I'm a condo owner - My experience signing up for TM30 online (success in BKK) - Now Pattaya

Frankly speaking, I am registering all my condos in Bangkok and Pattaya as I am renting them out and will add more condos soon.

 

Since I am registering them all, why not just play it safe and do as they want us to do?

I don't see today how they would know unless there is a surprise visit where I am registered and I am not there but that is far fetched.

 

But knowing Thailand, and feel free to mock me anyone who wants too, it is not a problem until it becomes a problem and then, in most cases, it is simply too late to do anything to rectify the problem with potentially dire consequences so why risk anything?

 

It is not that it takes an hour each time you report online?

 

It is not as I, in my case, will burn rubber daily between Pattaya and Bangkok and have to register daily.

 

It will be interesting to revisit this thread down the road should <deleted> hit the fan one way or another when something changes over night that affects the TM30 reporting in a way that affects people more negatively than today because I can see it becoming worse before it gets better.

Thanks.  It makes sense if you are going to be renting the condos.

Sexbomb, Thanks for all your input and info that you have provided.  In my case, my Thai wife is the owner of a condo located in another province far from where we reside. We occasionally rent out this property via a Thai caretaker who oversees the rental process. Since we are not physically there, it is next to impossible for us to get info (passport etc.) from the tenant, ergo, we cannot provide TM-30 data for the tenant.  So far, our Thai caretaker seems totally disinterested in assisting with this effort and as far as I can tell, more paperwork is required for him to do a report anyway.  I guess I must rely on the tenant reporting himself, as he surely must provide info about his whereabouts while he is in country. I'm still trying to work out this dilemma.

  Any constructive advise is welcome.

It is better to have and not need than need and not have.

 

Doomsday stuff I know but knowing Thailand, anything can change over night and then you see all the panic in the threads.

I guess if the tenant is farang, and stay longer periods of time, the tenant must have some kind of visa that requires extensions and it is usually (or only?) then things usually gets tricky.

 

If he/she, nor your wife, does a TM30 report on the farangs stay in your wifes condo, their visa extension might not be granted so it is in the tenants own interest to either a) give your wife the required documents so that she can report or b) the tenant sign up as a possessor.

 

What your wife also risk is a fine for not reporting as your wife is the owner of the condo.

 

If the farang is on a tourist visa, then your wife should be in the clear but one might ask what happens if that tourist visa are converted into another type of visa that requires extensions during his/her stay in your wifes condo.

 

It is a mess and therefor I am trying to do everything right despite the haters in here who might face a different reality over night all of a sudden as so many times before.

 

I think it is important that you explain to your guest the potential consequences of not sending you the required documentation.

 

Anyone with a Smartphone has a camera and to take pictures of what is needed takes no more than one minute tops.

 

If it is your wifes condo, I would personally insist on getting the guests contact data (phone, email) and make direct contact myself and bypass the Thai caretaker.

Update 2:

 

The day after my registration, I went in and checked status online and it was still the "Waiting for confirmation email" status for that particular condo in Pattaya.

 

Checking again today, the system has actually bundled my condo registration in Bangkok (success) with my newly sent in condo registration for my condo in Pattaya..

 

I guess that is made solely on passport nr as one can use various email addresses for different registrations even though I have used the same email for both registrations.

Sexbomb…. thanks for the info. Generally guests are there for 30 days, so really no need for them to visit the I.O. and get jammed up. I see that an extended stay could potentially pose a problem. On your idea that a guest might want to change from a tourist visa to something other i.e. extension of some sort is taken under advisement, at which time I will be sure to collect all the pertinent docs.  On tourist's exit, does immigration

To my knowledge they do not look at any TM30 for anyone at the airport but interesting that you should mention that.

 

What IF they one day decide to take a look at TM30 registrations at border crossings inbound and / or outbound to create another string of record, then what?

 

It is far fetched BUT, again, nothing really makes any sense in Thailand so suspect the unexpected hence my continued path on "over reporting" as some put it but I am not very keen to run into any problems down the road for things I could have done, when they should have been done, just to run into a dead end when that time comes because then it's too late to go back.

MAJOR UPDATE!!

 

Recap:

I sent in all the documents online just as I did with my first registration to the BKK immigration office and did exactly the same and attached exactly the same on Sept 2, 2019 (see first post) for one of my condos in Pattaya.

 

Status since then:

Have gone in every day to check status and got the "Sent confirmation email" which I did not receive but just let it be.

 

Today Update (success!).

I went into my application again via the website and entered the same email yet again which is the same for all my applications.

 

As I did an update, I yet again had to attach the files which I did but this time I ADDED the Blue Book as "better to send them all".

 

Literally, within five minutes I received the confirmation email with the link that I clicked to confirm my email and, lo and behold, INSTANTLY I received log-ins (user, password) which I then changed successfully using only letters and numbers and no special characters.

 

I have no clue why this happened and if I did something that "triggered" the system into action but hopefully others can follow suit.

 

I have yet another condo to register in Pattaya and will keep people updated in a separate thread once I do if any interest from the readers.

That's great! Unfortunately, once your status changes to 'register successfully' there seems to be no option to edit your application, so no option to re-submit and hopefully trigger the password. Grr!!
