Is there Currently a Discount on Property Transfer Tax at Land Office

Featured Replies

...& if so, are foreigners eligible or is it just for Thai's?

Yes, I didn't save the link, but it's been reduced much lower, it didn't specify Thai only

Quotes from link:  "Bangkok Post - Cabinet endorses property stimulus According to Deputy Finance Minister Krisada Chinavicharana, the cabinet endorsed a raft of measures to promote home ownership and stimulate the real estate sector and related businesses.  The measures include reducing the transfer fee from 2% to 0.01% of the transaction value, and slashing the mortgage registration fee from 1% to 0.01% of the transaction value.  According to Mr Krisada, the new measures are limited to Thai nationals.  The measures come into force the date they are published in the Royal Gazette, ending on Dec 31, 2024."  end quote

Hmm, guess we need input from somebody who has been to or works at the Land Office.

I've just realised the article was from almost exactly a year ago (I thought April 2025 when I posted).  There was a much more recent announcement, with similar figures IIRC, but can't remember if it stated it was exclusively for Thais this time.

The discount stopped on 1st January 2025.

I believe it has restarted, extended thru June 2026.  But the question concerns if foreigners are eligible this time.  Foreigners were NOT eligible last time.  Be careful about the date of which links or news that you read because they is still a lot of the old discount news on the net.  Purposeful official lack of clarification until one arrives at the Land Office to be surprised?

I spoke with a real estate agent today who has been at the Pattaya land office.  Foreigners are NOT eligible for the discount.  It's only for Thai's & I believe only for first time homeowners, to assist them to become homeowners.  In any event, a named Thai property purchaser cannot collect a discount more than one time.
