Land prices in Myanmar’s Pyin Oo Lwin have surged as Aung Pyae Sone, son of junta chief‑turned‑president Min Aung Hlaing, takes charge of the Yatanarpon New City project.

What was once billed as a “green technology‑driven resort city” has become a magnet for speculation, forest land deals and questionable contracts, with military elites profiting while ordinary buyers face risks.

The project, adjacent to Yatanarpon Cyber City, had long struggled with sanctions, poor infrastructure and stalled investment. Relaunched by the regime earlier this year, it now promises electronics manufacturing, artificial intelligence and a “Green and Smart City.” Aung Pyae Sone is said to oversee housing and infrastructure, including water, electricity and roads.

Property values have skyrocketed. A 40×60‑square‑foot plot that once cost 20–50 million kyat now sells for 120–500 million kyat. Along the Mandalay‑Lashio highway, plots fetch up to 5 billion kyat per acre. Locals say demand has been driven by speculators, scam syndicates and money‑launderers seeking safe havens amid kyat depreciation.

Military families are heavily involved in the trade, with reports of forest land being sold under informal contracts. Real estate agents warn buyers to scrutinise land types—forest, garden or farmland—as many are being illegally subdivided and sold without authorisation. Authorities prosecuted 33 people last year for illegally selling nearly 49 acres of forestland.

Pyin Oo Lwin, a popular tourist destination with three‑quarters of its township covered in forest, is now at the centre of a speculative frenzy. While the regime touts the New City as a modern hub, residents caution that unwary buyers risk heavy losses, while military elites pocket the profits.

The transformation of Yatanarpon New City underscores how Myanmar’s coup leaders and their families are reshaping the country’s economic landscape—turning ambitious development projects into lucrative opportunities for those in power.
