30 Year Leases

This is the casus.

foreigner....married with Thai has bought 150 rai on their thai co.ltd name

their house also

now he wants to take on a 30 year lease of land AND proporty on his name (i.a take it out of the company)

taken the fact that Thai law will prohibit BUY land on your farang name,what will happen to/with the leaseRIGHTS if the foreigner

1. divorces his wife

2.incapacity to govern (illness or even worse)

3.cannot get a non0 visa

4.needs to get out of thailand (for a long term)

Will the lease rights on HIS name be still valid in these cases?

What if a second foreigner has agreed to invest money in planting rubber and sugar on that land?

Can eighter party Thai/and/or farang be accountable(in court) for mismanagment/and or loss?

i would apriciate any comment in this matter

Whatever you stay in thailand or not, get a visa or not, get married or divorced, the 30 year lease is still attached to your name. You can dispose of the land and build (according to Thai law and once you obtained buiding permit) or plant rubber.

You can also sub-rent it.
