Hello!  I am looking at leasing some land. I understand I can get a 30 year lease. Does anyone have any direct experience in this they could share? A few questions:

1. Where do you look for land? online, on a road trip?

2. Will all vendors selling land be happy to convert it to a lease instead?

3. Is there any land you cannot build on? Agricultural use only?

4. Any 'must do' advice?

1. You can look online, or if you know the particular area you are interest in then you can use a local agent. Alternatively, if you are more experienced you can research the owner of the land plot and approach them yourself.

 

2. Ownership of land isn't converted to a lease. Instead, a lease is granted by the owner of the land, giving the lessee agreed rights.

 

A 30 year lease will probably cost you about the same amount of money as the sale price of the land, and for a 30 year lease you will be expected to pay 100 per cent up front.

 

Most Thai people are happy to do this deal: You pay them the value of the land and they give you a lease, then in 30 years they get the land back.

 

3. There are many types of land you cannot build on, most of which is agricultural land. To avoid this, only lease land that has a Nor Sor Sam Gor or Chanote title.

 

4. You must get a signed lease. You must get the lease registered on the title deed at the Land Office. You must get a signed receipt for your payment. There are other "musts", but those are the main ones.
