5,000 housing estates to be inspected

Some 5,000 housing estates in Bangkok will be inspected after developers failed to maintain infrastructure and facilities after the houses were bought.

The authorities will fine the developers Bt1,000 a day until the problems were solved, Land Department chief Chairerk Dissayaamnaj Tuesday.

Housing estates in Bangkok and some nearby provinces will be inspected after 97 people filed complaints to the department that developers had failed to maintain the commonly-used facilities to a proper standard, Chairerk said.

Most complaints featured deteriorating road surfaces, leaking roadside pipes, wastewater management systems that was reportedly shut down intentionally to save electricity costs, overgrown weeds in the park and playground, and poor garbage management.

If the complaints are true, the department will demand the housing estate owner in question to solve the problems or face Bt1,000 in fine per day, he said.

They have a few issues confused. Roads & the storm drains that run under them are supposed to be deeded over to the Bangkok City Government. Unless & until the developer legally transfers the land the government will not do improvements on it.

Trash removal. In Thailand this is a private matter. You contract a company to remove your trash.

Weeds & grass in common areas needs to be addressed by a homeowners association. Ditto Security services.

Oh, I don't know, after 30 years being late that would start to mount up. :D

But if they copy other schemes with a "250 baht cash in hand alternative" to the person collecting directly instead of the formal 1,000 baht, it could be more like 120 years before it starts to become significant on smaller projects... :o
