I have lived here in Chiang Mai for last 36 years, in that time have paid no

land tax ? , is that what they call it , a letter came today which listed all

our properties in the area , saying they are now going to collect yearly

tax on them. it seems the current Government is looking to collect more

tax , from properties and savings or wages from abroad ,and sure they

will be thinking up more ,just like in the West ......

 

So do you already pay the land tax ? , and how much is it...

Do not blame this government. The tax man hath been 'comething' for a while.

I have been paying house and land tax here on Samui for years now.

You have just been lucky to avoid it.

We pay every year. First year we got a letter, ever since Mrs. Morch pays beginning of the year.

2 rai and a house, in a village but within city limits - about 50-100 Baht.

 

BiL got a 5 rai plot in the area, didn't pay for 9 years, got a warning letter (to parent's home...) that the 10th time will be an extra fine.

Young SiL panicked and went to pay...300 Baht.

 

Maybe different downtown or high value properties.

A few "big picture" question...

 

Is it by rai, or is it a percentage of assessed value?

Are they just taxing the land, or are they also taxing improvements?

Are they taxing condos that don't really include any land?

Is the tax rate (and policy) different by province, city, etc?

Is there a mechanism to foreclose on the land if tax isn't paid, or will it only affect the next sale?

 

If it's just a few bucks a month, I can't see it affecting the buy/rent decision.  But who knows what the future brings?

I have two houses on about 3/4 rai here on 'the most expensive land' on Samui. Cost last year was just over 18,000 baht.

It all depends on size of land, value of land, etc etc

Consider yourself lucky that they don't want to collect now tax which they forgot for the last 36 years. ;)

Ours was 5 baht on 2 rai, up at Udon Thani (rural area) :cheesy:

Not sure what it is here for our 2X 100 tw lots.

 

edit: just asked wife, and same 5 baht for one 100 tw lot here in PKK.  Other isn't due till later this year, so probably 5 baht also, since being used for 'farming'.   Idle land cost more.

 

One house in USA, was shy of $4000 USD yearly (25 yrs ago, local, county, school tax), all in, and I never had kids.   But I got a 'free' education.   Actually, 2/3  of the tax was the school tax.  Living here puts a little extra jingle in the pocket every month.

Hat Yai seem slightly hit and miss with the billing, though that might be down to our postman. Our bill is about Bht1,300 per year for the house/land not sure if it's a property tax or ground rates?

Been doing it for the last 3 years in pattaya. about 100 baht I think last year for my unit.  :giggle:

OP is this the new Land and Building tax they brought in just before Covid? I thought it was free for those with properties worth less than a certain amount (50m baht) and an individual owner?

 

In Pattaya you get an exemption if you have a yellow book or is owned by a Thai as their main residence.
