same and a little cheeper . Both have nice pools too ..

  5. They may be refering to the document you get after passing through Aggriculture at the airport . We did get a form that we had to show the customs officer on the way out the door . Thats where we got tagged for 1000 baht . Other than that thats about all you have to do . If its a small dog bringing the dog in the cabin was no problem. Just had to take her out and hold her and walk through the metal detectors ...

  6. I got the same message it only applies to JPY transactions not the transactions of US dollars from a US bank ... We are still safe I do the same thing every month .. Have it all set up automatic ...... If that ever changes I ll just use my debit card from the US the only fee I get charged is the 150 baht bank fee .....

  7. YMCA is great for learning Thai . I have gone through levels 1 through 6 and really enjoyed the teachers and the classes . At Level three I took level 1 writing . It was too much at one time . I would not recomend doing that . You will have enough to think about just taking one course . The costs of the classes are the most reasonable as well .....

  8. I brought my dog over from the USA on Delta 2 years ago . I had to find flights that had openings for the dog . They have a rule only so many animals on each flight . Also makes a difference if its a large or small dog . I was able to bring mine in the cabin . I purchased a case for her that looked just as a carry on which was easy to slide under the seat in front of me . The paper work was another story . The dog must be vacinated atleast 21 days before departure . There is a special form which the vet must fill out within 10 days of departure. This form must be sent to the USDA vet in what ever state you reside and stamped then sent back and carried with you while traveling . The trick is to get the form to USDA and then back all within the ten days. I used UPS overnight both ways and had two days to spare. There are only two vacines they reqired one was for rabies and the other for parvo and distemper as best as I remember . We also contacted Thai Aggriculture at the airport and advised them of the flight we were coming in on and also emailed a picture of the dog with my wife and a copy of her passport . Once we arrived we went to aggriculture they checked the paperwork charged us a couple hundred baht and we left . Had to stop at customs and paid another 1000 baht duty on the dog ... It was really no big hassle once we got the forms back from USDA ...

    Oh if he has to overnight in Bangkok we could find no hotel friendly hotels there are some kennels but we went straight from the airport to her parents . Also only way we could find to Chiang Mai from Bangkok was the overnight Nightmare express sleeper with no A/C ... We did not check the airlines .

  9. my apologizes to the lengthy question as im really new to loans. any advise if i would be able to secure a house loan for my case?

    both my wife and me are self employed. i deposit a million baht in my wife account last year to purchase a car, now its left around 200k now. my personal account is pretty messed up with no savings with just random weekly deposit and withdrawal according to my needs, around 70k-100k in and out monthly. i do pay my house rent on time, 20k before bills per month for around 2 years, would that count for good credit rating? i had a maybank credit card that i use for movies, online shopping and gadget stuff here and pay my bills on time as well, would that qualify for credit rating as well? the card is alittle more than a year old. im looking for a 50% loan, or higher if interest rate is good

    I can tell you what we were told at most of the banks . If you wife is Thai and she can show an income for atleast the last 6 months that taxes were paid on then you stand a very good chance of getting better than a 50% loan. Then again if you are putting in and taking out every month they may look at that a little different .

  10. I am pretty much on the same boat . Wife has no income but has in the past, borrowed and paid back when she worked in Bangkok . We talked to SCB we were told they would finance 50% of the appraised value based on my income which of course is fixed and solid . Luckly we have located a house we like and the owner is more than willing to sell when her renter vacates which is still five months off . Our plan is to apply sometime in November . We offered a small down payment to hold the house but seller said was not nessasary . We are hoping for an appraisal for more than what the asking price is . If there is any advice on how to get the apprasial kicked up I would very much like to hear them . Thus far and we have checked many banks,, SCB is the only bank we found that would consider a home loan based on a farrangs spouses income ...

    Any advice here I would be greatful ..... I can plop down 50% of the asking price but would prefer not to dig that deep in my savings ....

  11. Unless your wife can show an income last time I checked Bangkok Bank will not make a house loan based on a farrang income as to guarentee . Only bank I could find was SCB and they would only loan 50% of the appraised value of the home . If anyone has another experience or way of doing this I would truly like to know as well . We pretty much checked all of the banks and this is what we found .

