Thailand Expands Crackdown on Foreign Nominee Land Ownership

Thailand’s Department of Lands is intensifying checks on illegal nominee arrangements used by some foreign nationals to acquire land through Thai citizens or company structures. Authorities warned that offenders could face prison time, fines, and forced land sales if they are found to be bypassing property laws. Officials will now conduct stricter checks before and after land registration, including reviews of funding sources, personal relationships, company shareholding, and actual land use. In Thai-foreign marriages, the Thai spouse must confirm that any money used to purchase land is genuinely their own personal property. The department will also monitor legal entities with foreign shareholders every three months to identify suspicious landholding patterns.
