Yes he can. There have been many threads in this forum asking this question. I suggest you search back and read some of those threads for the advantages/disadvantages of putting property in a minor's name.

The son cannot sell that piece of land until he reaches maturity.

The minor's guardian cannot sell the land without first getting court permission, and the court must be convinced the sale is in the minor's best interest. Apparently the court does take this seriously.

I just did this today. However, for some reason it was necessary to first transfer the land from seller to my "wife", then from her name to my son's name. Had to pay transfer fees twice, but it's now very low rate (0.01 % rather than 2 %)

A best interest could be study. And after a few months the study is cancelled.

Too easy to go around this.
