Hi, I currently reside in Ko Samui where I am registered, I am buying a condo in Bangkok, if I was to go to Bangkok every week or so, do I have to register myself at Bangkok immigration each time I stay at my own condo or as I am the owner is that not necessary?

No you don't.

This is a perfect example of where the law, as written is crazy. It implies TM28 and TM30 reports are required every time you spend the night in a different province. In practice, the authorities know it would be ridiculous. You probably need to submit TM30 notifications in Ko Samui after any overseas trip (ask the local immigration office if they require this) but forget about any reporting in Bangkok.

If you stay in Bangkok more than 24 hours you have to report within 48 hours.

As said that is not enforced. Immigration does not do it because they know that it would not be possible to enforce that rule in this day and age.

TM30 is not enforced in BKK. 

Online registration is required on Samui when applying for 1 year extension of stay. (new requirement, see pinned thread in Samui forum)