  12. Try Rungarrooon 3 off Hang Dong Road very nice well kept and great security . Use of the pool and club house is reasonable along with the moo baan fee. Not alot of issues with dogs or noise close to the market and really anything you need . Houses range from 5000 baht a month to 30,000 depending on how fancy you want to get . I have been here two years and have looked at many other moo baans and prefer this one over any I have seen in the past . No issues with airplane noise or street noise . At 9 oclock you can hear a pin drop ... No flooding issues either . You will be hard pressed to find anything here without a 12 month lease ..... Good mixture of Thai and farrang as well .

  13. Depending on what type of visa you came over on will depend if you are taxed or not . If you are relocating here with the proper visa you are allowed one shipment of personal items within the first 6 months of your stay . Now will they consider your items personal in nature thats another question , If they dont yes you ll get taxed and it wont be fun .... I shipped 5 boxes with all sorts of things and did not have any tax to pay . But I sent all this while I was still in the USA . My guess is you would be better off getting what you need here ....

  14. It depends on which section you are in . If its the older section its 400 baht a month plus your water bill which is generally around 200 baht . The use of the pool for home owners is 30 baht per day . If its the newer section they charge by square wah and the average is about 700 baht a month . Your water is charged by the water company and Im not sure of the costs. I do know the new sectioned homes are all equipt with an alternate water tank and pump . This all may change soon as Rungarroon company has sold all of their plots and are turning the Moo baan over to either Hang Dong or the home owners . A vote on that is set for this month . So all could change along with the current services the moo baan provides I did hear Rungarroon will keep the Club house and the pool .......

  15. I dont know what the problem is but the last few days my service has been the craziest ever . I can log on no problem most web pages take forever to load pictures dont come up thats if I can get internet explorer to even start up . I have Tot and thats probably the problem ... Sometimes real good sometimes real bad .....

  16. Well going to try this place today , if its the quality of Diablos I doubt I will be disapointed .......... Craving good BBQ pork sandwich and cole slaw .........

    My wife and I had the pulled pork sandwich it was very good , the sauce which they give all you could possibley want was spicy and good . Brought home some ribs to try out . Enjoyed the meal . I will be much better when they finsih inside and the road construction is finished . I will say for 85 baht for the plates of food we got was well worth the money . I ll go back for sure . Service was excellent ......Feel a little sorry for the waitress through the wife paid the bill and left the tip ..................

  17. I love snakes, just I never saw one live in Thailand, only in Zoo. My neighbors tell me they see many snakes in the gardens, not sure why I never see one. Snakes are less danger then dogs; I never understand why people kill them, if she is close to your house, take here alive far away but don’t kill here.

    Note: You should not try to touch here with hands if you don’t know how to do it.

    That banded krait will kill you dead. Snakes are all around Thailand (in the country, anyway). If you never see them, you are a good candidate for a snake bite, notwithstanding your love. They don't love you.

    "Snakes are less danger then dogs." Not exactly sure what you meant by that. The risk of being bitten by a dog is 100's of times greater than being bitten by a snake. But the risk of being killed by a dog is pretty low. How are you defining "danger"? Would you rather be bitten by a rabid soi dog or that krait?

    Kill them all, I say.

    I aggree with you 100% the only good snake I have seem was dead in the road ..... Or in a zoo ... Snakes and rats I dont like ........

    To pose another question to the group does anyone know which hospitals carry the anti venum drugs in Chiang mai ......

  18. Today while sitting in the living room with the wife I watched a snake slither along our double doors and under our screen door into the house . Not sure what kind it was but it was about 3 feet long brown and seemed to have a blue stripe running the lenght of his body . As far as Im concerned they are all deadly .

    We got him outside with some long poles and closed the doors . I will be on my way to Big C and get a few bags of moth balls . I have been told this works and I shared it with another friend here and he has not seen a snake since . Prior to that he had one sunning on his front steps a few days in a row .....
