  1. I ve done three extentions in Chiang mai . Had one home visit never once have I ever even had a hint of them ever wanting tea money ... When they came to my house all they were concerned about was that I had a third party present that could take a picture of them with us so they could proove they acually came and checked .... Sound like they saw you coming . ..... Now if your papers were not in order thats another story...

  2. 1.5million is your budget?...... you will get nothing but a basic lump of concrete on a tiny plot of land in a noisy unpleasant Hood.

    For example, in certain parts of Hang Dong, near the police station, it is possible to buy a nice plot of land almost half a rai in size for about 400 to 500 thousand baht and have a fair sized home built that you can design yourself for approx 700 to 800 thousand baht, maybe cheaper depending on the quality of building materials used. That’s exactly what my wife’s cousin done who is married to an Irish guy, only 8 months ago and I very much don`t that the prices have increased since then.

    Avoid the rip-off farang priced real estate agents and those advertised in the classifieds, as most of them are well over priced.

    Once you find a desirable plot of land, it is always easy to find the local builders.

    Would love to find 1/2 rai for that amount even a Rai Cash sitting in the Bank smile.png I will have to take a drive around see if I can fine some land like that I am being quoted 4 Million for a Rai in Hang Dong and between 7-12000 baht per square Wah, this is calling the numbers on the for sale signs

    So anyone out there that has something like Beetle is on about PM me

    Good luck finding a plot for that low a price. Hand Dong is not as cheap as it once was. Half a rai around Kad farang between 1.8 and 2.5 million these days. Unless you want to go bush that is.

    Its not there best we found was behind the Hang Dong hospital 7700 per sqw and we looked long and hard . If you want land or a home close to town you are going to pay a prime price ....

  3. Everyones a realitor if you ask them if they know of land for sale .... and you are correct about the realtors they are going to add 3 to 5 percent to what you can buy it for .... Best find the land , go to land office find who owns it and deal with them direct ....

    ...even people working in land office are 'realtors'...

    I know that first hand , when we went to the land office to find out who owned the property we wanted to buy . Lady at land office said she would look it up for us . She called the next day and told us the price but never gave us the phone number . We got the number on our own called bought the property no 3 percent to the land office realtor ..... Funny thing was when we went to transfer got the same lady , some funny looks but not a word said .... She did get 500 tea money from us though ,,, only fair ..

    Im not sure where you are speaking of but we checked that area with a fine tooth comb the cheapest lot we found was 2 k from the market 280 wah and 980,000 baht . Good price but not a good place for a farrang to build so we passed . Land in that area now is expensive outside moobaan 8 thousand per wah was the average and the high was 16,000 per wah ... Bargins are around you just have to get out and look and ask ...     Security and Sat TV shop on Hang Dong road just south of Makro sell equipment and will install. Not the 1st Sat TV place on left, but the 2nd one, 20m further south - halfway between Makro and 7-11.

    Checked this place out the only one they had was 15000 baht and did not look like anything I d be interested in was more if they installed it ...

  6. Yeah, I second the comments above about Khun Atitaya from Genericnic.

    She is by far one of the most pleasant, professional and efficient officers at CM Imm.

    It has been my good luck to do my interviews with her the last 3 years.

    I think there is some confusion here; she never was tagged the Dragon Lady.

    That's the one who sits at the middle desk who does matrimonial extensions.

    I have had the Dragon lady for tha last two extentions . She is what I call the poster child for multitasking . She has always been helpful and very pleasent to deal with, this time she even made a couple of copies for me so I didnt have to go back outside . Like I said in a previous post overworked understaffed and Im sure under paid . She did say this time she had had about enough and is looking at retirement soon ......

  7. Ok I just got back from my yearly extention based on marrage . I got there at 6:50 signed the list and headed off to sit down. Came back again and picked a spot by the rear door . They now give you a number when you walk in first one in the door gets the first number . That number is called to the front and you tell them what you want and you get another number which is called .There were 5 in front of me for yearly extentions based on marrage . I was done with that part by 10 then had to wait another 2 hours for my passport and change . There are also two new forms wife and I had to sign she had them and filled them out for us to sign and did them in dupicate . Other than that there were no real issues . It was a complete mad house though . 90 day reports after the morning rush where just about in and out ..... Poor lady that did ours people kept dumping more and more stack of papers on her desk and interupting her ... Over worked and my guess is under paid ....

  8. Thanks I will check out both . Im not sure about here but in the USA the best is the one that makes the most noise and runs them off hopefully . Forget about the police catching them even in the US ..... And I were one ....

  9. If you are south of the city, towards Hang Dong on the Irrigation Canal Road, there's a good one in fromt of Mae Hia Market, next to 7-11.

  10. Am in the process of obtaining a home loan from SCB . My wife is borrowing the money with me as guarrentee . Does anyone know if life insurance is manditory on the wife when taking out a loan as this . Seems like of worthless as I will be making the payments . Woulds love if they would put the insurance on me instead of the wife . My question the insurance is it manditory ???

    I know in the US its not required but encouraged because the loan officer makes a fat commision ... But again this is Thailand ...
