How do the Thais work this one out. If we take one of the new view talay condos currently under construction for example , then it seems that he thais have given themselfs a disadvantage when it comes to resale of a condo. How i hear you cry?

well if you want to buy a unit which is in a thai name then you will see that the price has been reduced as it is not as saleable as a unit in a ferang name. In othere words their market is really only to other thais so they have lost the vast majority of any potential buyer. (yes a ferang could buy in a company name but why would he when there are plenty of ferang held units for sale)

one condo in one small market does not make it disadvantagous to Thai's all around.

But I agree, the law, when applied at the margins does highlight the silliness sometimes of government interfering with normal market economics.

In farang heavy condos, the Thai owned or company owned ones are valued at a discount. Maybe not a bad thing for a Thai who wants to buy one of those. Another case of the Thai price and the farang prices, so what else is new?

A bit conspiratorial there aren't we? It is supply and demand, and nothing else. The Thai is discounting it cause there are probably a lack of eligble Thai's who want to own a condo is the craphole that is Pattaya. Demand is low, you lower the price.

In all my time there, including looking for a place to by, I have never come across a nudge, nudge, wink, wink attitude to pricing.

No I didn't mean that. You are correct it is supply and demand. I am a farang who approves of the Thai restrictions on land ownership. Isn't one of the main reasons the laws are there to avoid rampant foreign speculation that would make buying less affordable to Thais? The 49 percent rule creates a special class of condos. Owning in your own name as a foreigner is worth more.
