TM30 - real estate agent reports online, but you still need to go and report it yourself!!!

My experience at Jomtien is that every application required a copy of my TM30. Some examples:

 

I'm about to do a residence certificate and the document list asks for a TM30

 

I did a 90 day report last month and a copy of TM30 was required and is on the 90 day required document list on the counter

 

I did a non-imm O 12 month extension in July. I had a print out of the online TM30 I did myself. I was asked to go replace that print-out with the small TM30 slip of paper they staple into the back of passport. Luckily I didn't have to apply again, just swapped my TM30 page for the small slip of paper.

 

Countless 30 day extensions at Jomtien since 2018. All required a copy of TM30.

Yesterday I did also ask for the paperwork to do a certificate of residence, as this is something I will do later to renew my licence. Funny thing is, on the slip of required documents, it says:

 

Evidence of your address (House Book, Lease Agreement or TM30). I'm wondering if someone doesn't do a TM30 if they will just accept you bringing your lease agreement only, as per their required documents square paper slip they gave.

So this was exactly what I experienced myself yesterday. Doesn't matter if you have a TM30 online printout, everyone still needs to do the whole process as normal as if you never did a TM30 online in the first place!

I don't have a lease agreement and my blue housebook doesn't have my name in it so it's a TM30 for me

As explained, I have a house book with my name in it, so seems that is accepted instead of a TM30.

 

I can not believe that different officers at different desks overlooked the lack of a TM30 for 12 years

I didn't have to do the whole process again (that would be filling out TM30 form and attaching copies of passport, entry stamps and condo docs). I just handed over my TM30 form and they swapped it for the small TM30 slip of paper (took about 2 minutes)

Ok, so your experience was different to mine yesterday. They required the form and photocopies of everything, as if you were doing it from scratch.

I had to wait in that TM-30 queue last year, but they only required the printout of my online-submission and passport face-page copy, then gave me the "receipt" for my passport.   Asking for the lease seems to be new (or an error by the clerk).

That's probably unlikely, considering their infatuation with TM30 notifications. I'd guess that they would simply send you to the TM30 counter with those other documents first, and tell you to come back once you have the TM30 slip.

In those 12 years, I have left the country at least 4 times on a re-entry permit, and obviously have filed 12 times for an extension based on retirement.

I'm on my third passport since I moved into this address.

Never have I been asked for a TM30, and there is also none attached in my passport.

I'm sure that during all those visits, at least one IO would have noticed the error (if there is one), and taken the opportunity to charge me for not following immigration law.

I also have found some older threads where it is stated that if you leave the country on a re-entry permit, and return to the same address, no new TM30 is required.

Jomtien used to not require a new TM30 even if you left Thailand.  

Around a year ago they changed their policy, and fined a ton of people.  The new policy was that if you left Thailand and returned you needed to file a new TM30.

Of course it could have changed again in the meantime.

Exactly. In the past couple of years it was each and every time you left and re-entered Thailand, even with the same visa and staying at the same address, you had to file a TM30 or get a 1,600 baht fine.
