    Know quite a few Expats who were forced out because they couldn't meet the Visa requirements even though they had family and or property here. My advise is sell up and rent you never know when this

If they were really serious, they would relax the laws and allow foreigners to freehold land. But, they are not.

I made it my home 16 years ago but boy immigration make it so hard for we farangs if I could find a buyer I would move on the Malaysia where I could get a 10 year visa with no hassle the sooner the borders are open and we are free to move around without any restrictions the better but that day is a good year or two away ☹️☹️☹️

I've read the Malaysia My Second Home program, which comes with the long term visa, is quite a bit of hassle. The grass isn't always greener...and then there's the turkey bacon ????????????

Sounds like some Westerners don't like competing with others more cashed-up than they are.

Some truth but might be tough sell as many have finally figured out the "guaranteed rental return" game that has left a notable company in bankruptcy with many more to come.

Also do you ever hear of Russian restaurants? And just a very few Chinese restaurants......But boy the Indians love opening restaurants.....Loads of them.....

Probably because those are 2 countries where for various reasons, locals don't trust the government to keep its hands of their cash one way or another.

What exactly is so hard, in your opinion? Is it the hour or 2 visiting immigration once a year?

There are just too may negative for that to happen. It would be a nightmare, all the rich Chinese/Russians/norwegians/Scots buying up land. We'd end up looking like Australia.

But...but... Isn't that illegal? Also, you are (understandably) assuming the reason was lack of funds. Possibly it was the way that the particular I.O. dealing with their case was interpreting the facts, because they sure as hell don't all sing from the same hymn books!

Property is very expensive. 30sqm box for 3.5m starting.

 

You can have a pretty nice condo in south Florida for double that. Nothing epic but nice and close to water. It's the taxes that kill you. Price will be even better when the bubble bursts.

Thailand's economic pivot toward China and Russia will not sit well with the Five Eyes countries.  Uncle Tu may well be threatened with future sanctions. 

Amateur propaganda, churned out to generate useless chatter. These nonsensical articles rival those spawned by TAT and numerous officials, whose only qualifications appear to be the amount of tourist arrival whoppers they can regurgitate.

Anybody with sense would want to move out of a communist country that is why Chinese and Russians have said they would chose Thailand as a second home. In reality they would probably chose it as their primary home.

Same as always applies in Thailand, only invest as much as you can afford to lose.

I called it many times, and even at the start of the pandemic.

 

Chinese will be looking to aggressively buy up whatever they can - including businesses (and even tourism focused businesses). 

 

If the Thais incentivise people to come by loosening up the land ownership rules, the place will be overrun with PRC Chinese in the next 2-3 years.

 

All your favorite pubs will be converted into hot pot stalls and tea shops and other such nonsense.

 

Enjoy the country now whilst it's still possible.

I agree but not sure they care? Thailand is a smallish country in the global economy and not very significant in any important metric - other than rice and sex.

 

Thailand could easily support it's entire undeveloped, mostly agrarian economy with China and forsake the west almost entirely. 

 

Again, the economy is not very productive, so not much slack to take up.

 

China will buy all the rice and durians, and the working girls will be all too happy to provide their services to Chinese men in place of us Farangs -- despite how much the girls have lied to us that they only like us big, fat Farangs.
