Before I get all the well intended advice, please note that I'm a golden oldy, married to a Thai and have a house in Chiang Rai but currently living in the UK.  I've have been 20 years in and around Thailand, so, I'm well familiar with most legalities and problems of Farang ownership and usufructs etc.

A few years ago, we signed a contract for joint ownership of a condo under Thai quote in Pretumnak and paid a substantial deposit plus stage payments. The developer was unable to fulfil the contract and it took me 3 years all the way up to the Supreem Court to recover my money. So, any advice on which developers or agents to avoid would be appreciated.

For some time now, I've been looking for a further house or condo to buy, probably in (but not restricted to) Chon Buri or Chiang Rai.  I've spent a great deal of time online, but can only find agent selling what are, generally, grossly overpriced properties. The few possibilities I've enquired about have all turned out to be "no longer available".  ????????????.

I have searched for properties being sold privately, but cannot find any advertised anywhere online.  Can anybody please point me in the right direction?

Don't know who to avoid, but for new properties Sansiri, Land & House, Perfect Property etc all seem to have a half decent reputation. Pruksa a bit cheaper/lesser build quality.

I find fazwaz a pain to use:

Hipflat a lot easier:

From looking over the last few years everything online is 20%+ over realistic prices.

Private sales, FB Marketplace, or 'local' FB pages set up to sell things.

Wife sold our last house on FB, started the page herself, for home & RE sales, managed the listings & spam ????.

Plenty of others do the same.   Any house of decent value, will usually never show up on a Real Estate site for sale, as they will buy it themselves, or know someone who will for cash, and never make it on sites to be offered.

Being a licensed RE agent in USA, and the reason I became one, get first crack at listings.  Nothing very good ever got listed the MLS, or lasted a week if it did.

Best value, and has worked for us twice, find your lot, and contract the build yourself.   Takes work, patience, and a bit of knowledge about construction.

My advice is don't take any advice. Ignore the wife, her friends, your friends, other expats, agents, the market exchange rate etc etc

There are loads of properties online and that agents have on their books. Make the decision on your own and get your lawyer to do the paperwork.
