I realise fit out cost is relative to quality but assuming a contemporary fit out and it's 4 bed/4 bathroom. I just want ball park figure e.g. 10M, 20M or whatever for the fit out and architectural design. thanks.

I used a big architecture and design firm who put the contact out to bid. We chose a general contractor through the bid process and they did a good job with the QC overseen by the architects. Last year I bought a shell of a villa in Hua Hin which was bare concrete ( nothing finished, no windows doors, electrical or plumbing ) and I am almost complete finishing it. I hired a project manager, we bought all the materials and paid for labor and my cost is around 15k per square meter for a very high quality finish. ( I'd say better than my bangkok condo) There are pros and cons about doing it yourself. If you don't need any major structural work done then it's possible to manage the process yourself just hiring the sub contractors. You will save money and get what you want but it will take longer than you expect and you will be angry and frustrated a lot.
