Lease transfer

My thai wife is the landowner. She has leased the land (20 years left of the 30 year lease agreement) to a foreign person who now wishes to transfer the remaining time with the property.

My questions are;

What is the land office fee

Does she need to be in Thailand to sign

What is a fair fee for her
